Mr. G was hired in May of 2019 to perform a renovation project at *** for a fixed price of $144,450. The work to be performed was listed in a spreadsheet prepared by Mr. G. Mr. G submitted periodic draw requests to ***. The entire construction budget of $144,450 has been exhausted by payments to Mr. G, but only a tiny fraction of the improvements has been completed. It appears that none of the appliances were purchased including without limitation a stove with 6+ gas burners, 2 dishwashers, 2 ovens, granite countertops, farm sink, disposal, lighting fixtures, whirlpool tub and more. The house is not livable. There is no working plumbing and no working electric. Retaining wall and drainage work was improperly done.

The ***'s called me to look at a dilapidated mobile home turned into a house, poorly constructed would be an understatement.
The ***'s prepared a wish list for each part of the house and ask if I would estimate the cost to repair and get the house up to standards as much as possible.

I prepared this estimate and presented it to them as a cost plus 23 percent and the estimated cost of repairs was roughly $277,000.

The bank however would not loan the ***s more than $144,000.00 either due to their ability to repay or the poor construction of the house.

The ***s asked if we were willing to repair the house in stages. They "NOT OLD TRADITION BUILDERS" prepared a list of things they would like to focus on. A few major items were left off of their list that was later decided to be important to go ahead and do first. Because the project is a cost plus project it is irrelevant to Old Tradition Builders the order in which they decide to complete the project. Keeping in my the completion of the project is the $277,000.00 number.
As the project carried on the wish list of Mr. became more and more out of their normal scope of work provided by them.
At this stage they are set up to finish the entire project under the initial estimate of $277,000.00, this is due to the supervision and workmanship of Old Tradition Builders.

There are at least ten people who can swear to the terms of our agreement together that have direct knowledge or were in the same room during talks and heard the conversations.

Old Tradition Builders DID NOT turn draws into the bank , all draws were turned into the ***'s for their review and the ***'s turned the draws in with the bank.

Most of the draws actually state on them the cost plus scenario. The ***'s were heavily involved with the labor being spent and the areas at which it was being allocated to.
Everything above can be backed up in emails and text with the ***s.

The ***s possibly are having problems receiving the needed money from the bank to finish the project as planned from the start, they should be asking for help from Old Tradition Builders instead of being engaged in active SLANDER against Old Tradition Builders. They are legally responsible for making false statements and have caused damage to Old Tradition Builders.

A huge amount of work was done to this project and a substantial amount was thought up and added by the ***s. Of course the house is not livable because the total amount of work to be done has not been approved by the bank through the loan process.

I am willing to help most people and still would entertain helping them. They have been rude and use vulgar language towards Old Tradition Builders, while trying to manipulate as much free stuff as possible.

Enclosing we deny all claims by the ***s because the are false and misleading to any person who does not have direct knowledge of the project.
They also have not spent $144,000 of the banks money, at least not to Old Tradition Builders. They also ran up extra cost of around $13,000.00 that they were suppose to pay out of their pocket because it was completely separate from the banks perceived intent.

As you can see, this company and individual has customer service last on their list of priorities and makes no meaningful effort to resolve this issue and ensure customer satisfaction. Instead, they blame the customer, blow smoke screens to cause confusion, take your money, and take no responsibility for anything whatsoever.
Mr. brian chris g*** and old tradition builders provided a fixed price quote and then failed to complete the work as agreed and owe us a refund of $108,337.50 for unfinished work. Old tradition builders caused extensive financial, mental anguish, inconvenience, and loss of enjoyment damages to our military veteran family by not finishing the work in the quote as agreed while we still owe United Bank a mortgage payment and interest. This unresolved problem and incurred debt has also caused a flare-up of some of my military service-connected disabilities.

With that said, we wholeheartldy reject Mr. brian chris g***'s and old tradition builders' response and claims and advise against doing business with them.

I would have liked Mr. to reply to each statement in the first response that I sent.
The bottom line is that he can not because he is not being truthful.

Customer Service is not complying with a lie. Old Tradition Builders will gladly help anyone with their projects, but is not responsible for financing anyone's project.

Old Tradition Builders again did not enter into any type of a fixed price contract with the ***'s. The ***'s need to apply for the financing for the second half of the construction as this was always to be the case.

Also I have family members who were actually disabled Veterans and I take offense to Mr. pretending to be something that he is not.

Old Tradition Builders is at a loss on how to proceed with someone who wants you to "bank roll" their project.

