The subject property for the loan was a difficult property that needed unforeseeable documentation to provide consumer protections and meet industry requirements Existing Well Sharing agreement was not in compliance with FHA requirementso AmeriFirst (AFI) paid $for an
attorney to prepare a compliant well agreement for the parties who share the well. o This caused delay in tracking down each homeowner and well shareholder to ratify the new agreementRealtor and borrower requested use of specific inspector.o Reports were inaccurate and needed corrections causing delaysWater quality from the well did not meet FHA requirements.o Borrower was required to have filtration system, and was informed of the nitrate in the water issue Manufactured home was on two parcels of land that the county had recorded erroneous information on that would not allow the parcels be combined. o AFI’s Loan Officer investigated the issue and identified the erroneous information, not evident on public record, that caused a problem in combining the two parcels. With his discovery, the problem was able to be fixed.o Not having the accurate new single parcel number caused delays, and was outside of AFI’s controlManufactured home was not properly affixed to property to meet FHA requirements.o AFI identified this problem so it would be fixed for new homeowner.o Appraisal needed re-inspection of property conditions.o Property affixation was needed to meet FHA requirements with documents filed to properly reflect in county records.o AFI provided $credit at closing as some costs incurred were absorbedBased on the unforeseeable issues with the subject property, AFI ensured the property met FHA requirements protecting the borrower from potential future property issues At this time, the contributions and time incurred to bring this property into compliance with FHA guidelines provides sufficient benefit to the borrower

I understand now after the fact that there were multiple issues with the property; however, I was told multiple times from the beginning of the process (by the loan officer) that "we will close early"I was told several times that we were going to close "tomorrow" or "Monday" and I would plan my move based on the information I received only to have the days pass without receiving keysI had several costly inconveniences due to the loan officer telling me that I "will have the keys in [your] hand tomorrow"Including having movers at my home prematurely causing me to pay a trip fee (obviously I had to send them home), having to pay an extended fee for staying past my lease, etcThis caused me extra expense as I had sold my dishwasher, my refrigerator, prematurely based on the loan officer's assurances that we would "close tomorrow"He did it enough times that I asked him to only correspond in writing for this very reasonAlso based on the email sent (attached) the loan officer admitted that they "dropped the ball"Finally, as these issue arose I was not kept informed of the delay or the reason for the delaysIt was often blamed on the seller, which I see now is untrueThe response from the company is really not surprising considering the way they treated me throughout the process
