Although I was not the propertymanager at the time, I do have the documentation regard ing this matter. One June 6th, 2013there was a three-day notice of non-payment sent to Ms. [redacted] at the property addresswith late fees of $119.50. June rent was never paid. On June 18th, 2013 we did receive a paid infull invoice from [redacted] Carpet Cleaning (paid by Ms. [redacted]). An Itemized Disposition ofSecurity Deposit was completed on July 19th, 2013. (Please see attached) This was mailed to theproperty as no forwarding address was on file. It was returned as "unable to forward". (Pleasesee attached). On May 28, 2014 we did turn Ms. [redacted] into collections for her unpaidbalance.Ms. [redacted] contacted me at the end of April 2015 by phone and was very upset and wantedus to remove the charges. After I explained that the charges were due, she threatened me withturning us into the Revdex.com, at which time I told her to do what she needed todo. Furthermore, when Ms. [redacted] called she used obscene language and was extremelyrude. She came to our office on May ist, 2015 and demanded to speak to me. She did notschedule an appointment and I was out of the office at the time she arrived . She wanted thereceptionist to remove the charges so she would be able to rent another property which thereceptionist told her she could not do. I did speak to Ms. [redacted] on Monday, May 4th and Iexplained to her that her account was with the collection company now and she would need towork with them on a repayment plan. She told me they were mean and rude to her and shewanted to just work with our office to make payments directly to us. She did apologize for theway she spoke to me on our previous conversation . But, as I told her, the charges are due to theowner for repairs and lack of rent. She does owe the amount and it will need to be resolvedthrough the collection agency. Also, as far as her accusation that the property was re-rentedand we charged double rent, I did look into that. The property was not left in the condition Ms.[redacted] stated. There were damages and cleaning that had to be done prior to re-renting theproperty. It is our policy that if a tenant has to break their lease we will do everything we can toget the property re-rented as soon as possible. We did advertise the property in theAlbuquerque Journal and on our website in July and again in August.