We do not agree with Mr. G's response and reject it. He does not realize that due to his continued disrespect of the customer and ignorance that he basically insulted a very large segment of the Disabled Military Veteran population who don't sit in a wheel chair and seem to be fine visually. Attached is our first email we sent to Mr. G requesting a QUOTE on renovations. As you can see (attached), the subject and the body of the email have the word QUOTE in them as well as several e-mails after that discussing the QUOTED items and QUOTED prices. Several emails later Mr. G responds with ABSOLUTE numbers (not estimates or ballparks) on the agreed upon QUOTE attached. The third column is named PRICE QUOTE. We also refused to sign his contract, yet he brought his heavy machinery on a Saturday without any heads-up and started working based upon the QUOTED prices he provided in the QUOTE that came from his e-mail address and later presented at almost every in-person meeting to use as a reference and to discuss our requirements for the project. Our impression was that he was inexperienced with the business side of managing a project's cost and pricing and that he badly needed the money and did not perform due diligence when he provided the QUOTED prices by obtaining QUOTES from his subs/suppliers for items we required, thus finding himself and his company in a situation where his QUOTE did not equal or was below the actual cost of renovating and thus not allowing some profit for him therefore in an attempt to save himself from a financial loss, he shifts blame to the customer and tries to use a contract that we refused to sign and does not bind the two parties. The only contract that is binding is the emails and approved price QUOTE that he provided, got forwarded to the bank with him in the cc line and approved by the bank. I am not being disrespectful, but I will not allow a false to statement to be stated on my company.

I truly respect the military, it just seems a little disingenuous to try and use it to sway an opinion about yourself. That is what makes me don't your military history.

I would be more than happy to finish the ***'s project as per our agreement of cost plus 23 percent. Again, they are ahead of their budget on the overall project.

It most be noted for clarity the statements made that are false, and or purposely misleading.

1.Qoute is a general term used in many fields to define an estimated cost of something. Rather a contract is cost plus, fixed price or you are donating your labor to someone, quote would be used in any of these descriptions.

2.Again the "scope of work spreadsheet" was supplied by the customer and this is backed up in emails, text that we have if needed.

3.We started this project on Friday May 03, 2019. See text from ***s in attachment :*** 1"
They approved us starting the project and this is opposite of what they just wrote to you.

4.It is impossible for a contractor to predict an accurate estimated cost when homeowners are in charge of picking everything, even down to outlet covers, etc. This is due to it being a cost plus job. See attachment "*** 3, *** 4."

5. At no time did the ***s refuse the cost plus agreement between the two of us. If so please provide anything that states this, but they can not. See attachment "*** 2, *** 5, *** 6.

6. Most of the draws that were sent over the five month period have line items for the builders fee
see attachment "*** 7, *** 8"

The ***s personally approved each draw almost weekly based on work they had us complete. Their second response stated that Old Tradition Builders sent draw request to the bank directly, and the bank paid the draws. This is false and an attempt to relieve themselves of personal liability.

We will pray for them, and would even help them if they would be honest and humble themselves a little.
However we will not stand for anything other than the truth.

Old Tradition Builders has completed all work we have been paid for.

The ***s bring up an amount of $108,000.00. This amount would finish the whole job as per the original $277,000 estimated cost.

It seems that the ***s wish to get $277,000 worth of work for $134,000 or so.

This is unrealistic and nothing said can make it realistic.

Sadly it seems that you can not please all people.

I will pray for them and wish them well, but I will not donate money by force.

His response is once again rejected. A pending investigation is finding even more problems and issues with his poor work and quality than we originally thought. The plumbing as an example is flawed and will not drain into the damaged septic tank. More to come as the investigation unravels the extent of this individuals fraud and poor work.

1. The full cost of this project was going to be $277,000 or so.
2. They spent about $135,000
3. They have less than $100,000 left to do to finish.
Looks like they are about $40,000 to the good.
I would more than happy to help them however I will not be manipulated into forced charity.
I have been 100 percent honest with the Revdex.com and the ***s.
If they would like to finish on their own I would even donate my time to help them arrange it, but because that is my personality and not because of any thing owed to them.
Of course we deny all the talk about damaged stuff, this is false.

Hi once again Thank you for the chance to once again confirm the truth in this matter.
1. Old Tradition Builders worked for about 6 months on this project turning in cost plus a percentage draws each week to the ***s.
THIS CAN NOT BE DISPUTED.
2.The *** personally reviewed each draw and after verifying work completed wrote a check to Old Tradition Builders.
THIS CAN NOT BE DISPUTED.
3. The ***s wrote to you that they refused the cost plus agreement, however this will not be found in any email, or text, because it did not happen.
4. Old Tradition Builders worked off of a scope of work provided by the ***s.
THIS CAN NOT BE DISPUTED.
5. This project was always supposed to be done in phases due to the bank not loaning enough money to complete the scope of work provided by the ***s. The ***s need to apply for the second part of the loan as they planned from the beginning.
6. The ***s have written multiple mistruths to you and have intended to use you to "strong arm" money out of a honest contractor.
7. Thanks to the Revdex.com I have these untruthful statements now documented.

