We have addressed each of the complaints below, with our responses in red and associated emails in blue.Contractor changed the roof on my house changing
the look of my houseI have approved plans stamped by County Department of
Planning and Growth Management, and contractor constructed a hip
roof with 2-
pitch instead of using approved plans that states 4-pitch
We took
over this contract after two previous unlicensed contractors failed to perform
this workDuring the short time we were working on this project, we had the
old footers engineered and poured, framed the addition, replaced the entire
roof, completed plumbing rough-in, installed windows and new doorHad the
customer not barred us from the job, this project would be complete today,
which included a new kitchenWe are still under contract with this customer
and there is a balance of $50,This customer was constantly making
changes after work had been done, and we complied with many of these changes at
no charge to her
The customer
acquired the permits through the County and granted permission to the County to
allow us to make changes and discuss her permitThe roof plans the prior contractor
had drawn up were grossly incorrect, showing that the existing roof height was
several feet higher on the plans than it actually wasThe span of the trusses
would have had to have been feet and had to match her existing roof line
Construction of trusses would have resulted in a pitch lower than a 2-which
the County would not approveThere were no provisions in the plans for support
of trusses over that distance of feetMeetings were held with the County
who agreed that the changes were necessary and approved the new plansThe
homeowner was made aware that the roof was changingThese new plans were then
carried out - the roof was built according to those changes, and the homeowner
approved

Contractor did not butt the new addition to the
existing home
The
addition is attached to the houseHowever, the exterior of the old house and
the door that separates it from the addition were not removed at the homeowner’s
request until such time as the windows were installed (and covered up?) and the
addition was securedWe were not able to complete this part of the project due
to the customer’s work stoppage
Contractor installed windows and door that
allowed water into my new addition during the storm of October 2,
The
homeowner placed a stop work order against Olde Port on September - we were
not yet finished with these installations and getting the addition ready for
sidingShe then called a meeting with the bank consultant and our company the
following Friday, September 25th where she pointed out her issues
The Vice President of the company was not allowed to attend this meeting and
was asked to leave the premises with no explanationDuring this meeting, it
was explained that most of the issues she had pointed out were parts of the job
still in progress, and we agreed that all would be addressedShe then allowed
us back to work effective September 28, however, other work had been scheduled
during the stop work orderShe also forbid one of our workers on the job
because she was informed he had felt threatened by her the last time he was on
the jobThis left us with one employee to complete the punch listWe
scheduled the siding installation for October 10th with plans to get
her punch list work completed the week prior to that, when she emailed us on
October 2nd stating that no further work was to be done until we
completed the items on her punch listIn that same email, she stated we could
only work when she was home, which was Friday, Saturday and Sunday so that she
could ‘supervise’ our workThere was no allowance in the contract for overtime
pay for weekend work, leaving us with only FridaysWe advised her on October
that we would comply with her request, but that it would significantly slow
down progressIt was stated that the installation of the siding should be a
priority for her to get her home weathered in

are pictures of the installed door, window seal, studs, and center blocks
during the storm of October 2, 2015, at 12:pm today, showing
water entry into the addition that could have been prevented had
you started work “September 28, 2015” as documented on the punch
list dated September 25, 2015, days prior to the coming storm of October
2,
I had
to purchase six 50lb bags of sand on October 1, 2015, to place at the foot of
the newly installed door entry both inside and outside, not knowing water would
be entering from the side wall center block due to the fact that the
block had not yet been parged or sealed after installation. The window
seals are filled water because of the lack of proper moisture barriers as I had
mentioned in the punch list dated September 25,
Also,
I’m noticing some of the wood studs seem to have mold or a black substance on
them.
As you
can see from the attached pictures the water is still entering into the
addition as the rain fall harder, so right now siding is the last thing on my
mind.
Due to
the loss of faith in your ability to complete the necessary task in a proper
manner, I will only allow access to work on weekends and week days in
which I am available to provide proper oversite of my project
Again,
please send me the itemized receipts I requested for invoices paid
in a timely manner, and a copy of the warranty for the roof

Contractor started two closets in beginning of
job 1st week of August, still not yet completed yet contractor was paid
This was
interior work which we planned to continue once the outside work was weathered
inThese closets were part of the overall job, and we were only working on
those as a filler until such time as the foundation was completeWe have not
been specifically paid for the closets
Contractor forgot to move spigot from addition
through foundation, now it will cost additional expenses to move the spigot
The spigot
was not forgotten about at any timeIt was to be moved at the time the
plumbing rouwas being performed for the bathroom
Contractor charged me for a beam I have not yet
seen, and for a pad outside the door I have not yet seen materials
We agree
with thisHowever, this work was not completed because the homeowner stopped
work on the projectWe fully intend to deduct these costs from the monies
still owed for work completedBecause this is a 203k loan, the bank holds back
money on draws and we are still owed $for work that has been performed
Contractor refused to work on punch list from
meeting held to point out items that were paid, but needed completing
We were
scheduled to work on the homeowner’s punch list on October when she claimed
we were in breach of contract and stated ‘your services are no longer required.’

system which we had in place and which had been inspected by the County,

studs and 2x2s are growing mold/black substance

added to the interior of the exterior walls to allow for insulation of the
block and electrical workAny substance growth is superficial and is due to

Contractor refuse to give me a warranty for
roof, receipts for invoices paid., and a GEO report for footer

warranties are presented at the end of a job, when work is complete and payment
in full has been madeWe are not obligated legally to provide itemized
receiptsHowever, customer received progress invoices whenever payments were
made reflecting sameThe GEO report is on file at the County
Concrete cracked wall to wall in weeks and up
the center block
This was
brought up at the meeting with the bank consultant and it was explained to the
homeowner that the crack was not structural and is a occurrence with
concrete
In process of getting someone to test the
mold/black substance levels since more rain is in the forcast
Olde Port
cannot be held responsible for any type of growth as we have not been allowed
to complete the workThe customer had been advised on October 5th
that the siding should be a priority to get the house weathered inThe house
is still not weathered in and it has been over a month since she removed us
from the project
Sand bags are still in place from storm of

