The decline reason which was given to me by Corey A***, and supervisor Dustin, was that " you do not do business in Delaware". If not having a third party vendor lined up in Delaware to do an appraisal on the home, that should have been told a long time ago, in the process.In regards to the contractors budget estimate for the rehab, it was just that an ESTIMATE, and could have been dicussed and reevaluated.Your company strung me along to the last minute, and only explanation I am getting is by going through the Revdex.com for you to explainThis is not how you conduct businessI WANT ALL INQUIRIES RE MOVED FROM MY CREDIT REPORTI was falsified into applying for a loan with Lima One Capital
Hello, This client chose to work with a broker for her dealBrokers are not representatives of Lima One Capital, they act exclusively on the behalf of the clientBrokers are third party vendors with no affiliation with Lima One CapitalWe consider this an issue between the borrower and the
broker.We have notified the borrower we can still close this deal, but the broker fee cannot be removedThe broker completes an agreement prior to bringing a client to Lima One Capital which states they are obligated to their fee upon closingThe client is notified all of all numbers and fees (including the broker fee) in an estimate of cost well in advance of closingThe client must sign and agree to these fees prior to going to continuing the processBoth the broker and client did this. Again, this is a dispute between the borrower and broker, not Lima One Capital.Please let me know if there is any additional supporting documentation you need. For both properties mentioned here, the budget was not sufficient enough according to our underwriting guidelines. We made this very clear and had...
numerous exchanges with the borrower to explain this and provide recommendations on how they can fix this to proceed. This complaint comes as a surprise because the borrower is still in underwriting and plans to close. Considering Lima One Capital has been very clear in all exchanges, and continue to work with the borrower, we consider this matter closed and complaint invalid. Please let us know if additional supporting documentation is necessary.
