I am rejecting this response because:Regardless of the amount of work the cleaners needed to do in order to make it ready for the next tenant, that is beyond what we are responsible for. We swept and mopped all floors minus the carpet. I will find the email correspondence showing the request for carpet cleaning as it was soaked up until the day we left (26Sep).  We also dispute being charged for the air filter when it was a brand new filter installed immediately before leaving the property.

charged to replace something that was not given to us from day one.RESPONSE:  We were unable to coordinate a move-in inspection.  Mr. [redacted] did not fill out a Move-In Residential Lease & Condition Form.  It is the Tenant's responsibility to turn this form into the office. A make-ready deep cleaning seems a bit unreasonable to me. The 'make-ready' portion seems like a part of what you would need to do for the next tenant, which should fall on landlord responsibility. We were aware of having to get the carpet cleaned (which we addressed in item 5), but we were unaware of a deep cleaning being a part of our move out responsibilities.RESPONSE:  Regarding the make ready deep cleaning, that is a term used by the cleaning company to inform their employees of what level of cleaning they will be executing.  A lot of surfaces had to be wiped down and scrubbed (photos attached); therefore it would not be considered a light cleaning.  The home owner painted the interior of the home and made some upgrades in the Kitchen (painted cabinets & replaced counter-tops), Living Room (replaced carpet with laminate wood flooring) & Master Bathroom (painted cabinets & replaced counter-tops) after the previous tenant moved out.  The home aesthetically pleasing and in a very clean condition.  In the Residential Lease Agreement (Para 16A states):  Move-Out Condition - When the lease ends, Tenant will surrender the property in the same condition as when received, normal wear and tear excepted.  Tenant will leave the property in a clean condition free of all trash, debris and any personal property. The only screw holes that were in any baseboards were those that were created from the door stoppers that were installed before our move in. The door stoppers were left in a close vicinity if they had fallen out, due to the quality of wood that did not allow the screws to stay in.  RESPONSE:  There were some holes in the baseboards as well as above the baseboards.  (see photo)There were no screw holes that we placed in any of our closets.RESPONSE:  Master Bedroom Closet wall (Pic 35) The cover for the smoke detector was painted over before we moved in. We removed the cover because if not, it would not work. It is unsafe to paint over smoke detector covers because it blocks it from actually working.RESPONSE:  The smoke detector cover was not completely painted.  It had a brush stroke of paint; however, it is in working order.  Due to the removal of the cover, it had to be re-attached.There was no way to clean the carpets. I emailed Ariel Newsome regarding this issue when there was a leak that damaged the bedroom carpet. She said that there was a contractor that was supposed to come and clean the carpet, pending owner approval. I told her I would not be cleaning the carpet until someone came to clean the master bedroom, which was an issue that was never addressed. The plumber that was originally contracted to repair the leak even told us that he would be speaking to you all directly to discuss the amount of water that leaked into the bedroom. At the very least, 1/3 of the carpet price should not be held responsible to our security deposit.RESPONSE:  The leak was addressed promptly.  We were not informed about excessive water or damage.  Water extraction was not necessary.  Because the Tenant lived there a year, the Tenant is responsible to have the carpet cleanedPlease note that it is not our practice to cheat, wrong nor defraud any of our clients.V/r, [redacted]
