Statement of Credit Denial States that the decision to deny your application based on the following reason(s)Value or Type of Collateral not SufficientThis was sent to the applicant for the purchase of your property...Bottom line...............they would not loan on this property so the purchaser could not purchase your property
The original contract was written on 3/2/15.....seller signed this on 3/9/with a closing date to be closed on or before 5/2/15.That date came and the purchaser requested an extension until 6/2/due to issues the lender had with getting the appraisal completed and getting a water sample to
qualify. You as the seller did not return an extension......your RE agent needed to have an extension signed by you to proceed with the contract. The lender had an appraiser look at the property and they refused to give an opinion due to the fact that the property had formerly been a pig farm and that the water was contaminated....No other appraisers would consider appraising the property. The purchasers ask their agent as well as the agent representing the seller for possible appraisers. On 5/28/the purchasers were given a letter of denial. It is impossible to force a closing on a property that the lender had issued a denial of funds.The above is well documented
This is the first time I'm hearing this...And the water did not come back contaminated in either well. We have documentation to support this. You are submitting a false response make up a new story
This is an unfortunate occurrence. More than 30 days response to the refund of a deposit is unacceptable! The landlord has a few days to get with the property manager to notify us if the property was damaged in any way. If the property was not damaged and terms of the lease was...
fulfilled the refund should have been made within the 30 day time period.It appears that there were two managers in the South Office and the landlord that were not communicating well.My apology to the tenant and the problem has been addressed within the office. you should have conveyed that before you dispersed... and I should have signed off on the disbursement... what you did is illegal.
