This contract was signed on September 13, 2010 with a start date of job on October 4, 2010. This job was completed on November 2, 2010. This project was for the building of a second story addition, which included two bedrooms, two bathrooms, laundry room, and front porch. As mentioned in the...

complaint, I admit that the regulator was originally missing and I had gone back within days of the homeowner’s complaint in 2010 and installed the regulator to fix the problem. The homeowner was satisfied at the time. Regarding the exhaust vent, this was installed according to the manufacturer’s instructions and there was no potential for leakage. Within the year after completion of this project (warranty period is one year as stated in contract), I received no complaints from the homeowner about a leakage. Regarding the second part of the customer’s complaint, the plumbing connection was properly done and inspected. The final inspection for this project was completed on November 2, 2010. The majority of moisture in the homeowner’s crawl space is due to a lack of water barrier and the location of their house being in a valley. The rain and water collects in the crawl space for not having a moisture barrier. None of this is part of the contract. Homeowner started making complaints (in 2013) about normal wear and tear issues after 3 years of completion of project, such as painting and cracks and mortar chips on stairs which were built free of charge and not in contract. They never complained about a leak as mentioned in their complaint. Prior to the job being completed in 2010, I had accompanied the homeowner to two walk-throughs to make sure they were satisfied. They provided a punch out list on the first walk through which I completed. On the second walk through to confirm the punch out list was completed, the homeowner was satisfied and was about to make the final payment but didn’t have the check book with him and asked that I come the next day for the final check. On the following day, instead of a check they provided another punch out list with the majority of items not even on the contract. I completed the list anyways just to get the final payment and to retain a good referral. I had provided several items free of charge during the project to satisfy the homeowner, such as moving furniture into storage container which I rented for them free of charge, moving furniture back into house, trimming bushes and trees, clearing away yard debris not associated with the project, installing crawl space vents, trims, painting and touch up of the existing portion of house. These items were not in the contract, nor did I change them a fee for these services even though the homeowner was at times extremely difficult and wanted more work done for free and tried to take advantage of my good charity.
