Rented a apartment from this Property management company. They would not provide air conditioning And basement dwelling had no ventilation/ minimal windows ( NRS 118A.290). Outlets shorted out and could not use- violating NRS 118A.290. Plumbing in sinks would overflow from community washing machine and upstairs neighbors. Spent days with no power and then billed for repairs as renters for the electricians- violation NRS 118A.290. Also had The full deposit And pet deposit kept then charged an additional $2000 for paint (Was peeling Off walls when moved in, basement dwelling, moisture in walls) charged for new carpet and then carpet cleaning handy man services billed to us- deposit was kept by the property management and billed for normal wear and tear - violation of NRS118A.240.
The living conditions and property upkeep was not pleasant. Property managers are very argumentative and feel bad been charged excessively for complaining about it - in retaliation. The charge of building maintenance to the tenants of $2000 while keeping the security deposit as well Is bad business practice and a violation of state/local tenant/landlord requirements.

They rented knowingly without A/C. They used a personal A/C unit and their power kept going out. I called an electrician and they went out the next day. Everything was fine when the electrician went out to check everything. Their Power went out again so I called the electrician back out and the electrician stated it was the tenants personal A/C unit that was causing the breaker to trip. I had the owner pay for the first service call and told the tenant they would be responsible for the second service trip. In response to the plumbing, The tenants above were using a lot of grease and rice. We addressed the issue immediately, however that did not fix the problem so we called a plumber in and the has to high pressure clean the drain line. *** the father was very understanding and we did fix the situation. They ( *** ) first gave their notice in October stating that they would be vacating at the end of their lease in November. November Came and they notified me at the last minute that their father who was a co- signer on the lease would be occupying on a MTM basis. This was after I had advertised the unit for rent and had several applications. We do not rent on a MTM basis but I spoke to the owner and we made a special exception for an additional 100$ a month. They then text me on Jan 31st notifying that they had vacated and wanted their deposit back. I informed them that they did not give proper notice ( 30 days) and I would need to do a walk through, attend to any repairs and get it re rented. I explained I would do my best to get it rented ASAP so that they did not have to pay for all of Jan 2020. They place was disgusting, we had to replace carpet, paint and clean there was dog feces backyard full of garbage and walls were filthy. I will forward you photos in another email. These items were beyond normal wear & tear. They were charged for 23 days of rent for Jan and the repairs that needed to be completed per their contract. I had to have several people address this unit in order to get it rented. I am happy to provide statements from everyone. Should they decide not to pay their invoice I will have no choice but to take their file to collections on behalf of the owner. Please let me know if you need anything else. I have great relationships with all of our other tenants and I am very accommodating and responsive. It is my duty and fiduciary responsibility to protect the owners asset. Unfortunately, these tenants left it in such poor condition. There are many witnesses to this as well. Thank you, Front Exterior Entry:Broken Mirror on the ground will need to be hauled away.Deadbolt on Door is missing, replaced with non locking door knob.Debris and Glass at the bottom of the stairs.Interior Entry Way:The front door covered in dents and dirt.Dirty, mud covers the tile.Living Room:Carpet stained.Trash left by the fireplace.Wood left in the fireplace.Mud and children handprints on the walls.First Bedroom:Carpet Stained.Marker on walls.Blinds Missing.Kitchen:Trash on countertops.Refrigerator dirty.Trash left behind.Doors covered in dirt.Hallway Bathroom:Broken Vanity Drawer.Toilet/Shower dirty.Floors Dirty.Left Shower Curtain & Mat.Doors covered in dirt.Second Bathroom:Carpet Stained.Damage to carpet in closet.Animal Feces on carpet in closet.The whole unit needs to be deep cleaned.The Walls, trim, doors need to be painted.The carpet needs to be repaired and cleaned.Garbage hauled away.Repairs/Maintenance:Front Door LockVanity in bathroomCarpet fixed from tenant damagePaint-- Thank you!! I am rejecting this response because:

exhibit A) in the initial complaint from property management it stated that the “blinds where missing”, this was rolled into the repair price and loss of deposit? . New statement/response says we knew there had been no blinds and accepted. Contradicting one item of managements excessive fees.

exhibit B) the statement of dogs always in the yard would be false. We one pit bull the other Maltese terrier- the dogs had been “inside dogs” that where only let out front for a few minutes at a time closely watched for bathroom break. Not allowed to run freely out back- dogs had been given exercise via walks in the neighborhood or to the dog park. Other then that- kept in kennels inside in the kitchen.

Highly recommend that all information for justification on added and excessive charges should be correct or substantiated. I feel this is becoming a form of harassment and retaliation of sorts for complaining on apartment issues.

I am sorry you feel the way that you do. I have submitted photos. I am attaching the invoices. and your total tenant ledger. I do not see where you are talking about blinds. This is not included on your invoice. Bottom Line. If this invoice is not paid by the due date I will be sending it to collections. I believe it is past due now.
