[redacted] a faxed request was received from our Client to prepare an appraisal of the Complainant's property for mortgage refinancing purposes. (Appraisals were completed in 2006 and 2007 involving the same parties and same property...

without incident.) We were instructed that contact for inspection was the Complainant at the same telephone number left with our receptionist on October 2, 2015.
The property was inspected by a staff Appraiser on September 21, 2010 and an appraisal was completed the same day. The appraisal was held pending payment and it is our belief that the Complainant would have been notified by telephone on that day that payment was required pending release to our Client.
We have no record, nor does our staff recall any request to cancel the appraisal.
The Complainant would have been sent a Statement of account on or about October 1, 2010. A Statement of account was mailed to the Complainant on November 3, 2010 together with a letter demanding payment "before the end of November 2010, as the alternative will be to place this account with the collection agency."
The account was listed with a collection agency on January 11, 2011.

Regrettably, the Appraiser did not respond before the Complainant called again, on or about October 13, 2015. The Complainant spoke with one of our administrative staff regarding the matter and I overheard part of the conversation. I asked our staff person today to make notes of her recollections of the conversation and these notes are available for your review.
Briefly, the Complainant alleged that the Appraiser appeared at her property and was permitted access without her knowledge or consent. It is my sincere belief that our Appraiser did not arrive at the property without a prior appointment. The Complainant indicates that our Client instructed us to prepare an appraisal "shortly after I had switched" to another lender. According to Registry Office records, that mortgage was not put in place until more than two years later, in December 2012.
Our position is that the property was inspected and appraised in September 2010 and our Appraiser was paid by us for his work. We have acted in good faith, but have not been paid. Instructions from our Client regarding payment indicated "Please PICK UP FROM CLIENT" meaning the Complainant. Any fault with our Appraiser lies in his completing the appraisal when payment was not available on arrival at the property.
With the objective of finding a reasonable solution, I have consulted with the Collection agency and advised them that we are prepared to accept payment of $150 as payment in full. Should the Claimant wish to make this payment directly to the Credit agency during the next 14 days, they will issue a receipt and amend the Claimant's Credit Report.

There a multiple people in my place of employment that recall my cancelation of this appraisal ([redacted]) will attest to my calling and saying well before hand that the appraisal was not required, and that no call was made before the appraisal by deStechers. And when they did call saying that they had done an appraisal I has again said that I did not require one and asked why they had gone without my approval. I want this debt wiped from my equfax report. DeStecher's saying that I waited for an extended peroid of time to contact them is incorrect.

On October 16, 2015, we agreed to accept $150 from the complainant as payment in full of the Complainant's four year old debt of $367.25 to de Stecher Appraisals Ltd. This was our good faith effort to find a solution that was reasonable for both parties and this offer remains open until close of business on October 30, 2015.
Our Appraiser's diary records an appointment at the Complainant's address at 9:30 AM on September 21, 2010. The Appraiser assures me that this appointment was pre-arranged with the Complainant and that he advised her that she was responsible for payment of $367.25. The appraisal was completed in good faith, but payment was not received.
The Complainant requests that we wipe this debt from her credit report, but that is not within our power. Payment to the Credit agency will allow the Credit agency to issue a receipt and to amend the Complainant's Credit Report.
