I turned down your request and now this

This letter is in reference to the attached Case# REGARDING *** ***In April 2015, we signed a management agreement with Ms*** to Manage the home that she owns in Post FallsIdaho On *** *** The policies and procedures that this office has followed, has been done for yearswe
followed the same procedures with Ms*** as we have with any owner that we have worked withWe started advertising for the property that she owned, and received an application on the said propertyOur office procedure is to pre-screen all applicants while in our officeThe only time that we check the Idaho Repository is if we suspect something while pre-screening the tenantswhile in our officeWe go by what is on Acranet but take into consideration what is on the Repository if there are things thereIf something does show up on the Repositorty that the prospective tenant did not put on their application, we then look into the judgements to decide if we want to continue with the application or contact the tenant to come and pick up their money and application with an explanation as to why we are UNABLE to proceed with the applicationOur office DOES THIS with each and EVERY application because we don't want to spend some ones money if they are going to be denied for any of the things that we can be deny them forThere are times, when a tenant may have a DUI or misdemeanor on their Repository, however if it is NOT a felon then we still give them the opportunity to continue with the application as it is NOT a FELONYou can have a DUI and not be a FELONYou can have misdemeanor charges against you, however because they are not considered a FELON we can still consider them as a candidate as a tenantIF every property Management CO did not rent to people with DUI's or Misdemeanors then we would have no clients to work withWe can run any of these reports CREDIT, CRIMINAL or RENTAL EVICTION report and everything comes out cleanOur decisions are based on each of this areasWE do DENY if they have any rental related collections, rental evictions or a FELON shows up on their reportThey are automatically denied for those reasonsWe have a sign in our office that states reasons tor denial for rentalsIF NOTHING shows up on their report at the time we have received the report and we have no reason to deny them for the rental, we then let the owner know what we have found for tenantsThe tenants that applied tor the rental was approved in each of our catagoriesThere was NOTHING for us to deny them onAs with all new or old owners, we contacted Ms*** to inform her of the tenant that had applied for the homeJanis, NIRC office Manager, went over everything with the owner, Ms*** who gave her approvalShe wanted a tenant and needed the money ASAPShe kept repeating that over and overThe tenant came in and signed the lease and paid the Security DepositThe home at this time was not ready to be moved in to as the owners neighbor was cleaning the home and doing repairsI asked Ms*** to contact me when the cleaning was done so that I could do a final inspection before tenants moved inNorth Idaho Rental Cohas a very high standard for cleaningMY policy is, that the home should be cleaned immaculately so that the tenants do not have to clean it to live thereIt should be move in ready for tenants when they pick up keys to move inThe tenants have the understanding that the home is to be returned to the property manager/Landlord in the condition that they received itThis is stated in the lease that they sign when approved as a tenantHowever, if the home is not cleaned, the tenant does not have to return it cleaned if they turned in a condition report when they moved in and is stated on that reportThis is the MAIN reason that I have a high CLEANING STANDARD for my homes that I manageIf it is clean when they move in there is NO reason for it to be returned in anyway but cleanI was contacted on Monday, April 27, to do an inspection with certain things that I needed to pay close attention to- new family room flooring and to take pictures of the floorI went out and did an inspection on the home only to find that it was so filthy that I could not allow tenants to move in the next dayAfter inspecting the home and taking pictures and documenting things that were a great concern to me, I came home and contacted Ms***This phone conversation was over minutesI expressed my concern about the cleaning and told her I CANNOT let the tenants move inShe said her neighbor did the cleaning and I once again expressed my concern about the cleaningThe window tracks where so bad, they had not been cleaned in YEARSYou could tell by the amount of blue and green mold on and under the tracksI just could NOT let anyone that was considered a tenant to move into this homeShe informed me SHE HAD NO MONEY AND NEEDED EVERY PENNY, EVERY PENNY as she had issues with previous tenantsShe had no moneyShe couldn't say that enoughI then told her I WILL NOT put tenants in the home with the filthiness that it was inWe discussed what cleaning needed doneShe asked me how much my cleaning Cocharged and I told her $an hourBUT, I would have do it for $IF WE CLEANED IT ALLMs*** then asked if she could call me back and requested that I email her the pictures of the inspection along with a list of cleaning that needed to be done so she could call her neighborIt took me another hours to send her all the pictures to show her the condition of her home and the list of cleaningAfter a few hours she contacted me and said she HAD NO MONEY! Bottom line was that and that she would only authorize hours of cleaningThat right there was a huge red flagAs a property manager we