NJL Custom Homes has been working closely with the buyers at *** *** *** **to address all of their warranty concerns As of 8/10/there are only only items remaining on their punch list Replace on piece of siding that has a small hole in it - This is a new item that was
noted at our last walk through that took place on 7/ Siding has been ordered and will be installed when it come in This should take place in the next weeks weather depending The owner does not need to be present for the repair Replace window screen that has a tear in it - Window screen is due to be delivered on 8/ Repaint built-ins, baseboard, general paint touch ups - The painting company that originally painted the house has been at the home on separate occasions doing touch ups, since the owners are still not happy with the overall paining of of the house NJL Custom Homes has hired a different painter to come in and attempt to satisfy the owners At the walkthrough on 7/it was discussed and agreed upon that the painter would not be available for approximately months The painter will be reaching out in the next couple of weeks to set up a time to start paintingFill gap between boards in job finished floor - sand and re-stain - Floor finisher is planning on being at the house at the same time as the painter to make this repair

I am rejecting this response because:
The main reason that I filed this complaint was due to a lack of communication and action on behalf of the builder.  There has never been a discrepancy regarding identification of warrantable items, however, once those have been identified months go by with little or no action.  I have repeatedly sent email, text and left voice mail messages and at times have gone nearly 2 mo that with zero response.  I fully understand that the builder is very busy but I would expect that he, or someone within the company could find 5 minutes over the course of the week to provide a status update.  Hearing nothing at all is simply not acceptable.There are two additional items on the list that were not mentioned, one being the continual issues with water around the valley near the front porch.  This issue has been on the table since day one and has still not been resolved.  At times this issue has allowed water to enter our unfinished basement and is also causing staining of the exterior stone on the house.  The other issue not mentioned is staining of concrete under our existing deck.regading paint work, this is another area that has been on the list from very early on.  it is correct that the original painter had been out multiple times, and has repainted built ins twice, but all parties agree that the quality of work delivered was sub standard.  This was not only our opinion as homeowners, but also from the new painter which is now being used.  This new painter was not just obtained to address our issues, this same company is now doing the painting for new home construction for this builder, as it became obvious that the work done by the previous painter was sub standard.  And yes we were aware that we would need to wait two months.  Not happy about that but we have no choice.  I would simply like to see some form of ongoing communication from the builder going forward on all the remaining items on the list until they are completed and approved.  That has been and continues to be my biggest aggravation with the entire warranty process.
