On December 1, 2016, the tenant moved into the apartment. His signed lease indicates his rent is $per month. This property requires renter’s insuranceTenants have the option of providing their own insurance, or purchasing an RLL insurance policy with their rent each month for $
He never provided proof of having his own insurance, so he was charged the $insurance fee each month, for which he paid. He never paid more than what was owed.October 6, 2017, tenant paid his rent, which was late as it is due on the first of each month. We agreed to waive his late fee this one time. However, he only paid $so his account was $short.In October 2017, the tenant was mailed a letter asking him to either sign a lease renewal for another year at the same rate, or go month to month for an additional $which is a month to month fee.On October 17, 2017, tenant came into the Debco office stating that he had been paying the incorrect amount of rent for the year and asked us to drop his rent to $per month. He was repeatedly told and shown that his rent had been $per month, per his lease. He stated that he would not renew his lease if we did not reduce his rent. He came into the office and called us numerous times regarding his lease agreement. He was very argumentative and difficult to communicate with.On December 1, 2017, since we did not receive a signed renewal from the tenant, his lease became month to month which incurred a monthly $fee.Twice he was informed that his guests had exceeded the allowable time to stay in his home. He was instructed that his guest would have to complete an application to be approved to reside in the apartment. This first time the guest moved out. The second time the guest did eventually come in with the completed application and the necessary $application fee which was accepted by our receptionist. However, a business decision had already been made to give the tenant a notice to vacate the home. The tenant was informed of this decision verbally and the $was refunded to him. Debco Management, Incmailed a letter to the tenant on January 19, explaining he would have to vacate the property by February 28, 2017.This is not an eviction. One a month to month tenancy, either party may give the other party a 30-day notice to vacate in writing
