RE: Plan # XXXXXXXX
Dear Ms***,
Regarding the service request for the leaking toilet and faucet; on behalf of Old Republic Home Protection (ORHP) and its employees, please extend our sincere apologies
for the circumstances outlined in Ms***'s letter
ORHP, like other home warranty companies, uses independent network Service Providers to service our Plan HoldersAlthough efforts are made to dispatch qualified Service Providers that can provide quality service, occasionally circumstances occur that are unacceptable to ORHP and our Plan Holder
I assure you, ORHP employees value the trust each of our Plan Holders place in us to resolve their service request in a timely and professional manner and when this does not occur, steps are taken to review what went wrong and implement improvement
Based on the information you provided, I have taken personal responsibility to address the issues outlined with the Service Providers and individuals involved, ensuring they understand the result of their actions and comments
According to the file, we dispatched Class A Plumbing to provide us a second opinion diagnosis, and I confirmed they completed the repairs to the toilet and faucet on March 10th,
If Ms*** has any questions, please inform her to contact us at XXX-XXX-XXXX for assistance
ORHP appreciates you taking the time to provide your opinion and perspective of your service experience, which in turn, provides ORHP the opportunity to improve the service we provide to our customers

(The consumer indicated he/she DID NOT accept the response from the business.)
At the point I contacted them I had been without a working heat pump for over months.I spoke to ORHP to see if they were a good company and would at minimum refund my contact becuase the issue had never been fixedThey took for ever to get a tech to my house and the tech was not qualified to work on my systemHonesty I don't think they do enough research on there contactor's and it cost the consumer like my self more money instead of saving me moneyAt a point I had to ask my self was it worth sinking anymore time and money in this unit and without having proper heat for months I could not wait another week for them to send a tech out just to tell me it needs the same part replaced that the last tech did improperly and have my electric bill be 2/higher every month ORHP last ditch effort to offer a repair is not acceptableLet's say that they did send a new tech out and he replaced the part again my hvac repair person was quoting for the repair and even if there techs do work at a discount andI am sure that what they pay the tech would be just about the cost of my contract. So I don't really get why its so hard to get refunded for my contactThey hire the contractors who do the shotty work and should be held liable for it.They have insurance to cover such incidents as a home owner I do notIf proper resolution is not met I will foward my complaint to the Maryland attorney general so at minimum I can try my best to protect homeowners in Maryland from ORHP

The issue is not resolvedSo far they Old Republic is stating that they need further information from the electrician and will not move forward without itThey have alienated the electrician so that he does not want to work with them and wasted his time answering their questions and then asking more questionsIf they had stated what was needed up front, we would not be going through this issue with them waiting to be refunded for work that should be covered

I accept the proposed resolution because it justly takes care of the error the was originally stated

Run away as fast as you can from this Company!!!!!!! If you are thinking about getting a home warranty company do not I repeat do not get Old Republic Home WarrantyTheir customer service reps are terribleThey are not educated on the policies they give you incorrect information making you think one thing then when you expect what they tell you it does not happen and then someone else tells you something totally differentI had water coming up through my floor had to shut the water off to my houseI called to start a work order they tell me it is sent up as priority per their contractWhen I try to call the technician they tell me this isn't priority we can be out there days laterI call back finally get someone out there they tell me the plumber has to reroute the pipe and the holes that he cuts will be covered under their "rough patch repair" or we can take a cash out for itI opt for the cash out option to just send the pictures of the holes to (***) then when I send the pictures of the holes in they tell me that it is not coveredThen while their technician is out there making the repairs he cuts an electrical wireI called Old Republic and they tell me we sent it to dispatch that someone will be contacting me shortly to set up a time to fix the issueThe next afternoon no call, so I call them back they tell me they don't do that, that I have to go through the technicianWhich I get, but tell me that initially don't wait until almost hours later after you tell me you will coordinate for itThis is a terrible warranty company I am going to drop them as soon as I possibly canThey make your already stressful situation so much more stressful then when you want to address it with someone they say there is no supervisor available you have to wait for them to find the time to call you backEnd state for my situation
Rerouted plumbing with burn marks on the inner drywall and studs because the plumber they sent out used a torch and didn't set any protection for my home upholes in my wall, the top of my cabinet was ripped off and placed on top of my other cabinet they didn't even have the courtesy to tell me that they did it I found it after he leftA cut electrical wire for my kitchenAnd out of pocket cost so far $I have to repair my walls myself out of my own pocketI am making sure I can cancel first without penalty but rest assured I am canceling as soon as I possibly can and will try my hardest to deter anyone from using this companyI will be contacting my realtor also to inform them of the issue and recommend they not push this company anymoreIf you are buying a new home do not let the relator push this company on you do your research they are the worst Home Warranty Company I have read about I wish we would had done our researchWe did not do our research and we are kicking ourselves for itTheir customer service reps are uneducated on their plans, they tell you the incorrect thing then when it comes time for them to act or help they say oh you were given the wrong informationThey claim to make a very stressful moment much less stressful but they have made my situation so much worseI have come out of pocket so much money that I shouldn't have all because the information their Costumer Service Rep gave me