I contacted Old Tradition builders to remodel my kitchen. The cabinets were put in as well as the
appliances. The strategic placement of the appliances was to cover holes and shotty workmanship.
Behind the stove are two holes one on the floor and one huge hole in the wall. The builder recessed a
refrigerator into a closet. The closet also has a hole that is open from the attic. I now have an infestation of rats coming from the holes that these builders left open and uncovered he assumed that I would not move the appliances on final inspection. He deliberately deceived me the customer. He also did a terrible paint job throughout the house, because the paint is peeling off the doors
Yes, this is a health hazard because the rats have contaminated the entire house. *** try to say that
the builder did not cause the rats. He left holes everywhere in the kitchen so it is no trouble for any rodent to gain entrance.

Desired Outcome

Refund I would like to be monetarily compensated.

Old Tradition Builders took this particular job to help them make something presentable out of a very old and nasty house. The customer had little to no money to afford what we did for her. As a favor to her we completed the job and lost money. Even after knowing we were not going to get paid in full I still went back and laid ceramic tile for her on the porch.
I did this not because of any contract but because we generally cared and wanted to help as much h as we can. This house was a fire hazard, roach infested, rat infested mess.

If Ms. had any real concerns all she had to do was pick up the phone. We would be glad to help her in any way feasible.

On her doors I dont believe the o e we painted are peeling because the Interior decorator had a painter that started the job using latex pai t over oil paint. When this painter walked off I bought oil base paint out of my pocket without getting reimbursed because I wanted it done right.
I believe she wanted a house that is maybe 100 years old to look like a brand new house for almost no cost. The plaster walls are cracking, the plaster ceilings are cracking. The house is is balloon framed which means the whole house is acceptable to any creature to come up through the crawlspace and enter any wall cavity.

My Complaint is concerning *** of Old Traditions Builders (Macon). A construction contract was signed with several provisions listed in detail. A lot of this was completely ignored.

Just to give a few examples..

#1. Change orders were suppose to be the builder's responsibility to put
everything down in writing. I received NONE while there were multiple changes
made.
#2. "Builder agrees to disclose actual cost...." This did not happen on all
materials and labor.
#3. "Builder agrees to provide breakdown of estimated cost for all expenses
of house before work begins. A cost will be provided to the client before
starting any and all work. A Spreadsheet must be kept up-to-date weekly by the
contractor and shared with the Client". I was not given all estimated cost
for all expenses before work started on each item. Work started and I didn't
know cost for many of the items. Also I was NOT kept up to date weekly. I
did not get spreadsheets weekly and what I did get was a guess on many items.
#4. 'Builder also must be very responsive to communicating with client.
Calls or text must be returned within 4 hours". This was rarely done.

There are major quality issues such as large holes around exterior doors and structural issues as well. Other problems and issues will be addressed at a later time.

Desired Outcome

Other (requires explanation) Refund, because attempted to fix one of the holes is still hazardous and poor workmanship that will hurt value of the resale. Other holes not repaired.

Mr *** entered with the process of taking advantage of an outstanding company. The contract that he notes says he is responsible for paying Old Tradition Builders roughly $1,500.00 in supervision each week of construction. He never made one payment to Old Tradition Builders. Mr *** was always kept up to date on all cost. Old Tradition Builders went above and beyond to satisfy this customer. We have a untarnished reputation in the middle Georgia area. We have the ability to build any project , however lack the ability to fix his lack of character. Mr *** is facing at least two other liens that I know of due to his lack of character. We are currently owed appox. $40,000.00 due to Mr. Hollands refusal to answer when we will be paid, I had no other chose but to stop all work on his project. Mr. has a history of trying to side step the issues. His "outstanding company" is merely a group of independent subcontractors handing most of the work. The workers he employ were not able to put up sheets of plywood without leaving gaps. They used 6d type of nails on trim where finish nails are suppose to be used. There are other major deficiency and quality issues. See a small sampling at (***). Mr. referred to his inability to get paid and that others had put liens on the build. He is trying to deceive you. I have attached an official bank document where it proves that Mr. received and controlled the monies of the construction loan from the bank. The attached document proves that Mr. is not telling the truth concerning the paying of bills due. Mr. was totally responsible for all of this. It was Mr. lack of supervision and management that caused his stoppage of work. I repeatedly asked Mr. to fix various quality issues for months. These problems were never corrected. Mr. has been making personal derogatory comments as stated in his response. If the Revdex.com wants to checkout the truth on "lack of character" please conduct background checks on ***. We have been requesting receipts, bills, labor and material cost for over 4 months. To date Mr. has not produced these. He has not provided us with quality work, not met deadlines, not provided lien waivers for work completed and has breached the construction contract. Mr. behavior has proven that he does not handle his business in a professional manner, lacks building and management skills necessary for a general contractor. Our desired solution is to provide a review so other consumers can see the lack of truthfulness and integrity of Mr.. Construction draw requests are to be made payable to Builders only (no funding to homeowners by check made out to _____ or deposited into checking account number _______________. All disbursements of funds will be subject to the bank's inspector giving progress inspections as to percentage of completions and any required Waiver of Lien from a supplier filing a Notice to Owner prior to disbursement date (see Final Draw requirements).