As for the homeowner’s requested
outcome/settlement, we will not be changing her roofThis work was done
according to code, in accordance with the County approved plans and was approved

dispute. The customer filed her complaint and we responded to each of
her pointsIn our opinion, the customer has resorted to making inaccurate
statements in an attempt to hurt our reputation. We made every
attempt throughout our dealings to work with her in a professional and
productive manner, making alterations from the approved plans (as the
customer had requested) without charging her for the extra laborIt was
only after we stated any additional alterations would require a change
order to the contract (because her requests did result in a change in the
contract terms) that she expressed her dissatisfaction with our
workOur work was performed in accordance with all applicable codes and
in accordance with her requested changes to the plans provided to and
approved by Charles County Planning and Growth Management.
Our attorney contacted her in an
attempt to work out the issues she had and allow us to complete the project in
accordance with the signed contract. However, to this date, the customer
has not responded to our attorney, but instead, she chose to file this
complaint and while she has the right to file this complaint, ignoring our
attorney's letter does not get us any closer to a resolution. We are
eager to complete the project but because she has refused to allow us access to
the work site, she has prevented us from stabilizing and/or securing the site,
which may cause her to incur additional costs if and when she chooses to allow
us or another contractor on the site to complete the work.

contract price providing there are no additional changes without written change

The dissatisfaction with the work performed is the subject
of my submission to Revdex.com. Olde Port Home
Solutions, Inc has not addressed the specific issues as to why I relieved them
and filed the complaint. Olde Port Home Solutions, Inc acknowledges how they made
alterations for me without extra charge or extra labor; however this is not the
basis of my complaint I have
photographed the grossly unprofessional construction performed on my property
and am following procedures to protect myself and other potential customers
from Olde Port Home Solutions, Inc. I have no interest in responding directly to Olde Port Home
Solutions, Inc attorney, as I am the customer who has already suffered loss and
damages after failed efforts to secure professional construction to my property

We have been trying to reach this customer by phone and email several times (between July 24 and July 28) to schedule the repairs for which we were contracted (not all of the items on his inspection report were included in our contract with him) and he has yet to return our email or phone calls to...

schedule. We stand behind our work, and if a customer is not satisfied, we do everything in our power to correct the issue. This cannot be accomplished, however, if the homeowner will not respond.

Frustrated and upset customers
Bluf: We regret our business with Olde Port Home Solutions. Quality of work is atrocious. Company management does not serve the customer. The required work was $400 dollars over budget and took two days longer than planned to complete.
We signed an $800 contract with Olde Port to replace our cracking bathtub. The tub was replaced, in addition to various tiles on the wall in the shower area. The final price paid was $1200.
On the first, eight hour day, the contractor spent three hours shopping for grout and tile. Because the contractors had to work past 5:00 PM one of the days, the company felt it was proper to charge US for the contractor’s overtime (a charge that was never agreed to beforehand).
The quality of work was atrocious and appeared to be rushed. The grout and caulk were not installed smoothly and appears sunk in many areas along the wall and tub perimeter. After two months, all of the newly finished grout and caulk areas were cracked and attracting mold and mildew. Additionally, the dry wall around the tub installation was damaged.
After contacting the company about the issues, they assured us that the work was NOT rushed and they would be happy to fix it. I purchased new tile, since the replaced tile did not match the rest of the bathroom (not their problem, but ours, they tried their best to find a matching tile). After taking only one day off of work, the contractor informed us that he would require TWO days to finish the work and he would need bullnose tiles for the bathtub wall edging (we had no idea we needed edging pieces). The required work could not and would not take place that day. We would have appreciated if the company would have told us we would need two days for the work and that we needed to purchased bullnose pieces for the edging. Feeling frustrated, we agreed to explore other companies instead of dealing with Olde Port.
We requested a quote from a different company and they informed us that the tub was not installed correctly (it bounces slightly up and down and makes a cracking noise). Because of that, the caulk around the tub would always crack unless reinstalled. The new company quoted us at 2,000 dollars to fix all of the damage Olde Port caused, as well as re-install new tile and re-grout. Our entire experience with Olde Port has been less than satisfactory and we will never use this company or recommend them again.

Jeff and Sandy at Olde Port worked with me and the bank on a major remodel of our foreclosed house, we had almost everything under the sun renovated or replaced on this house (See list below). They started work the day after we closed and did not stop until the job was done and done to my satisfaction (which is a pretty hard achievement). Not only did they make quick work, they did everything right the first time and at a great price. They constantly communicated with me throughout this process and I always knew when they were going to be at my house. Their workers were polite, professional, and on-time; they even asked before using the restroom or going into another part of the house to check on things.
Our house was built in 1984 and just about everthing including the water heater was from the 80s. We moved in the same day our roof was getting replaced and the workers didn't miss a beat, they still finished the entire roof in 1 day. Olde Port always answered my questions and did not try to up-sell me, they recommened and gave me the products I needed. They even handled our permits needed for the electrical and plumbing work. I would highly recommend this contractor for any job big or small.

Concrete repairs including a new front step
New trench drains
Repaired trim around garage doors and painted garage doors
New doors
Landscaping - Removed trees away from house
Plumbing - new water heater, fixed toilet leaks
Electrical - repaired and replaced light fixtures, switches and outlets
