One Canyon Place AptsSent: Thursday, May 19, 2:PMTo: [email protected]: [redacted] ComplaintWe received a letter from [redacted] on 1/15/I have attached the letter and also a response from our offices immediately on 1/21/There was some confusion on her account initially she owed us money but because of two issues the resident did not stop there direct deposit on rent for the next month after move out and for water and serviceOn our lease provisions we have to take the two months final water sewer bill out of there move-out statement this is what we are required to doThat is why we had to the first revision and also revise the accounting on the deposit because both direct deposit were not stopped so had to request further bafrom accounting to validate if she actually owed or had a refund after I validated the refund I issued a refund which I have attached a copy of which this check has been cashedI have mailed out the move-out statement, revision, and response and final deposit refund to the same address each timeThe address I mailed it to is on her notice to vacateI emailed IQ data and was told the account was closed with a zero balanceI was told today that IQ data has done another request see attached to remove the debtI mailed [redacted] an itemized move-out guide to charges attached to her notice vacate she received the day she gave noticeWe charge the time and labor and paint cost she was charged for paint and laborThe apartment had a full paint prior to her mowith accent walls so the charge that we charged was minimal for the move-out costShe lived there for a short period of time but walls and kitchens need to usually be painted after resident live in the homeA full paint charge on her unit would of been $as you can see from the charges she was charged a small amount at move-outMy maintenance supervisor does walk outs and does not discuss specifics he usually will state if it needs a full paint or touor half paint all charges are billed threw my officesWe apologize for the confusion however when a resident does not stop direct deposit on time we have to issue revisions and revise all paperwork and issue checks threw our offices out of stateThe collection company was notified after we did the revision on siteI sent them an emailTo our knowledge this issue has been resolved.We have addressed the fees with the resident with the collections company some time ago and then again on January 21st, I have attached communications hopefully this sheds some light on the situationWe apologize for any inconvenience to [redacted] however we had to revised items and go threw a paper trail to do so and revise items to ensure we are issuing the correct amountPlease let us know if you have any further question or concernsI attached a full accounting written of the charges and the credits and a copy of the deposit check she cashed some time ago Thank you.LindaThank youOne Canyon Place ApartmentsCanyon Road EastPuyallup, WA 98373O: | Fax:

Hello, [redacted], our collection policy is as follows every resident gets forwarded to [redacted] in pre collect status for the first 45-days after there move-out. So we did not send our resident immediately to collections until after the 45-day time period. Here is an email below from [redacted]...

[redacted] the balance as you can see in the emails was removed from her ledger and not processed on her credit report. This was processed from our site on our end. We apologize the information if it was not conveyed to our resident from the collections company. However, we processed everything on our end. We received her payment and we processed our resident to pay in full. If there is anything else we can assist with on this complaint please let us know so we can make it right. I was not notified of this complaint I just happened to review your site yesturday and noticed a complaint not responded to so we called right away. You usually send us a letter so we can respond we have received nothing to respond. If you should have any further questions please let me know.

The apartment had a full paint prior to her move-in with accent walls so the charge that we charged was minimal for the move-out cost. A full paint charge on her unit would of been $300.00 as you can see from the charges she was charged a small amount at move-out. The resident account in reference was sent to our corporate office for a correction of the late fee on 9/16/2016. During the process of correcting the account the write off adjustment auditor did not credit the late fee back on the ledger correctly as recommended by the site manager on help desk...

ticked dated 9/16/2016. We have sent this back to Rentcollectglobal to refund the resident in the amount of $100.00. The resident move-out statement was mailed out to the current address on file which was given on a written notice dated from the resident on August 10th, 2016. We are required to mail the move-out to the last resident address on file per the lease signed if a new address is not given. I have attached all the billing for the resident home for the charges that were charged this home has not been remodeled, carpet cleaning and cleaning were completed by our vendors. Attached, is the final water and sewer bill per the lease billed out of the final accounting. There were no additional fees charged to the resident because we give the resident a 45-day grace period after move-out to pay their balance in full.  If there is any other questions please fill free to let know. We apologize for the error on the write off for the account and the payment will be credited back to the resident.