are always in contact with our owners and informing them of their home and the condition and making suggestions, however Ms*** DID not want to do anything to her homeShe had already paid her neighbor to do the cleaning which was clearly not doneShe then informed me that she had called the neighbor who did the cleaning and spoke with him about the list that I had sent to herThe return air vent that I sent a picture of, that was filthy and greasy, was said to have been cleaned by the neighbor and he was not able to clean it any better than he did(Funny how my girls cleaned it with soap and water and it was beautifulI sent Ms*** a picture of the RAV after the cleaning was completed.) We discussed what needed cleaned and I was only authorized hours of cleaningShe would only authorize the cleaning of the window tracksMy thought was, "how in the world do I stand by my standards of cleaning and clean this home the way it should be cleaned when tenants were moving in the next day, at the request of Ms ***?" My company and my reputation was then put on the line and it was weighing heavy on my mind as I told the cleaning girls they were only given hours to clean this homeBecause this was such an important issue in our office, I then told my cleaners that I would pay out of my pocket more hours as I cannot let the new tenants move in in the condition the home was inAt that request I did not have to charge $per hour for the ownerThat fee was IF the cleaners cleaned the whole HOMEAS I said earlier, this weighed on my mind heavilyThe cleanliness of the home would not come back on the owner, it would come back on North Idaho Rental CoBecause tenants DO NOT know the owners names, we are the ones tenants write their complaints aboutIt is my reputation, not the owners that would be ruinedThis conversation was on my mind all nightI had a responsibility as a property management company to take care of the tenantsThey were renting a home that was to BE CLEANED top to BOTTOMThey have every right to move into an absolutely clean homeThis was not the caseWhen I arrived to work the next day, I told Mark, the owner of North Idaho Rental Cowe cannot manage a home where an owner will not comply with our StandardsIt is my reputation on the line and not hersHe then contacted Ms*** and explained to her the situation and offered to keep the tenants and put them in as a "FIND TENANTS ONLY" status or let her find another tenant on her own..She wanted to keep the Tenants as she needed renters immediatelyRED FLAG!! Mark explained to her that because we were not managing the property that we have a FIND TENANT ONLY fee that is 1/of a Full months rentShe did NOT want to pay that amount (as she needed as much money as she can get.) They finally agreed on the amount of $The amount they agreed on was less than the 1/of a FULL MONTH rent When the tenants came in to pick up keys, we informed them we were not managing the property and that all payments of rent were to be mailed to the address that we gave themWe told them the reason we were backing out and told them to be sure to take pictures and document how dirty the home wasAs soon as the tenants left our office, I did Ms*** Statement and disbursed all funds due to her, less cleaning and management fee, that was approved by herI also showed where I paid out of my pocket hours of cleaning that should have been on herI had a conscience that apparently she did not haveIn recent weeks, Ms*** contacted our office and told Janis that she was wanting to sell the home and wanted to know what happens to the tenants that were living thereJanis told her that the lease follows the saleAbout two weeks ago Ms*** contacted our office again requesting that I go and inspect the homeShe contacted our office a couple more times with the same requestMy answer was NO, absolutely NOTI was not willing to do business with her in any wayOn September 7, there was a message on our voice mail that was left by MS*** requesting that all Fees for "FIND TENANT ONLY" be given back to herThis amount was the $At this time, we will NOT refund any money to Ms***Our office followed every office policy and procedure when finding a new tenantWe went above and beyond our duties with Ms***I spent countless hours prior to the tenants moving in, on the phone with her as well as each of my employeesThe decision to FIND a Tenant only was agreed upon mutually as well as the Find Tenant FeeWhen it comes to the reputation of North Idaho Rental, I will stand behind the policies and procedures of the CompanyMs*** needs to understand, you can run a credit report, criminal report, and rental report on anyone and it can come out cleanHowever, life goes on after tenants have moved in and things changeAt the time we ran their credit, criminal, and past rental there was no reason for us to deny the tenants or request further information from themThere was NOTHING on the prospective tenants credit/rental/criminal report that would cause us to not rent to these tenantsWhen we are finding a tenant only for an owner, we treat it as if we were renting to themWe inform the owner what we have found in our applications as to whether we SHOULD or SHOULD NOT rent to themIn this situation, there was nothing that would cause us to think differentlyMs*** made the final decision to rent to the tenantsMs*** apparently had NO MONEYShe needs money and is now trying to get it backYou cannot have someone do service for you and months later ask for a refund because something went badIt doesn't work that wayMs*** should go to the neighbor who did the cleaning and request the money back from him for the cleaning job that clearly was not done

