Oconee mgmt does not fulfill any landlord responsibilities except collecting rent. They did not apply the deposit to cleaning and inspecting the residence. Only AFTER signing the lease did she disclose that parts of the home were not functional. Toilets were not secure,bathrooms unclean,food in the frige,place not exterminated. And since all repairs are tenant responsibility.
Other (requires explanation) Hold the business accountable for basic landlord responsibility. Ensure return of my ENTIRE DEPOSIT UPON LEAVING.
Under the terms and conditions of her lease she has dated 6/24/2017; the unit was professionally cleaned and carpets professionally cleaned. Upon giving the tenant her keys, I provided a move in sheet for her to document all of the conditions in her unit which she returned. I told her that anything that she found she did not want to be held accountable for, please do a work order and I would have them fixed. The items on her move in sheet: light fixture cover off; toilet unsecure and loose; towel rack loose; tub dirty were all repaired on 7/15/2018; which I have a workorder and paid bill from vendor. Part of the cleaning is to clean all appliances, she never once indicated that there was food in the refrigerator until a year later after her first complaint. The lease is very clear. Landlord is responsible for heating and air conditioning and appliances as well as minor leaks. All other repairs are based on if the tenant broke it, they fix it. We do not exterminate(?) prior to every tenant moving in. Landlord is responsible for exterior termite control. The lease states tenant is responsible for pest control i.e. ants, bugs, rodents, etc. I pointed this out to her numerous times after she developed mice on the third floor of her unit. She did not want to call*** and it was her responsiblility. She recently call about a fan in the living room not working, did a work order and sent out a vendor to replace. I have managed the lease accordinly to the terms and conditions of the lease.
Since she was having difficulty paying the rent, I did not renew her lease. She beg me to let her stay. So I did on a month to month basis. Now she is complaining about me to everyone as a slum landlord. She is very difficult to deal with and I handle the lease accordingly to all terms and conditions of Landlord Laws.
I do not take any repairs out of her security deposit. So I am not sure what she means about not apply the deposit to cleaning. She has not move out yet. The security deposit is used once she is moved out.
She can move out any time she wants to. I have 7 other units in that complex and do not have any issues with the tenants like she has complained about. I will not address any more false accusations nor landerous name calling and unprofessional attitude towards me personally and professionally.
