I am writing this letter  response to the complaint ID [redacted] submitted05/26/2017 in regards to a denied application.PAGE 02/04The complaint stated that 'this company didn't bother to read their application to KNOWthat this was there first attempt at getting an apartment together'. This...

statement impliesthat we are responsible for pre-screening all individuals that submit an application. As perthe signed rental application, we assert that the complainant and applicants failed to prescreenthemselves.All applicants are given the exact same application with all the written screening criteriaso that they may pre-screen themselves. The law does not allow us to pre-screen or tell anapplicant they do not qualify without going through the application process.It is important to note, that the complainant and both complainants' sons signed the frontof the application which CLEARLY states that by signing the application, theapplicant(s) have read and understand all the screening criteria .. This is something thecomplainant and her sons' failed to do.Additionally, the applicants were denied within accordance to our written policy foundon the second page of our application (please see attached):I.) Applicant's failed to provide proof of income indicating that they make 3 timesthe rent, net.2.) Applicant's had not been employed at their current employer for no less than 6months.a. Complainant son/applicant # l had been employed for 5 months at the timethe application was receivedb. Complainant son/applicant # 2 had been employed for 3 months at thetime the application was received3.) Applicant's did not possess verifiable UNBIASED rental history (i.e. from a thirdunrelated person - as CLEARLY listed on the signed application).4.) Applicant's did not possess satisfactory credit history.a. Complainant son/applicant # 1 had NO credit historyb. Complainant son/applicant# 2 had limited to UNFAVORABLE credithi.story5.) The applicant screening guidelines clearly states that the variance policy allowsfor a waiver of ONE of the screening criteria for ONE qualified FinancialGuarantor AND/OR ONE of the screening criteria for an additional deposit equalto a full month's rent.Had the complainant and the applicants read the written screening guidelines (which eachindividual signed-stating they had in fact read and understood the screening guidelines)they would have easily been able to prescreen themselves.It is also worth noting that the complainant applied as a Financial Guarantor indicatingshe was a current home owner. After verifying her information through public records(which the signature on her application allows for); it was discovered that she was not theowner of the home. This is counted as falsified information and is grounds for immediatedenial (again stated on the screening guidelines that the complainant verified she read bysignature).With all of that being said, the Financial Guarantor and that applicants did not meet theminimum criteria (which each individual indicated they read and understood) thereforeall applicants were denied and no money was refunded. We did our due diligence andprocessed all the applicants as we would any other applicant.This is not a legitimate complaint and we want it to be removed from your site.You can respond in writing or through our website:[redacted]Regards,Northwest Pacific Property Management LLC*Please view attached documents.

I am rejecting this response because:My mortgage history was a private mortgage and I have 12 years of proof that I paid chase mortgage for that time period. This information was available but never asked for. You denied my cosignor part of the applicant based on false information. In addition I provided my income source of over 6500 a month which is more than enough Iformation to use an exception to my sons getting a place. We did read the application and signed them however we were never given the information that me as a Cosigor wouldn't help them in anyway for them to get there first apartment. I still want a refund for the apps paid due to them not taking everything into consideration and not informing us of issues before automatic denial.
