San Antonio Revdex.com Ms [redacted] was a former tenant who moved out of a unit I managed on Elm TrailMs [redacted] had an excellent pay history but not an excellent housekeeping historyMs [redacted] stated she paid for items to be repaired which I do not doubt however the items she should have paid a professional to complete were completed by herselfI have attached to estimates from vendors who reviewed the property after Ms [redacted] 's moveUnfortunately, I had photographs taken with my phoneLast month my phone could not recover from a system upgrade when the representative (who was new) transferred to my new phone some of my photos and contacts were missingI thought they had uploaded to a cloud site but not all uploadedMs [redacted] states she had the property professionally cleanedWhen we completed the walk through I explained to her the property was not cleaned and I also showed her cob webs on the floor in kitchen and the standing water in the dishwasher, debris in the sinkMs [redacted] stated she had not completed cleaning and would take care of these itemsUpon her move and my final inspection the items were not cleanedMs [redacted] stated she spot painted the bedroom walls yet the paint was a different color (walls were white she spot painted grey)I pointed this out to her and she shrugged her shouldersStated she paid a lot for the paintThere was debris in the HVACs system from rodent droppings which we had instructed her to exterminate in prior months due to rodents chewing the HVACs wiringAdditionally, someone had patched the walls in the living room and dining room corners leaving rough patches that will need to be taped and floatedThe bedroom door was replaced however the shavings from the installed were left on the floorThere was debris to remove in the garage and the back patioWhen we inspected the property the master bathroom toilet was broken and not workingThis was not reported to us to repairMs [redacted] was fully aware the owners had a home warranty which could have replaced or repaired the item prior to her moveSince she did not inform us of this we had to charge her for the itemBoth vendors are willing to certify the condition of the home and their estimatesMs [redacted] 's refund was based on the lesser of the estimatesSincerely [redacted]
