I am the Regional Property Manager with Lincoln Property CompanyLincoln was retained to manage Watermark At Cypress where this complainant resided.The resident started in unit and transferred to unit on 4/16/He was charged a $deposit and then we waived half of it in the second apartment home resulting in a $deposit on hand (not a $deposit)He paid for pets a $nonrefundable pet fee totaling $They are pet fees, not a depositSo the total amount to be potentially refunded at move-out was $100.00.Residents are encouraged to request a walk through with a representative upon move out to review any damages and potential chargesNeither resident requested a walk throughThe following items are damages discovered at move outThey received a detailed statement within days of move outTheir charges are as follows:$- carpet needed to be replaced due to pet damage from dogs ($replacement prorate, $slab treatment, $ozone treatment).$- damage done to door frames and interior doors from the dogs.$- left dresser for staff to haul off along with bags of trash and curtains.$- final water billing 6/27-8/24$- second ozone treatment required due to heavy urine stains.Total charges are $minus $deposit on hand leaves $owedI do not know where they are getting the $they say they have on their creditThe charges are accurate and will not be removed from collection agency or credit report until charges are paid in full.Please let me know if you need anything elseFinal statement and resident ledger are attached.Regards,Marsha B***Lincoln Property CompanyMcCue Road #405Houston, TX

He was charged a $200 deposit and then we waived half of it in the second...

apartment home resulting in a $100 deposit on hand (not a $750 deposit). He paid for 2 pets a $300 nonrefundable pet fee totaling $600. They are pet fees, not a deposit. So the total amount to be potentially refunded at move-out was $100.00.Residents are encouraged to request a walk through with a representative upon move out to review any damages and potential charges. Neither resident requested a walk through. The following items are damages discovered at move out. They received a detailed statement within 30 days of move out. Their charges are as follows:$587.02 - carpet needed to be replaced due to pet damage from 2 dogs ($328.02 replacement prorate, $139 slab treatment, $120 ozone treatment).$680.00 - damage done to door frames and interior doors from the 2 dogs.$225.00 - left dresser for staff to haul off along with 4 bags of trash and curtains.$112.13 - final water billing 6/27-8/24$150.00 - second ozone treatment required due to heavy urine stains.Total charges are $1754.15 minus $100 deposit on hand leaves $1654.15 owed. I do not know where they are getting the $1837.89 they say they have on their credit. The charges are accurate and will not be removed from collection agency or credit report until charges are paid in full.Please let me know if you need anything else.
