Initial Business Response / [redacted] (1000, 5, 2014/06/04) */ Dear Ms [redacted] , Thank you for stopping by the office June 2nd and discussing your concerns about the property with our on-site managerAs you may know, we have recently taken over the management of the property and are glad to get feedback from residents on how the property can be improved As we discussed, Oasis at Waipahu will continue to clean dumpsters/trash areas each and every dayAs you know, residents have been leaving trash by the side of the dumpsters instead of opening the lid and throwing it inWe, as a staff, are doing what we can to find out who is doing this so that we can address the situation furtherAs you stated, we have sent letters out to each resident advising that if they commit such acts and are caught they will be fined accordinglyAgain, any trash that is left out is cleaned by our staff first thing in the morningIf you have any information as to the identity of the persons responsible, please let us know Regarding after-hours noise, we have several staff members that reside on-site and the consensus from them is that there does not seem to be a wide-spread noise problemThat is not to say that occasional problems do not arise, as they would in any communityWhen such events occur it would be extremely helpful if you could contact the policeThe police are there to assist with any after-hours issues, but they need to be notified that something is going on in order to show upPlease be assured that we do take noise issues seriously and will investigate and take appropriate enforcement action when infractions can be substantiated As for your work order that was delayed, I apologize for the waitWe do the best we can to accommodate all work order requests as quickly as possibleAs you can imagine, on a property this size it is difficult, even with a skilled staff, to get to every work order as quickly as we would likeWork order response can depend on amount of work orders coming in, order of placing the work order, and severity of the work requiredFor example, a flood will take priority over loose door handleIn the future, if you believe a work request is not receiving a satisfactory response, please let us know so that we can give you an update at that time and, if possible, expedite your request Regarding pests, Hawaii provides a good environment for many forms of household pestsFortunately, no pests have been reported in your apartmentWe cannot speak for the shelter located behind Oasis at Waipahu, but we have contracted with a pest control operator that comes twice a week to treat the grounds and units that are experiencing issuesThe "traps" you refer to on the property are bait stations that help to keep any issues under control and help to keep apartments free of pests Regarding your request to terminate your rental agreement, we are willing to do so under our standard early-termination processIf you would like to discuss that further, please let me knowOtherwise, we will continue to meet our obligations under the rental agreement and trust that you will too If you have any further concerns, I would appreciate your directing them directly to usWe do not have any objection to your making complaints to the Revdex.com or to expressing honest criticism about our propertyHowever, if you express your concerns to us we will know the issues without delay and can take steps to solve the problems quickly If you have any questions or concerns please feel free to stop by the office Thank you very much Initial Consumer Rebuttal / [redacted] (3000, 7, 2014/06/05) */ (The consumer indicated he/she DID NOT accept the response from the business.) As we discussed, Oasis at Waipahu will continue to clean dumpsters/trash areas each and every day. Many times , there are 4 different sets of people having these parties, but one in particular always seems to be the noisiest. I have no idea what the remainder of the Oasis experiences.. If contacting the office 3 times to get the situation fixed isn't 't enough, what else would you want. IYou mentioned meeting your obligations. I don't see that happening, since on-line ratings from 2012, mentions these same infractions.
