HVAC issues at APT *** at ***. Issues have not been resolved resulting temps ranging from 63-65 in apt and electric bills of $***.
Issues at *** Unit ***

*** Sent a maintenance request of inadequate heat

*** Came to the leasing office and *** (current manager) said she would look into reimbursing my $*** utilities bill and fix issue (billing cycle: ***-***) and I never heard back

*** First visit from HVAC

*** The HVAC workers told me that the HVAC unit for my apartment is too small to heat my whole apartment therefore it is overworking to compensate and to use the broiler to heat the apartment, and leave it on "Em. Heat" on days its gets below freezing

*** Checked with *** (leasing director) the status of the repair and reimbursement was told the electrical issues were bigger than expected and to be fixed the following Monday

*** Received latest bill since beginning of issues of $*** (billing cycle: ***-***) and sent *** email about persistent heating issues and brought up new expense

*** Email sent to *** (New Traveling Manager, *** left?) with detailed outline of issues. Because my current situation was not handed off I had to reexplain the issue.

*** Sent follow up email since I had heard no response to outline

*** sent follow up responding that "I do have your email and everything. I have not had a chance to review. I am still trying to make sure that everyone has satisfactory heat." when indeed I am one of those tenants without adequate heat.

*** requested past utilities bills

*** I sent along past bills

*** Email sent stating that my apartment reach temps of 65 with heat on

*** set up maintenance request (I never had a follow up)

*** Sent images of apt reaching temps of 63 degrees and utilities bill of $*** (billing cycle: ***-***)

*** Was notified that:
"After reviewing you *** bills and discussing with my colleagues, I regret to inform you that we will not be able to grant any credits for reimbursement. Your highest bill that you provided to us includes the coldest weeks that *** has seen in many years. While it is higher than normal, it does not appear to be abnormal for the circumstances. We have compared your previous bills with *** records of the area and time frame. We have also seen this large of an increase in all utility bills in the area." This email was copy/pasted to multiple tenants verbatim.

I have found out that many tenants are going through the same issues with no real solutions or acknowledgment. Per Section 30 of the lease agreement, Weigand-Omega has not properly maintained/repaired/replaced the heating equipment within a reasonable time period resulting in larger action.

I have also notified *** (regional manager) of the issues and notified the *** (property owners). I also have provided proof from *** of the high energy costs with bills $***, $***, $***.

I currently pay $*** for rent and per the Weigand-Omega website they proudly offer a mission statement to residents "to deliver the most compelling service experience possible through product service and excellence". The corporate description explains that "although what we do is important, it is how we do it that makes the difference". Weigand-Omega is failing on both counts in this situation. As a result, I am doubtful about how future issues may be handled.

Desired Outcome

For solution I am looking for a new HVAC unit that can provide proper heat to my apartment at *** and result in manageable utility bills. I would also like all the other tenants with similar issues to be addressed. I look for compensation for the days that I have had to go with no heat while temperatures reached freezing and below and costs accrued. I would like Weigand Omega to be held accountable for their lack of actions to provide communication and solutions to myself and others.