Initial Consumer Rebuttal /* (3000, 7, 2015/03/26) */
(The consumer indicated he/she DID NOT accept the response from the business.)
There was no offer to resolve our issuesThe that was authorized was for another snaking of the mainline to open our drains up so that we could have water accessThe company has not been able to provide someone to hydrojet our line to clear out debrisThey only want to offer for the line to be jetted because that is how much their technicians charge however they do not have any in our service area and the one they assigned to us at first is not a reputable technician and is just a man doing plumbing outside of his home that does not offer warranties and told them times he could not do itI am still waiting for my line to be hydrojetted in which my original complaint was statingWe are now not able to use half of our house's water because those lines are the biggest reason we are flooding
Final Business Response /* (4000, 9, 2015/03/27) */
Dear Ms***,
Regarding the service request for the mainline stoppage; I spoke with ***, the manager at *** Neyer Plumbing, and he advised me that the stoppage was cleared by their company when they were at the property on March 22, However, it was determined that there is a "belly" in the mainline drain located outside the foundation of the home, which *** cause periodic stoppage of the mainlineAccording to ***, they have had a lot of soil movement issues in the area, and the "belly" in the drain line is most likely the result of soil movementWith regard to hydro-jetting the drain line; since there is a "belly" in the main drain line, hydro-jetting would not permanently resolve the stoppage issue
Please refer to page of the Plan that states:
"This Plan does not cover services required as a result of:
Lightning; mud; earthquake; fire; flood; freezing; soil movement; storms;
or acts of nature."
If Ms*** has any questions regarding the diagnosis, please advise her to contact *** at
XXX-XXX-XXXX
Please extend our apologies to Ms*** that the Plan does not provide coverage in this situationWhile the intent of Old Republic Home Protection is to provide as much coverage as possible, the Plan is not all inclusive and there are limitations which are standard in the home warranty industry
If Ms*** has any additional information she believes should be considered, please advise her to forward it to me for review

Re: Plan XXXXXXXX
Dear Ms. [redacted]
On behalf of Old Republic Home Protection and its employees, please extend our sincere thanks to Mr. [redacted] for being an Old Republic Plan Holder. It was a pleasure serving...

him the past few years. Upon review of his file, we concluded that his Plan is ineligible for renewal. We apologize for any inconvenience this [redacted] cause.
Please refer to page 9 of the Plan under RENEWALS that states:
"Renewals: The Plan will be renewed at our discretion. If your Plan is eligible for
renewal, we will notify you of the Plan fee and terms of renewal approximately
60 days prior to expiration of coverage. To ensure there is no lapse of coverage,
payment must be received prior to Plan expiration. Plan fees [redacted] increase upon
renewal."
In the event Mr. [redacted] wants to maintain his home warranty coverage, he [redacted] wish to contact another Home Warranty Company to obtain coverage. We recommend visiting the National Home Service Contract Association website at homeservicecontract.org for a list of reputable companies. We do not suggest companies that sell home warranties strictly over the internet, as many are not properly licensed and/or regulated as required.
Once at the site, click on the map, click on the appropriate state, and a list of NHSCA Member companies that conduct business in that state will appear. Please do not call the NHSCA, as they do not recommend specific providers, and are not staffed to provide additional assistance.
Again, we apologize for any inconvenience our decision has caused Mr. [redacted].
Respectfully,

Re: Plan # XXXXXXXX
Dear Ms. [redacted],
Regarding the service request for the air conditioner; on behalf of Old Republic Home Protection (ORHP) and its employees, please extend our sincere apologies for the...

circumstances outlined in Mr. [redacted]'s letter.
ORHP, like other home warranty companies, uses independent network Service Providers to service our Plan Holders. Although efforts are made to dispatch qualified Service Providers that can provide quality service, occasionally circumstances occur that are unacceptable to ORHP and our Plan Holder.
I assure you, ORHP employees value the trust each of our Plan Holders place in us to resolve their service request in a timely and professional manner and when this does not occur, steps are taken to review what went wrong and implement improvement.
Based on the information you provided, I have taken personal responsibility to address the issues outlined with the Service Providers and individuals involved, ensuring they understand the result of their actions and comments.
Please inform Mr. [redacted] that ORHP will agree, strictly as a matter of goodwill, to review the invoice from his Independent Out-Of-Network Contractor, and to provide me a copy of the invoice at his earliest convenience.
ORHP appreciates Mr. [redacted] taking the time to provide his opinion and perspective of his service experience, which in turn, provides ORHP the opportunity to improve the service we provide to our customers.
Best regards,
[redacted]

Re: Plan # XXXXXXXX
Dear Ms. [redacted],
Regarding Mr. [redacted]'s request for a refund of the $60 Trade Call Fee; I have reviewed the file and confirmed Mr. [redacted] placed a service request on January 23rd, 2014...

for his heat pump. On March 12th, 2014, Old Republic Home Protection (ORHP) reimbursed Mr. [redacted] $911, less the $60 Trade Call Fee, for the covered repair.
Please refer to page 7 of the Plan titled When You Need Us that states:
"You are responsible to pay a TRADE (SERVICE) CALL FEE (TCF) when the Service Provider
arrives at your home. The TCF (or the actual cost of service, whichever is less) is due for each
dispatched service request by trade (plumbing, electrical, appliance, heating/air conditioning,
etc.). Service work is guaranteed for 30 days. The TCF is due whether service is covered or
denied. Essentially, when we incur a cost of service, you are responsible for a TCF."
If Mr. [redacted] has any additional questions, please inform him to contact us at XXX-XXX-XXXX for assistance.
Sincerely,
[redacted]

We called Old Republic because our gas fired pool heater was leaking. Pool technician came out and reported back to Old Republic that our pool chlorine was high and that caused the heater to fail? Are you kidding me? Of course Old Republic denied the claim. They do not want to pay on any claim if they can find any lame [redacted] reason to deny it.
