First of all my name is [redacted] , not [redacted] if she is referring to me I didn’t make any of the lease agreements- that was all handled through my temp housing agent The lease was through the 27th of the month according to the [redacted] temp housing and [redacted] stated they paid through that dateIf they didn’t, I understand their need to keep the $but my housing agent said that [redacted] was also disputing that as they had paid it I preferred maintenance call before they came so I could secure the dog, but they didn’t always do that which is why my dog got out and was missing for minutes plus And there were repairs I called about that were never made so not sure what that excuse will be(hole in kitchen ceiling from roof leak/metal soffit that blew off in storm) And yes I understand they have the right to enter but at least half the time, they showed up and [redacted] would say “Oh, [redacted] didn’t let you know we were coming” As I read on I see I am the Ms [redacted] - really, they can’t even get my name right? I don’t dispute they have invoices for painting as they probably have a stack that they just change the date on That place did not need painted I had the move out check list and went over it twice! I called them to do a walk through before I left and [redacted] said “Oh we don’t do that Just leave the key in our drop box” Now I see why it’s easy for them to cheat people after time has passed And I took pictures of everything even the inside of the frig/stove didn’t even think to take pictures of all the walls as they were in great shape I do have a couple wall shots I kept the keys until CORT furniture picked up on May 22nd .and I had the yard mowed again that evening on May 22d(paid a friend college son to do it) I can’t imagine they had to pay $only days later to have it mowed when the actual lease was up City fines after grass is 12” long and a notice has been sent The painting piece is most disturbing because we didn’t hang one item on the walls and there were no marks on the walls They did not need to be painted Total scam on that

Ms [redacted] was working with a company called [redacted] They [redacted] contacted Abet Management about a short term conventional lease agreement for [redacted] Ms [redacted] rented the duplex located at [redacted] , Lafayette, INThe original lease date started on December 11, and was to end on April 30, We made a special arrangement for the lease to end on the 30th day of the month due to the fire in Ms [redacted] homeAbet Management conventional lease all end on the 27th day of the month as stated in the email to [redacted] when they ask for an extended time in MayThe lease also states entire monthly rent per monthThis was explained on the phone and by email to ***Our lease agreement was with Ms [redacted] not [redacted] if she feel that money is owed to her for un-paid rent that could come from [redacted] ( [redacted] ) Ms [redacted] only wanted maintenance there when she could be home which we tried to work around as much as possible with work ordersWhit this request it caused items not to get repaired in a timelyIt was also explained that Abet Management is only a management company for the owner which hires subcontractor to complete the maintenance Abet doesn't control their schedulesWe also have the right to enter to show prospective tenants units · ENTRY RIGHTS: Lessor and/or assigned contractor/agents reserves the right without prior notice to enter upon the premises at any time for the purpose of inspection or for needed repairs and alterations he/she may deem necessary, pr to exhibit the promises to prospective tenants or purchasersAt no time will Lessee interfere with Lessors assigned Agents/ContractorsLessee will allow Lessor to have placed upon premises at all times, notice of 'For Rent and 'For Sate and will not interfere with the sameLessee shall pay Lessor one (1) months rent as liquidated damages for each interference with rights set forth In this paragraph We started showing the duplex because the lease agreement was ending on April 30'h, which was a special arrangement ending dateWhen Abet was ask to extend the lease into May it was explained our leases end on the 27th day of the monthNo rent is pro-rated by the end that is our lease end dateFor Ms [redacted] to stay they had to agree to pay an additional month's rentHowever, when the check arrived It was short by the amount of $After damages were taken out of the deposit we deducted the reminder of the rent that was due [redacted] make a payment In May in the amount of $check number *** On page of the lease agreement it states all the charge that could be charged in the event the unit is not left in the same order it was receivedMs [redacted] was only charged to get the unit in the same condition that she received itThe duplex that Ms [redacted] moved into in December had just been freshly painted, new carpet installed, cleanedAbet Management is attaching a copy of the invoices from the contractor that preformed the workThese costs were to bring the unit back the original condition it was received by Ms [redacted] in DecemberThere was painting tabor and the cost of paint Ms [redacted] was also given a "Move Out Check List" to help in getting her deposit returnedThis was provided with in an email letting her know about move outif Ms [redacted] wanted to paint the unit she could have contact us about the paint color Ms [redacted] was responsible for the lawn care at this unit until the end of the lease which was extended until May 27th, Ms [redacted] stated in her statement she moved out "mid-month" It was her responsibility to keep the lawn care competed until all keys were returned on May 27th, Ms [redacted] kept the keys until that date due the furniture that was rented was not picked upWe had to have someone mow the lawn one time from the "mid-month" until the lease end date of May 27th, if the lawn is not kept up the City of Lafayette will assess a fine to the resident living in the unit We have attached a copy of the full lease agreement, copies of emails for maintenance, emails about scheduling tours times in advance, invoices for carpet deaning, and painting labor Please feel free to contact us at 765-807- [redacted] if you have any further question or concern about this issue Sincerely Abet Management/Team Rentals LLC [redacted] ***, Manager
