LisaI would like to respond to the claim that was mad against my company Nook & Kranny Home Inspection by Amanda ***on Friday May 22nd ,Going over the complaint I will address them in the order that they are given# In the email that we send out to every one of our clients the day that
the inspection is scheduled it clearly states that we will be at the house hours before the clients show up , This allows us the time needed to go through the house and be able to talk to the client about what we found , This email also contains our inspection agreement and a over view of what a home inspection is and what to expect from our company, Amanda has still to this day has never opened the email ( our system allows to verify if the email has been opened ) So did Dallin show up minutes early no he showed up hours early just as we always do, If Amanda would have read the email she would have been aware of this .# Amanda stated that we missed several “ code “ items , Again in the original email it clearly state that the home inspection is not a code inspection , We are not code inspectors we have to take into account the age of the house and the condition of the house , Most older houses don't meet the standards of new houses that are being built today, but that does not mean that they are not acceptable for there age , This house is was built in the mid 80’s and the way that houses are constructed are very different today than what they were years ago .# None of my Inspectors would tell a client that this was the easiest inspection he has ever done , I spoke to Dallin about this and he never said anything remotely close to this , Dallin has done well over inspections for me and is my lead Inspector and is very honest and I believe him to the fullest degree .# Amanda claims that every major mechanical system needs to be replaced , In the report that was emailed to Amanda from the house on the day of the inspection ( again she has never opened this email as well that's now she has not opened ) It clearly states that age of the water heater , age of the furnace and it also states in places to have the furnace serviced and cleaned and to have the heat exchanger checked for cracking at the time of the service , When I asked her on the phone if this had been done her reply was NO it had not , If the water heater is leaking and needs to be replaced if she would have read the first email it clearly states that the home inspection is not a warranty or guarantee in any way , I can not control when a water heater will leak all we can do at the time of the inspection is age it and tell her that the average life of a water heater is to years and that this water heater was years old at the time of the inspection# Amanda said that the swamp cooler was never tested she is exactly right we could not test the swamp cooler on the day of the inspection due to the time of the year the inspection was preformed , The inspection date is 12/19/this is the middle of the winter and we can not test swamp coolers due to they would freeze up , Again in the report it states to have the swamp cooler serviced and cleaned by an HVAC contractor.# I would also like to address the fact that Amanda said that I was defensive on the phone , Again not true Amanda did not like my answerers to her questions and was upset when I told her that everything she was telling me that was wrong was clearly stated in the report, When she called me that first time I asked for the inspection address and looked up the report and called her back with in hours of the firs time she called me , My new apprentice Andy was sitting next to me in the van when I had the phone conversation with her and he could here her yelling at me when I explained that everything was in the report , She then asked why none of this was told to her at the walk through , We have a summary page on the report and those are the items that we discuss at the walk through we call them the “big ticket items” and the furnace is on the summary page , We also tell each of our clients to go over the report page by page because there are things in the report that we don't discuss with them and if they have questions feel free to call us , Again Amanda never went through the report and never called with any questions.# She has asked to be reimbursed for the cost of the inspection and stated that it was $ again not true, The inspection was$ and the meth testing that she requested was $ for a total of $ , So the inspection fee was only $ and not $ as she claimsI am sorry that Amanda is having problems with things but fail to see how this is my reasonability months after the inspection was completed and that all of her complaints are clearly called out in the report , I would advise her again to contact the Home Warranty company and have them help her out , And I would also advise her to get a second and even a third opinion on the furnace before she has it replaced , If needed I am willing to send a copy of the inspection report to the Revdex.com for review but at this time do not see how a refund is fair to me or my company Please feel free to call me at anytime about this . Complaint: [redacted]
I am rejecting this response because:When I spoke with Troy to schedule the home inspection I specifically asked if I could be present for the home inspection and what time the inspector would be there. I wanted to arrive and be there for the walk through. Troy's response that arriving two hours before the time stated that the home inspection would begin in deceitful. Arriving that far in advance does not give me a chance to see what they inspect for the home inspection or give me an opportunity to ask questions as they are going through the home. Any reputable home inspector would be able to recognize items that are not up to code. The reason for this is because there are many safety concerns regarding code. Troy's explanation that this is not their job is simply untrue. He is trying to downplay the fact that this was not done. Dalin should have been able to at a very minimum see there were areas of the home not up code and mention them to make me aware. A good inspector would have done this. Dalin did indeed tell me "this is the easiest home inspection I have ever done". My real estate agent was present when he said this as well. In fact, I have spoken with other customers of Nook and Kranny where Dalin was the home inspector. They were equally unsatisfied with the poor job Dalin did. They have also had many items completely missed by the home inspection. On the day Dalin came to perform the home inspection, it was a dry and sunny day. It had been a very mild winter and there was no snow or ice on the ground or on the roof. Again, this is another excuse to their incompetence as to why Dalin didn't bother to check the swamp cooler. Troy was highly defensive on the phone. I was barely able to get a word in becasue he was talking over me every time I tried to ask a question or make a statement. I never yelled at Troy or raised my voice. He did most of the talking and was unwilling to listen. It's easy to tell how honest and customer service oriented a company is when something goes wrong with your service. I had hoped that Troy would be receptive to the concerns I had for the service I paid for and as a business owner be quick to offer some sort of resolution or maybe at the very least an apology, which I did not come close to getting. Troy was hostile and defensive. Unfortunately I chose a business that cares more about ripping people off and conducting bad business practices. I would say buyer beware!! If you use this company you are not getting the service you pay for and when you realize after the fact Nook and Kranny failed to do what you paid them to do they will not resolve it for you. Talking to Troy did nothing but solidify my thoughts that this business is run by a scammer. Troy is a liar. His response to my Revdex.com complaint was to make a personal assault on me. It is quite clear from his response he takes no accountability for the poor service I received or the manner in which he chose to handle my concerns. I would never go to all the effort to make a formal complaint if I did not have a very real and valid issue with the business and namely the business owner Troy. I am not happy with the response. I would like a refund for $465. I paid $365 for the inspection and another $100 for a radon test which by the way Dalin again failed to do the first time he came to the home.
Sincerely,
Amanda [redacted]
