Hi [redacted] , Just received a call from your office Your email went into my spam file so I didn’t see it Of course, the tenant has to pay for any damage The problem was the tenant left without paying their last month’s rent and just wanted to use their security deposit as last month’s rent That Is not permitted per our lease We tried numerous times to contact them but they never responded Then they moved to an undisclosed address Thus we could not contact them and we could not find out their new address We have tried to track them down to get payment for repairs but we have not been able to use their old phone number and they left no forwarding address I understand the owner’s frustration but we cannot find them so we cannot try to collect from them what they owe [redacted] ***OC Pro [redacted]

I stand by my prior comments We wish the former tenant the best and am sorry he's not happy even after we let him out of the lease early and did everything we could to meet his needs Not much more I can do as a property manager

There is no valid reason for you to hold my pro rated rent that I paid upfront when I gave you a proper notice that we both agreed up on. You can just say  going to stand by my comments and ask me to shut up. You need to follow the law and live up to your promise that granted you access and license to be where you at and do the right thing. I'm still an will not just go away waiting for my refund that you felt like keeping just because.

The tenant in question was allowed to paint 3 bedrooms colors which were not standard colors (pink, teal blue and dark blue...see attached photos).  The understanding at the time they rented the property was that they would paint the colors back to the original color as very few people are...

going to want these colors in their home.  They did not repaint the colors so we had to do it ourselves and thus deduct a minimum amount from their security deposit.  They made the garage into a play area for the family and kids and left the door open from the garage area to the home.  When mice came into the home they complained although the pest control company said it was a direct result of their using the garage as a playroom for the kids.  It should have been used a a garage...not a play area.  We did everything possible to make these tenants happy but they complained about so many things that we allowed them to break the lease so they could find another home.  We've never had an issue with this home in the past as it's a wonderful home.  All I can say is we did the best we could for them and they were not satisfied.  I could go into more detail about their tenancy but don't see the point.  We tried to respect them and their wishes but obviously they don't appreciate one thing we've done for them.

We moved in under the condition to repaint the home as the walls were all white and ran down by the previous tenants for being there for more than 4 years which is in writing in the lease agreement. We were giving an option to choose colors and we did and was approved by the landlord and the owner her self sample and supported attachment are included. There was no conversation nor  any agreement verbally or in writing about repainting any rooms. They're making things up just to feel better about me prorated rent that they kept along with part of my deposit. This this criminal and against the law. if my issues are not resolved it will end up in court.