Hello, Again dishonest and he continues to blame my company for his financial decision. Basically all things written by *** are anger filed mistruths.

I will answer a few since he continually throws them out there. On the contract he sites he typed one up and the other is the banks version of their contract.

He brought his to me at the door of the lawyers office and we looked at it and signed it before we went into the lawyers office for the closing.
The lawyer had the actual contract between all parties and we signed this contract second.
The first contract was more of a scope of work in which *** basically changed on a daily basis, ie: brick entire foundation, garage porches, brick on garage, window in garage, eyebrows on house, and many more. All of these changes can be backed up with emails and text between the Hollands and myself.

When Mr. speaks about getting draws on the house, he fails to tell you that the bank pays no draws towards the shop and this is the reason we are over budget. He also was suppose to pay for several items directly such as the septic tank, well, fence for shop. Even though this is in writing he has lied to some of the people he owes money to and said that he wasn't aware that he should pay for it. How do I deal with a person who is so freely able to lie at a drop of a dime.
I also paid Mr. directly for the flooring in the house, interior doors, exterior doors on shop, and partially paid for his fence guy because at the time he didn't have a check for the guy. According to his "contract" he is suppose to pay the builders overhead and profit each week over the course of 18 weeks. Mr. has failed to pay one penny in supervision.overhead, profit to Old Tradition Builders. If he says different please provide bank statements to back his numbers up.

These items are some that he is adding up to say we are over budget, but the truth is the bank hasn't paid for any of that and it came directly out of my pocket.I have yet to see any material for the money I gave to Mr..
I worry that I may have a hard time getting reimbursed for what he owes me due to a separate lien taken out on him for taxes unpaid on his property (I guess where he currently lives).
No one is perfect, but I have been building houses fore 26 years in the Middle Georgia area and had never had to deal with the Revdex.com.
Mr. made a video of so called "faulty workmanship" and all he could show you was a picture of a hole in a block that would be filled and covered in brick as well. We built a house and a shop and he could only shoe you a ten second video of a hole?
On the completion time of the project, it is impossible for me to predict when *** would allow us to finish one item at the house much less the whole project. He road blocked everything we tried to complete. He is overwhelming a controlling person, the problem is he lacks the knowledge of construction to try to be in control.
I am a Christian and I do forgive. I would be willing to still help him with his house to finish but he must pay his bills. I beg you to arrange a meeting with all parties. Mr. is also illegally putting notes in mailboxes of people I am building houses for. I have the copies. He is also slandering a fantastic company that I have built, if he is unwilling to meet and work this out then it is useless to write letters back and forth.
My lawyer will pursue the slander charges.
I again offer you the ability to come to Middle Georgia and walk through every job site that I have going and meet each customer. I would also still agree to both parties taking a polygraph test.
I do not know anything else on my part that can be done to solve the problem, it is in Mr. hands.

What can be done is to provide the actual costs of materials and labor per contract. *** was asked approx. 5 months ago. And he has not supplied the documentation yet. The documentation is per contract and essential to know the state of the project. As a willing, forgiving Christian as he states, why want he provide the documentation so things can move forward?
The tone, assumption and untruths need to stop.
Mr. has made numerous derogatory statements. Mr. has been asked politely to stop and to keep it professional.
Again, Mr. received all the money. The changes orders, lien waivers, etc. have been not received.
Mr. signed the contract without coercion. The delay on the signing of construction contract was in respect as not to hinder his bereavement due to the death of his brother of ***, Ga., *** on July 27, 2017.
There are a great number of issues and opinions that have been discussed and shown in this response and previous communications with the Revdex.com.
This is the reason why the matter was brought to the Revdex.com in hopes to resolve it. All of the documentation is needed and anything the Revdex.com can do would be greatly appreciate.
