I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear belowUnfortunately, I do not accept the appraiser’s response, yet
againFabricating these claims would do absolutely nothing for me, except that
I am still out $and an undervalued home appraisalIt is understandable
that the appraiser would have to make statements to protect his
reputationI do not
The fact still remains, that I was asked for a copy
of the improvements and provided suchThis was separate from the “large stack of comparables” the appraiser refers

statements saying this was never provided and I sincerely regret not having
tape recorded the conversation because we would not be here today if I had
I don’t believe the appraiser withheld anything, I think he
may have lost the listHe was in a big hurry to get to his next appointmentAnd if he claims to not need the list, but
based on reputation alone could tell if improvements were made, then please
explain “in his expertise” how he could not see there was a newly remodeled, completely
gutted and modernized bathroom-especially in comparison to the known age of the
homeThe materials in the bathroom are all brand newIf his expertise fails
him on this observation, it only makes my point stronger in the fact that he
undervalued my home by not knowing what he is looking at
I had a realtor come in recently who also agreed the home
was under appraisedHe was very surprised to hear that the appraiser did not
feel any of the improvements made to the home did not have any impact on the
value and they were considered regular maintenanceHe questioned the
geographic areas used by the appraiser, and stated the comparables were “apples
to oranges”And if the appraiser had
the “large stack of comparables” provided by me all within the last two years,
why then, was he unable to come up with any in the surrounding areas that were
true “apples to apples” comparisons? Instead he went back to and found one
that backed up his statements
I understand Sean O’B*** no longer wishes to engage in
these conversationsI am tired as well, but I could not sit by knowing that he
lied and I am paying the price for him to keep his reputation intactI do not
understand how under appraising homes benefits anyone in these situationsI
found three comments on the intranet claiming the same thing against this
appraiserThat he under appraised, didn’t
take into consideration blatant improvements, he rushed through the
appointment, etcI would like nothing more than a fair and honest appraisal
on my homeAnd I would accept whatever the final number is, but I cannot
accept what was done to me in this caseIf he had just admitted that the
improvements were forgotten and reissued an accurate appraisal, I would be
satisfiedInstead he chose to lie about me not providing the paperworkThis
is unethical and unacceptableThe mortgage company even suggested I report him
to the board of realtorsI am taking that under consideration

---------- Forwarded message ----------From: Sean O'B*** Date: Mon, Jul 6, at 10:AMSubject: ID ***To: ***@cleveland.Revdex.com.orgThe Appraisal company has no interest in engaging in a conversation about calling anyone a Liar The fact remains that the Appraiser was given a very large stack of papers of comparable sales the homeowner wanted utilized for comparison to the home The Appraiser stated at time of the inspection that they would be reviewed and if they were not deemed reliable, they would be thrown away The Appraiser made this very clear Within the stack of papers given, there were no improvements or improvement list noted Regardless of this fact, the home was appraiser at the top end of the current market values amongst sales most similar to the subjects condition and overall improvements The appraiser can still Appraise a home without a list of improvements Through the inspection the appraiser can tell if items are newer or recently updated The appraisal company has been in business for many years and has this expertise to know and see what appears to be updated or remodeled Therefore, even if a list of improvements were to be given, they would not have had any more impact on the overall valuation of the homeowners property The appraisal company is not calling the homeowner a Liar, but the fact remains that the list was never provided and if it were provided, the appraisal company would have no reason to withhold it from the appraisal report Therefore, the appraisal company stands by the Appraisal and does not wish anymore to engage in the He said She said conversation any longer Again, it is unfortunate the appraisal valuation did not meet the value expectation needed or desired by the homeowner As stated in the appraisal company's prior message regarding this matter: "The appraiser performed a fair market valuation of the property, based upon all relevant sale data noted at time of the appraisal This also included a dated sale that best reflected the subjects same view in the rear yard It is unfortunate that the appraisal valuation did not meet the value expectation of the homeowner."Thank You
