Dear ** ***,Enclosed are copies of invoices that The Oceanus Group has
paid to repaint *** *** ** *** ** ***.** *** and *** *** *** *** *** were both informed at the
final walk through that I would make every effort to clean and paint the walls
Per the painter, the walls could not just
be touched up and cleanedThere were
multiple areas where ** *** ** *** had used drywall company to patch holesThese
areas were left showing the white drywall compound- plus these areas needed
re-sanding in order to receive the paint properly.As you can discern from the invoice, The Oceanus Group’s
cost was over $1,to have this townhouse paintedThe Oceanus Group is absorbing
over 50% of the cost to paint the townhouseWe believe this is fair and
equitable, i.e., The Oceanus Group retaining $of the $85- depositSee
notes on painter’s invoice why townhouse could not just be touched up and why
the entire townhouse needed to be repainted.I am not sure what ** *** ** *** are referring to why they

Review: I rented an apartment from John B[redacted] 2 years ago and provided a security deposit of $850. During the final walk thru he had agreed to mail the full security deposit back. When I received the check it was only for $425 and was stated in a letter that he was keeping half the deposit for paint. His concern was the 8 little nail holes in the wall where I had hung pictures. I had even patched the small holes with drywall patch so all he had to do was touch up paint. This would be considered normal wear and tear after a two year lease. The problem is he stated to us during final walk thru he had forgot the color of paint he was using and was going to have to repaint the whole apartment. I should not be held liable for him being unorganized and not keeping track of the paint manufacturer and color. This is absurd and an excuse for him to keep half of the security deposit. There are other stories through the community on the way he chooses to do business. He is also going by the name of [redacted]Desired Settlement: Return the rest of the security deposit $425