I own homes and am close to retirement. What I said is that I didn't want to spend any more moneyAlso, the house was rented in exceptionally clean condition and there was no inventory list returned from the tenants stating that there were any problemsI did not have a neighbor clean the house, it was a hired home cleanerThe reason NIR wanted it to be cleaned more is because they own the cleaning company, and it meant more money in their pocketThey said they would charge me $an hour to clean the window tracks, but when the bill came, they charged me $$for hoursThis is the experience I have had with NIR from the beginningThey say one thing and later it is changedAn example is when they told me about the tenantsThey said they had one child, but they had When I questioned them about this, they just said I couldn't discriminate based on numbers of childrenI was asking why they didn't tell me the truth, not because of discriminationI also wasn't told that the rent I was asking for my house was $more than the highest rent these tenants had ever paidFrom the moment they moved in, they were asking for assistance to get their rent paidEventually, they couldn't pay their rent at all which led to their evictionThe only reason I didn't choose to continue keeping NIR as a property manager is because they asked me if I wanted to do this, so I accepted.There is so much more I could say about NIR but don't have any more time to wasteTheir response is ludicrous, and my only wish is that no more landlords end up in the same position as I didI expect my money to be returned and I will continue to spread the word about their shady business practices.Regards,*** *** Regards,*** ***

Complaint: ***I am rejecting this response because: I've heard this response before (the check is in the mail) it's been days..how long does it take for mail to go from CDA to CDA..and why does IRPM have to be reminded for something they claim to have already done????

As in any business, sometimes we do make honest mistakes.  This mistake was not brought to my attention just recently.  Due to timing, I was unable to get the correct information to Nickleworth.  Once I was notified of the error, I did correct it however it has taken some time to get...

the error fixed. 
I apologize but the error has been corrected and the correct amount has been fixed with all our advertising.  I can only apologize as it was a typo error. I am willing to refund the fee but I have to receive a call from the prospective tenant with a request, I run an honest business and am willing to do this however they must contact me.

Per the attached dispute. NIRC refunded the money back to [redacted].  TOo bad she has to put my company down due to a typo error.  I base my company on honesty.  Sometimes typo errors happen out of my control.  Ill take the heat for the error but to have my company put down that is not exceptable.  I understand your frustration however to put a dig in like that that is not exceptable.  Im sure you have had a simular thing happen at some point in your life.  Good Luck

I gave North Idaho Rental Co. 2 application fees of $30 each, and submitted my applications for a house that specified in the listing one small pet would be accepted. After two weeks I was told that the owner of the house would not accept cats. I requested my application fees to be returned because I would not have applied for the house if the listing had said specifically no cats. It took two weeks and several phone calls and still no results, so I went to the office. The owner of the business, [redacted], was in the front office when I went in, and when I told her who I was and what I wanted she became very irate. She said that I lied on my application by saying that I had a dog, and when I told her to get the application she saw that I had put cat, she went on to say that they had tried to find me other properties and that I shouldn't get my fees back. I told her this wasn't true as all the other listings stated no pets. She continued to argue that she wasn't going to return my money "out of her pocket". I told her then that she was practicing fraud by listing the property that way and not returning money. She raised her voice to me then and said "Don't ever say that to me" and said she would return one fee but not both. I continued to tell her that was wrong and she finally went to her petty cash and drew out the $60 and gave it to me telling me to never come back to her office. Needless to say, I will never go back there and want others to know that if you are going to do business with this company you better make sure the property listing states everything accurately. This company is completely unprofessional and I was appalled that the owner of a business could act in such a manner.
I never raised my voice to her or said anything rude, but the entire conversation with her was the exact opposite. I have never made a complaint about a business before but feel that this company warrants a report. Therefore, my review of North Idaho Rental Co. is completely negative.
