I am the head of Agent Development and I manage agents at Nooklyn.comI am writing with regards to the client roommates who filed Complaint IDs [redacted] and [redacted] respectivelyI was sorry to hear about the inconveniences and stresses resulting from their moving into a new renovation building that later turned out to have issues with the utilities and maintenanceThe team at Nooklyn has sought to investigate and remedy the situation.Nooklyn is committed taking complaints seriously and providing the best service we canOn our end we have taken the following actions towards resolution:Nooklyn owners negotiated with the management company to facilitate a lease break the tenants so they could moveOn request, Nooklyn facilitated getting the tenants an official signed lease release, which I obtained from their previous management and delivered to them at their new apartmentNooklyn paid for a moving company for the tenants’ subsequent move (on August ***)Nooklyn reimbursed the cost of a mattress to remedy alleged damage from a leakI did an additional apartment showing with the tenants and answered question about other listingsI have addressed procedures with their former Nooklyn agent, including the handling of keys and timeliness, and will continue to supervise him personallyI am maintaining an ongoing dialog with these two roommates, who are able to contact me at any timeWe have had conversations on the phone and in person, and I have advised them on dealing with their 3rd former roommateNooklyn has also been working with other tenants who moved into this building and have opted to stay.I feel strongly about being available and accountable to our clientsWe want to thank them for the opportunity to address the situation.At Nooklyn, we try to be outstandingWhen a situation arises, we see it as an opportunity to explore how to be betterWe know finding roommates to live with can be challenging and we are sensitive to the stress that can arise when matches don't work outWe wish these two tenant clients the very best and welcome having them as neighbors in Crown Heights

through approval and lease signingThey signed a deposit agreement that broke down all of their mocosts in detail and then went through the standard approval process that all of our clients doWe work hard to make this process as smooth, transparent, and easy as possible for all clients, and [redacted] and her roommate were no exceptionIn fact, this was a case of extra special effort on Nooklyn's behalf that included:coordinated, diligent, and dedicated service from two agents throughout the processmultiple apartment showings and updates over the course of many weeks communicating with and gathering necessary paperwork from all parties involvedsending video updates of the apartment progress as we approached lease signingnumerous negotiations in which nooklyn accurately communicated and represented both [redacted] and her roommate's and the landlord's needs and expectationsgetting the net rent on the apartment down $from the original asking price (saving [redacted] and her roommate $over the course of the lease, and $off the initial proposed broker fee) problem-solving and negotiating a way to postpone payment for [redacted] of a large chunk of mocosts (which would normally have our behalf have been delivered in a consistently thoughtful, helpful, and timely mannerRegarding the crux of [redacted] 's concern: While their apartment was certainly inhabitable and ready for moon April ***, the dishwasher had not yet arrived (as promised by the landlord) and there were, apparently, some other odds and ends around the apartment that still needed attending toFortunately for all, the landlord took full responsibilityfor the delays and right away sought to rectify the situation, recognizing that this was a failure completely on his end.When the landlord asked us what a fair compensation would be, we staunchly and aggressively advocated on behalf of [redacted] and her roommate for a 50% reduction in their April rent to make up for any inconvenienceThe landlord agreed to this proposal, which ended up being an additional $back that [redacted] and her roommate were happy to acceptUpon moving in we put [redacted] and her roommate in direct contact with the landlord and explained, as we always do, that any questions or concerns moving forward should be directly addressed to himAs we are not a property management company, we have no control over what goes on between landlords and tenants and no ability to enforce agreements or actions on either sideFrom a professional standpoint, our responsibility ended when [redacted] and her roommate signed the lease and paid their mocostsNonetheless, we have continued to be very responsive and sympathetic to [redacted] as she has been emailing us regularly since moving in to the apartment in AprilEach of her emails has been responded to in a timely and professional fashion, but the theme has remained one of consistent encouragement to communicate directly with her landlord, who she has also agreed has been very generous and amenable in all her interactions with himWe have also offered to echo her concerns further to the landlord but she has explicitly insisted that we do not do soThe landlord has also independently informed us that all is well with the tenants who we have rented to (including other tenants in the building who have had no complaints), and that whatever concerns were present upon mohave all been addressedBecause of our diligent efforts, [redacted] and her roommate are now saving $in cash (plus the value of their custom wardrobes) off the original total costs for living in this apartmentDespite the initial hiccups, they are also living in a fantastic brand new space--in an excellent location with a very friendly landlord who went all out to make his new apartments the best of the best in this price range in the neighborhood! I am maintaining an ongoing dialog with these two roommates, who are able to contact me at any time. We have had conversations on the phone and in person, and I have advised them on dealing with their 3rd former roommate.8. Nooklyn has also been working with other tenants who moved into this building and have opted to stay.I feel strongly about being available and accountable to our clients. We want to thank them for the opportunity to address the situation.At Nooklyn, we try to be outstanding. When a situation arises, we see it as an opportunity to explore how to be better. We know finding roommates to live with can be challenging and we are sensitive to the stress that can arise when matches don't work out. We wish these two tenant clients the very best and welcome having them as neighbors in Crown Heights.
