Dear Ms [redacted] : We are in receipt of the complaint letter dated 6/23/16, regarding the above referenced case # [redacted] , CKD, CBD a designer with Katheryn Robertson, Ltdmet with Mrand Mrs [redacted] in November The complainants requested design and construction documents for the following: total kitchen renovation including new hardwood flooring, demolition of two sets of stairs and the addition of a new set of basement stairs in a new location, demolition of an existing bathroom, the addition of a new powder room in a new location without existing plumbing, and the demolition of four walls, three of which were load bearingThe home is historic and the electrical in all of the walls to be removed is Joop and tube wiring, so all of it would have to be upgradedAt the first meeting, the complainants requested a 'ball park figure' and Ms [redacted] said it looked like the project would be at least $125,for the kitchen and $25,for the powder room, but that she could not confirm sa.id numbers until drawings were produced and awork was properly quotedThe [redacted] 's agreed not to hold that figure as set in stone and understood at the time, the cost of the project would probably exceed $150,They agreed to proceed with design work for the design fee of $5,Ms [redacted] graciously waved the $2,design fee for the powder room, since it was a design she had produced many times for a bathroom under a staircaseThe [redacted] 's requested the material schedule listing the costs of the materials selected (cabinets, countertops, tile etc), even though they knew the proposal was incompleteThey wanted to obtain other bids and now they had a scope of work and designs they could provide other contractors, produced by Ms [redacted] Ms [redacted] agreed to provide this unfinished proposal with the understanding she was still attaining quotes on laborAgain, the homeowners grasped the fact that labor had not been included and those figures would increase the cost of the final proposalThere are many emails reflecting their understanding of the increase in costs associated with the addition of laborThe final proposal meeting revealed their total job to be approximately $169,At the time, the homeowners asked of the next step and Msmshop told them a deposit would be required to move forwardThey did inquire if there was a way to get their costs lowered and Ms [redacted] told them to choose another exhaust hood, change out their cabinet hardware, delete the hotwater dispenser at the main sink and purchase their appliances on th.eir own at an appliance company and use a less expensive brandThey had originally chosen a Subzero/Wolf package, so deleting that package and purchasing on their own would save them $30,The [redacted] 's decided they would hire a different contractor than Katheryn Robertson, LtdTherefore, according to our contract they signed, we do not refund the design feeThe couple also wanted to remain in their apartment until construction was completeMs [redacted] also recommended they take residence in the new house and have Katheryn Robertson, Ltdset up a temporary kitchen elsewhere in the house to save them their renta fees; however, they declined this ideaFinally, between the documentation of many meetings and many emails, Katheryn Robertson, Ltdregrets the [redacted] 's are disappointed; however, they did in fact receive everythinp; outlined in their sip;ne.d contract, includinr; but not limited to four sets of completed construction documents reflecting four different designsThe contract clearly states should the homeowner choose to purchase their materials and construction through Katheryn Robertson, ltd., their design fees are refunded It is the position of Katheryn Robertson, Ltdwe satisfied the expectations outlined in our contract and there will be no refund of our design feeMx [redacted] has spoken with both Mrand Mrs [redacted] , separately several months ago and reiterated the above information, pointing out the email exchange, so this complaint is somewhat surprisingWe hope the [redacted] 's will be very happy in their new spaceBest, [redacted] B***, CKD, CBD

Revdex.com: I have reviewed the offer and/or response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below.The statements made by [redacted] at Katheryn Robinson are incorrect and no attempt at reconciliation was made by the company To address the claims made in the rebuttal - upon hiring the firm, we asked if the entire project could be done for $100,00, at which time we were told no, but that it could be done for $125,000, to which we agreedWe had met with several design firms during the vetting process and selected Katheryn Robinson based on the confidence of the company to execute it the project with our budget in mindThe cost of $150,that the company noted in their rebuttal is absurd, we were never told that at any time and would have never agreed to that, as that is entirely out of our budget During the entire weeks planning and scoping of the project, we were not told once that the costs were projecting to be over budget by any amountHad that been risen much earlier, we would have worked with the company to adjust at that timeWe also rejected the offer to live in the home during construction as we told the company that we both work from home and cannot work in a house while construction was being completed as it would be disruptive to our work We never selected Sub-zero appliances and have paperwork from a vendor showing our selection of the much more inexpensive Kitchen Aide appliances, which we told the company about before the final proposal (attached) Why the appliances were left off the final proposal which was already at ~$170,when they were included in the first proposal is unclear and only leads me to believe they were left off to not show a higher price for the final project It was never at any time mentioned that appliances would not be part of the cost for this project, especially as they were included in the first proposal When the first proposal was given to us in early January, it was stated that the "labor was not included unless otherwise noted." This proposal had a clear line item for labor in it (attached) and we were only told that labor numbers after that point needed to be confirmed, not that the labor budget would be added or increased significantlyAgain the first proposal landed around $96k including $15k of appliances [redacted] selectedIn the final proposal, appliances were no longer included, yet the proposal reached close to $170k It was understood that this initial proposal would be used by us to shop around to see if we could get competitive offers from contractorsThis would have been impossible to do if we thought the entire labor was not includedAt the time of the final proposal discussion, we were NOT told to get less expensive hardware, exhaust hood or appliances (which does not make sense as a reduction point because the appliances were missing from her proposal)Even if those suggestions had been made at that time, the total project cost would still be significantly over budget I regret we cannot come to an amicable resolution, as that was my hopeI am appalled at the ethics and manners of business for this company, as are the other contractors and designers I have spoken and worked with sinceI hope that my experience only protects others from going through the same hardship Regards, [redacted]

During the entire 10 weeks planning and scoping of the project, we were not told once that the costs were projecting to be over budget by any amount. Had that been risen much earlier, we would have worked with the company to adjust at that time. We also rejected the offer to live in the home during construction as we told the company that we both work from home and cannot work in a house while construction was being completed as it would be disruptive to our work.
