Oak Hill Investment, L.L.C. Reviews (1)

Oak Hill already had a dispute with me regarding the move out date. They have placed improper charges on my account for 'unclean apartment.'
My lease ended 7/31/12. When I signed my lease in August 2011, the leasing office had told my parents (cosigners)and I that when time came to renew, if I paid my rent on time, that I would not need a cosigner to renew the lease. Every month I paid the rent on time (most of the time, early actually). The lease expired 7/31, and I went to renew it Mid July (around the 14th I beleive). The leasing office told me that I would not be able to receive a lease without a cosigner, and this time, the cosigners refused to sign, as we were told that they would not need to. The leasing office didn't say this in writing so there is nothing to contractually say I was guaranteed, but its just pure bad business. We were lied to and then in fine print scammed from them honoring what they said. Then, they charged me $590 total, for one month of rent that I had to pay for failure to give 30 days notice of rent, plus damages. The 30 day notice was not given because upon being told I could not re-sign, I had to find another place to live very quickly. I did not feel comfortable paying month-to-month, as they had already broken a major promise with me. In regards to the charges they assesed me, I will say that there are some that I will pay as they are justified (painting a wall I painted, nail holes in the wall, a broken screen). They have worked with me to remove the price for the blinds being replaced as I was also lied to. The leasing office had told me they cost $10 bucks each to replace, but I got a charge for $30 each. The major dispute Was a charge for carpet cleaning. Not only did I clean the carpets right before moving out (we cleaned the whole apartment, top to bottom - and took pictures) but I also vacuumed and took out all trash. [redacted] from oak Hill says that the place was "bombarded with fleas", and that is why I was charged to clean the carpet. Yes, I have two cats, both of whom are indoor, both of whom received flea treatment, both of whom have never had fleas. I have never had a guest complain of me having fleas, and personally myself have never found any. I brush the cats regularly. I may not have the neatest of apartments, but its still sanitary. I am insulted, and I feel its just another gimmick for them to get money. Overall, I am greatly disappointed with them, and their inability to work with me to resolve this. They sent me one letter regarding a balance, which I did not get to respond to, as I was moving, and then had 10-12 work days, among other bills, and then sent me a letter threatening to take me to court for not replying. This company is absolutely ridculous. I was always a good tenant. I beleive I had one noise complaint once, that is probably the worst thing that happened. Its abhorring how they just treat good tenants.
