Review: This is regarding my security deposit settlement.I went to the Oaktree office to get my security deposit check on day 22 after I moved out. It's due on day 21. Out of my $2300, they decided to charge me with frivolous, fraudulent charges. $430 for carpet replacement (when I had a written estimate for $360) $80 to haul away items that were there when I moved in, $325 for professional cleaning when it had been previously cleaned. Bruce, one of the owners of Oaktree even came by while the house was being cleaned and I walked him through the house. He MENTIONED to me that it was spotless.They even charged me for window cleaning inside and out when Oaktree hires my room mate to clean their properties, as he is a window cleaner. Oaktree Property Management is trying to charge me $1095 for services that were never completed.They told me if I had complaints, to put them in writing but if I cashed the check,too bad for me. I now have to wait until they "get around" to reviewing my complaints.Desired Settlement: I want the amount of my refund to reflect what is legitimate.My room mate and I are now going to file in small claims court and I had been counting on my refund which is now causing me to be late on my bills which will reflect my credit in a negative way. All that we should be charged is for painting one room and replacing the carpet at the estimate we were given.I want to be financially compensated for this and I want their fraudulent charges removed.

This issue should have already been resolved. I reviewed the deposit and refunded most of the disputed items. She was renting with [redacted]. He was the one who offered to pay to replace the carpeting. It cost what it did. Had he wanted to work something out with the carpet company, he should have done that himself. We charged them what the company charged the owner.Rather than discuss any of this with me, [redacted] chose to bull his way into the office and threaten the staff to the point they had to call the police. He was a total and complete [redacted]. She chose to write a scathing review on Yelp without giving us a chance to resolve the issue. They just went off on me and my staff. This isn't the way we do business and I won't be bullied so if they want to go to small claims, that is certainly their right. I helped them get into two rentals that we manage. This one after they had to move because an owner wanted the house for their daughter. [redacted] is a loose cannon. I am glad they moved and that we will have no more dealings with him.
