This is the worst escrow company I have ever dealt with:
1. I did not know it was not accredited when the buyer insisted on using this company
2. Every time I received correspondence, it was from a different escrow officer
3. They didn't submit the information to the insurance company to trigger the inspection, as a result they inform me and my lender that I was not in compliance on my loan instead of taking responsibility for the mishap. This resulted in a mad dash to get the inspection done or I would have been in trouble with my lender.
4. They did not submit the documents for the warranty which was included in escrow. When I contacted the orph, they told me I didn't have a warranty.
5. They kept sending the correspondence to the wrong address. I was a purchaser from out of state and they continued to send refund checks and documents to the purchased address after being told 3 times that I had an out of state address
6. It is stressful cleaning up after an escrow company

Thank you for the opportunity to investigate the concerns raised by a customer about the escrow services provided by Old Republic Title Company. Old Republic Title Company is licensed by the Insurance Commissioner of the State of California to transact business as an underwritten title company, including the handling of escrow business under License No. 257.

The company employs a team of escrow officers to serve its customers. As a result, a customer may receive communications from more than one employee but each employee who works on a transaction has access to the relevant documents so there is continuity in service.

The customer was required by her lender to obtain a policy of insurance and issuance of policy was dependent on an inspection of the home. The customer’s instructions to Old Republic Title specifically provide that it had “no obligation to order or obtain any of the inspections or reports required by this transaction.” I have learned that the customer and the insurance company had difficulty in scheduling the inspection. That difficulty caused her to receive a notice of cancellation of the policy initially placed when escrow closed. The matter was remedied after an employee of the insurance company stepped in to assist.

The customer may be confused about the home warranty policy. The real estate agent for the seller, not Old Republic Title Company, ordered the home warranty policy. The premium for the policy was paid and the check cashed on January 27, 2020. The customer had an opportunity to designate an address for delivery of home warranty documents other than the property she purchased when she signed documents but did not do so.

During my investigation, I learned that Old Republic Title Company mistakenly sent some documents to the property the customer purchased instead of to an alternate address she provided. I noted that the company’s records have been updated to reflect the alternate address. On behalf of Old Republic Title Company, I apologize for the inconvenience caused by the mistake.

During the time I was working with this escrow company, the escrow officer of record was not continually working on my matter. She was on vacation and as a result, my file was being passed from one person to another.

I received emails from no less than 3 escrow officers all handling my matter other than the escrow officer of record. As for the closing of Escrow, that took place in January. These issues happened after the close of escrow in February through June. I am surprised that the Home Warranty alternate address was requested and that I declined to provide it since I and my real estate agent indicated the change of address no less than three times. During those three times, they continued to send documents to the property address and not to the address I indicated. I am thankful that now their records have been finally corrected.

As for the cancelation of policy, I was told in mid-February about the insurance inspection issue by the escrow company not the insurance company. I had not received word from the insurance company directly. The insurance company claims to have left voice mail messages but as it turned out, the escrow company had given the insurance company the wrong phone number and the wrong address. So, notices were going to the property address and not to my personal residence.

In addition, their quality control person had not reviewed my file until mid-February and as a result, they became over zealous due to liability issues on their part. The insurance policy was still active and not cancelled, as I still had 30 more days to comply. This particular issue became a problem because no one person was handling my matter and emails were being sent by various escrow officers.
