There were two issues.  The first was a broken window.  The window is a double-pane window, which was broken FROM THE INSIDE!  It is physically impossible for that window to have been broken by a lawnmower, or by anyone or anything else except someone inside their bedroom (again, the...

inside pane was broken, but the outside pane was intact).  Additionally, their lease specifies that the tenant is responsible for any broken windows, regardless of who broke it.  Our maintenance man explained all of that to the tenant, and they refused to hear, subsequently coming into the office to claim that the broken window was the fault of our company, and demanding that we repair it.  I personally attempted to explain to the resident that it is physically impossible for someone to break an inside window from the outside, without breaking the outer pane as well, but Mr. Henderson seemed to lack the mental faculties to comprehend what was being said.  I also explained to him about the lease, but he insisted it was still our fault, regardless of what the lease says.  We do have a company who came right out and ordered their window, but since it is a hermetically sealed double pane window, it has to be made-to-order by the manufacturing company that the local glass company deals with, and they (and we) are still waiting for delivery.    I went over again 2 days ago to check, and the inside pane is still broken, but the outside pane is still unbroken.  We will issue a notice of lease violation to him for failing to repair his window, as the lease requires.   On the air conditioning issue, the tenant called after hours one night to complain his unit was not cooling.  Despite the fact that repair requests must be submitted before 3:30 each day, when our maintenance man goes home, the owner and manager both went over that night to install a window A/C unit by themselves, to the best of their ability (it was functional, but not pretty).  Our air conditioning company was contacted immediately, but we were informed that the technician was swamped, and all he could do at this time was to check the unit the next day.  He did so, and informed us that we would need to install a brand new unit; however, he would not be able to get to the job for a week or two.  Consequently, our maintenance man went over the next day to correct the poor job we had done on installation the previous night, and to install a second, additional window unit with more BTUs (more cooling capacity).     About a week later, our A/C company was able to get out to replace the unit, which cost our company almost $3000.  We always do our best to take care of all of our residents, even the ungrateful ones like the [redacted].

I am rejecting this response because:The business owners are incorrect in their statements.  I first contacted the company on July 4, 2017 about the AC unit and realized that it was after hours and was perfectly agreeable to wait to the next day because of the holiday.  However, no one ever came to rectify this situation. This problem with the air conditioner has persisted.  Instead of Northview fixing issues, it attempts to do enough simply to get by.  As far as the window issue is concerned, they are in violation of their own policy if the lease states the customer will fix windows regardless of who breaks them.  The first night we moved into the property, a tenant's child confessed that he broke the window and Northview fixed the window at no additional charge.  I believe the police department was contacted and will contact them for a copy of a police report.  The fact that this business alleges that we are "mentally incapable" of understanding is ludicrous.  We refuse to be mistreated and this is the basis for the derogatory comments in the response.  We have been more than agreeable about all situations and pay our rent on time as agreed each month.  There have been several situations where this business has not provided appropriate customer service.  We have simply had enough.  This business is substandard and poorly run.
