Complaint: [redacted] I am rejecting this response because: I provided the proof It is not my responsibility that the leasing agents failed to include the renter's policy that I provided Also, the insurance DID NOT expire on 1/ If they were telling the truth, they would know it expired on 08/01.Due to the lack of the business holding up their end of the bargain, I am still expecting a full refund of the HO-charges Regards, [redacted]

To Whom It May Concern:The last insurance provided to the leasing office that satisfied the requirements expired in January and I have attached it hereThis policy followed all requirements and the resident was not charged the $through the expiration date of this policyThe new insurance policy that was provided did expire in August, but it did not satisfy the requirements made by the apartment community as shown in the lease addendum paragraph attached as well as on the insurance requirements sheet that was given to the resident at the time the lease renewal was picked upThe additional interested party was not added until after resident moved out in an effort to secure his refund We have followed the same procedures we use for every single residents and in this case, unfortunately the insurance provided by the resident was not satisfactoryRegretfully, we cannot issue a refund as it is ultimately the resident's responsibility to ensure complianceThank you! complaint ID #*** To Whom It May Concern, Insurance policy #*** with Amica Mutual Insurance Company expired on 1/30/5/27/15: Residents received a renewal letter stating that in addition to rent, they would be obligated to pay $additional rent for not providing an Hpolicy7/28/15: Resident was given a copy of the lease renewal to take home and sign along with a copy of our insurance requirements7/29/15: Residents signed their lease renewal contract which included the additional $charge on the 1" page of the leaseThey both also signed the Liability Insurance Addendum which states in paragraph 'Special Provisions' that, "Owner must be named as "interested party" on the Resident's personal liability policyFailure to maintain satisfactory coverage will result in an additional rent charge of $per month." 7/30/15: Resident provided insurance policy #*** through AAA that began on 8/1/15, but failed to meet our insurance requirements (Resident names were not listed on the policy, Owner was not listed as the interested party)10/7/15: Resident was sent a screenshot of his account ledger which again detailed the $charges for not providing a Hpolicy that meets our requirements10/24/15: Resident inquired about the $charge and supplies policy #*** with his new address on Southwest PkwyThis insurance again does not meet our requirements10/26/15: Owner responded that the last valid insurance we have on file expired on 1/30/and we cannot refund the charges10/29/15: Resident provided policy #*** again, but with an issue date of 10/29/The address was reverted back to their address on Jollyville Rd, but still did not meet requirements and was given after move-out*The $charge was also itemized on the online portal where the resident paid rent each month* Regretfully, we cannot issue a refund for the insurance that was provided, but did not fulfill our requirementsWe do hold our residents responsible for ensuring that their renter's insurance policies do not lapse and include all required informationUnfortunately the owner cannot be held responsible for following up consistently with every single residentIf you have any additional questions, please do not hesitate to contact me

Good afternoon-I am responding to the complaint from [redacted] regarding the carpet charges for apartment #[redacted].  The initial complaints regarding the move out charges were addressed by myself and my Assistant Manager, [redacted].  The pictures taken of the carpet stains and condition,...

as well as the invoice from the carpet replacement were provided.The move out procedure and charges are followed consistently for each Resident, and the proper protocol was followed for #[redacted].  The carpet was one year old at the time of [redacted] move out date.  The carpet was assessed by our third party vendor, and it was a clear professional assessment that the carpet could not be properly restored in an acceptable condition for a new resident.  In these cases, the resident is responsible for the remaining life of the carpet (estimated 5 years carpet life, 4 years left carpet life).A 90 day payment plan was offered to collect in house as to avoid sending the account to collections.  The final payment was made on 2/27/17, there is a zero balance.The invoice for the carpet replacement is attached, please notify me at [redacted] if any further information is required.Regards-[redacted]

The new insurance policy that was provided did expire in August, but it did not satisfy the requirements made by the apartment community as shown in the lease addendum paragraph 8 attached as well as on the insurance requirements sheet that was given to the resident at the time the lease renewal was picked up. The additional interested party was not added until after resident moved out in an effort to secure his refund.  We have followed the same procedures we use for every single residents and in this case, unfortunately the insurance provided by the resident was not satisfactory.
