After consulting with multiple attorneys, I am going to be having the courts decide this because the charges are absurd
They are attempting to get me to pay to recarpet an entire house when over half of it was flooded by their faulty appliance just a few months before we moved outThey lied to get us to move inThey are lying as we move outI have photographic evidence of dozens of items that they have lied about or misrepresented since the beginning of our tenancyI will be providing them my expectations via certified mail and filing a claim with the courtsTheir claim that they are not making any profit by charging me the last offer speaks volumes about their integrityThe purpose of security deposits is not for profit to the owner or to pay for things like recarpeting an entire house when half of the carpet was trashed by them in the first placeThen again, their business and interpersonal ethics have been lacking from the start so that little slisn't particularly surprising

$75 is being charged for cleaning of the Refrigerator (which was new at the time the tenant moved in), Kitchen cabinets, Kitchen drawers, removing cleaner from inside of stove, and some window tracks.
Maintenance: Original charge to tenant $51.94
Maintenance charge will be reduced to $29 (1 hour) to replace air filter that was provided by the tenant, remove sticker from door, and remove items left behind. The tenant was not charged to remove paint, air filters, or extra mulch. Some of the items removed were, a pile of broken wooden slats, laundry hamper, satellite dish and t-shirt.
Carpet Replacement: Charge to tenant after 20% discount due to carpets being 2 years old: $2392.32
The charge is being reduced by $75 (charge for the Killz primer.) Remaining balance for carpets is $2317.32
All of the carpets and padding were brand new at the time the tenant moved-in, February 2013 and receipts for the carpet and moisture barrier pad have been provided by the owner. At move-out there were isolated areas in multiple locations throughout the house that revealed cat urine. In August 2013 it was noted in a walk-through-inspection that “the tenant had to deal with removing cat urine odor (from male cat spraying) in several rooms and hall closet.” No explanation or further complaints from the tenant were noted. Northwoods does not have any documentation indicating an odor in the house prior to tenants moving in. As the tenant indicates in their dispute, the washing machine did flood certain areas of the home in March of 2015, of which the owner paid to have remedied. After speaking with multiple carpet installers and cleaners, the cat urine spots specifically would not have been related to previous subfloor issues (if any) due to the moisture barriers padding or the flooding of the washing machine. It is assumed that if there was cat urine in the subfloor prior to the tenants moving in, it would not “wick” from the floor to the carpet because of the moisture barrier, therefore the opposite could be assumed and therefore the $75 reduction. Based on all information available the remaining balance due to damage, will be $2317.32
Final List of charges:
Tenant security deposit = $1875
Pro-Rated Rent for November $78
Maintenance: $29
Cleaning: $75
Carpet replacement: $2317.32
Total: $2499.32
Tenant Balance owed: $624.32

All listed charges will remain as quoted on the previous communication through the Revdex.com.
The percentage charged to the tenant in regards to the carpet was incorrectly billed with a 20 percent discount and should have been billed closer to 30 percent. This will be corrected. The charge for carpet replacement due to damage including a 30 percent discount is now $2202.06
It should be noted that Northwoods nor the owner make any profit from any of the charges. All costs are dispersed directly to the vendors who do the work.
