We do not have a "minimum credit score" that we requireEach application is unique and the credit score itself is not the determining factor in our decisionsMore important is the nature and time frame of the credit problems encounteredFor example, unpaid student loans and medical bills normally do not negatively affect an applicantMore problematic are collections from utility companies, consumer loans, and other landlords and housing agencies. There have been a tremendous amount of laws passed regarding privacy and non-disclosure, so I honestly do not know how much if any specific issues I can disclose regarding the [redacted] 's applicationWe can agree that yes, their credit is not goodThat being said it looks like the other big problem with the application is they neglected to included any (required) contact information about their current landlordIf there were anyway to verify they are current on their rental obligations now, it would go a long way to ease concerns about their credit score. If the [redacted] 's could provide their landlords contact information and we can get a positive reference from him, we would be more than happy to reconsider our decision. As for the racial/discrimination aspect of the complaint; my understanding is their son was or is a current tenant of ours, and frankly we have no way to verify a persons handicapped statusIf anything, extra income associated with any disability would be considered a positive

This tenant was wanting to renew their lease, but was not 100% sure of what their desired lease term length would be. It was sent to them several times, one time, it was incorrect on our side, which was a clerical error and that was rectified. They were still under a lease agreement, as
our lease does have a holding over clause. It was not an expired agreement. We did offer at one time, a direct debit option. We sent emails to the tenants as well as letters in the mail notifying them of this changeThis direct debit option was only as a convenience to the tenants who desired such service. We now have an option to still do this, but it is to be done by the tenant on our site, so they can monitor the debit and decide which day they would like it to come out. We have many options to pay rent, this is just one of them. We did, waive the late fee as a courtesy, but the tenant did not pay the rent until the 18th of January, which makes it days late

To be clear, Mr [redacted] NEVER contacted us in any way before he sent in this complaint to the Revdex.com.For that reason I am requesting this complaint be rejected as invalid and not be made public, as we had no opportunity to settle anything before it was filed. We were not even aware there was a problem...

until we received your email with his complaint.for what it's worth, Mr [redacted] also sent a complaint to "his Lawyer", the State of Michigan, and Waterford building & safety division as well. All of these complaints were filed before he attempted to contact us - as required by law - and make us aware he was unhappy with his security deposit settlement.NBP has responded directly to Mr. [redacted] (again, as required by law), and have offered a settlement on his account with a reduced charge for damages.

More problematic are collections from utility companies, consumer loans, and other landlords and housing agencies. There have been a tremendous amount of laws passed regarding privacy and non-disclosure, so I honestly do not know how much if any specific issues I can disclose regarding the [redacted]'s application. We can agree that yes, their credit is not good. That being said it looks like the other big problem with the application is they neglected to included any (required) contact information about their current landlord. I am hoping to shed some light on this situation, when Ms. [redacted] attempted to make her payment on our site, she had made a mistake.  She contacted our office and told us of the error.  We told her that unfortunately, it was in "processing mode" and there was nothing on our end that we...

could do until it was returned from the bank and that there was a possibility that there would be fees accessed, not by us, by the financial institution. She seemed frustrated, but understood.  Then a few minutes later, Mr. [redacted] called and he and I had a very nice conversation that it truly was a mistake, but if there were fees associated with it, we, North Bloomfield Properties, could not waive the fees.  Mr. [redacted] called back a few minutes later and his demeanor had changed, he was quite combative.  I tried to explain to him again that IF there were fees, we did not know what fees there would be, as this has not happened before, that they would be responsible for those fees.  We could not reverse the transaction, as it needed to go through the process and be "kicked back" by the financial institution.  They can, however, make another payment into the system, but the May rent is still showing "paid" as it has not "kicked back" yet.  I told him that he could wait until it did come back and I would not charge a late fee.  I did not scream at anyone, on the contrary, Mr. [redacted] was the agitated one in the conversation and I did tell him that he did need to make sure his rent was paid.  I am not sure exactly what Mr. [redacted] and Ms. [redacted] wanted us to do, as we were not the ones who made the mistake, we were just giving them the facts.  If there is any fee from any financial institution, anytime anyone attempts to make a payment to us, we are not the responsible party.  I was merely trying to let Mr. [redacted] know that we did not know if there would be a fee and he wanted to argue that there was not.
