1-Why does Nomadic refuse to release the invoice for the gutter cleaning? I have been asking for the receipt since June Nomadic’s Response: We will turn over that invoice at the meeting 2-Why is it so important for Nomadic to deny me access to the rental portal to view and get copies for verification of the tenant’s financial obligations and liabilities under the lease? Don't the tenants, the [redacted] , have a right to know what they are being charged for and verification of those charges by the contractor’s receipts verifying Nomadic's statements? Nomadic’s Response: The portal has an overview of items whereas accounting will provide a detailed listing in person at the meetingPortal access is discontinued after a client is no longer with Nomadic but any records in the portal is given to the client prior to terminating management 3-Why did Nomadic deny me access to the landlord’s rental portal pages before the year ended and not allow me to retrieve my documents for filing my taxes and comply with my due diligence of verification of expenses to the IRS? Nomadic’s Response: A year end statement can be provided to the client at the meetingThat is the only document provided to clients for tax-filing purposes 4-What benefit is it to Nomadic to deny me access to the rental portal before the end of the year when neither one of us have filed our taxes? Nomadic’s Response: See response above 5- Explain how the fact that I am no longer a client is justification to close my account when documentation on my portal page will be needed to file my taxes? Nomadic’s Response: Same question as #4; response above6- Explain any benefit or legitimate business reason Nomadic has to deny me access to my portal information during 2017, the year that all the data is relevant and not finalized with the IRS? Nomadic’s Response: Same question as #and #4; response aboveExplain how Nomadic can charge me $on an invoice dated 9/15/17, on a Statement TO [redacted] *** STATEMENT NO***, DATE 10/20/2017; when they prematurely released the deposit to me on Aug3, 2017, without providing an accurate turnover list after notifying me that they were terminating their Management Contract Agreement and breaching their contracted managerial responsibilities in their email to me: Subject: Property Management Agreement - Termination, Ray M [redacted] , Associate, Date: Wed, Aug 2, at 9:AM where he stated, "Nomadic will not be doing any more work at your residence"? Nomadic’s Response: This was a lingering invoice on work that was doneAs per the terms of the management agreement, she is responsible for this chargeI am unsure what it means that it was prematurely released as she has the funds in place to return to the tenants and make any deductions she feels appropriate in her opinion as per the terms of our release letter

This was the e-mail sent to this client on October 20th:"I have attached hereto the Indemnification and Hold Harmless agreement also known as Release Letter signed by you and Nomadic severing our relationship and your possession of the tenant’s security depositWe have also supplied you with our
move-out inspection for your records which should be a base point to your tenant deductionsNomadic didn’t perform any repairs in relation to the move-out inspection report, which is the basis for security deposit deductionFurthermore, on Oct 4, and again on Oct 16, Nomadic also provided you with an expense report for the period Nomadic managed your propertyAs you can see, we have always been forthcoming and accommodating to your demands Suffice to say, that the information we provided thus far, should be sufficient to perform the return of the security deposit.We will provide invoices for the items on the expense report for your records within the next few days. Please let me know if I could be of further assistance"Attached are copies of our property management agreement, her release letter, and expense reportInvoices of each job was also e-mailed to her as promisedWe have complied with all aspects of our agreement and responsibilities

Though we can make recommendations to the owner on what should and should not be deducted, it ultimately lies with them on what they want taken.
