I have no longer been a tenant since 2017 However, I just received a judgment against this company. I just found out from the court they have many civil cases, and it will probably be hell collecting what is now owed to me. The courts insinuated they simply don’t care. This was no surprise to me, because I have rented from them. Now I’m being instructed to hire a lawyer in order to receive funds, and probably will wind up back in court to sue for that money spent. I wrote a demand letter for the judgement, and of course have heard nothing from them. This has been a nightmare from the moment I moved into their mice infested apartment.

Renters beware!! If I could give no stars I would. There are much nicer and cheaper places in the Lehigh Valley that don’t treat residents like a dollar sign. Dealing with management is also a waste as they could careless about correcting situations. Quick bandaid solutions that never resolve tenant issues. All maintenance jobs are half as and slapped together to keep costs at a minimum. Walls are painted with one thin layer of white paint that easily comes off with a wet rag and scuffs just as easily. Carpets pull from their seams, base boards are particle board that expand and discolor if they get wet. I can’t tell you how many closets have come fully off their hinges and tracks. Our sliding glass door to the outside has been broken for months and every time they come to fix the door it lasts for maybe a week.

Just this week repairs were needed on the apartment above as the tenants were VERY hard steppers(which we brought to managements attention). Things needed to be rearranged in our apartment and our dogs confined to a bedroom so the work could be done on an apartment not stated in our lease. The was zero compensation for the inconvenience and time that had to be put in to make sure the contractors could perform the work. Upon arriving home and seeing the work that was performed I noticed immediately that the drywall and spackle was not done properly which would result in the wall cracking.

Don’t waste your time even looking in this complex unless you want to throw your hard earned money into a thrown together poor excuse for a home.

I became acquainted with One Wall Management through a *** These are agents some of which work directly for One Wall while others are brokers that make extra money charging exorbitant fees.
After the agent shiwed me an apartment, promising to remodel it, and asked for my $500.00 money order to hold the apartment, I was told that I would now need to work with One Wall Management to obtain a lease an keys when the time came. Before I gave them the money order, I'd never heard of them.
I pulled up their site and my heart sank after I read the ratings and complaints that were ascribed to this managemet company . And all the complaints were similar. My move in date is in two weeks and I still have not been contacted to view any of the renovations, have not received an email containing the lease ( although I was assured I would get a copy before the move in date) appointment to pick up keys on move in day so the movers can get in, and administrative personnel will not return my calls .
When I contacted the agent from ***. I was told more than twice that e-mails were sent to One Wall admin - requesting assistance.
I now realize that I was hoodwinked out of my money, have already given my current landlord 30 days notice, have seen my current apartment advertised since the 5th of this month on *** and now have to scramble to either find a place or book a hotel.
I hope this helps anyone that will consider One Wall Management for an apartment. Please ask any agent you contract who the owner or management company is BEFORE you hand over any money. Do your due diligence by at least checking out what people are saying. Once you hand over your hard earned money your at the mercy of this company. All the agents can do once the negligence starts is tell you they'll send an email to the company and thats all they can do. The agent is helpless after your money is gone.

I was a tenant at 1 Park Square for over 5 years and have nothing but 5 star reflections of the time spent. I ONLY recently moved due to an issue to be closer to a new work location. The management of the Park Square buildings in Rahway has always been way above par - especially the newest management company - One Wall Management. It saddens me to read some reviews that are made by merely over reactive tenants, that simply do not have their facts right. One Wall has made improvements and have kept up maintenance services far above the typical or even past management companies. Karla the property manager works tirelessly to fulfill every detail that crops up within a given day. ALL the staff is knowledgeable AND wears their hearts on their sleeves. There is no other property in Rahway with such a luxurious setting both inside and out. There were some security issues when the transition occurred - but the way I saw it - the prior owners left One Wall Management with issues that should have been addressed prior to the turnover. Karla grabbed the bull by the horns and tackled each issue you with a gusto rarely seen by person in her position. I have nothing but rave reviews to share about 1 Park Square!!! It is the most charming of all the properties in downtown Rahway!!!

Do not rent from this company they are trrrible slumlords. I’ve had multiple active leaks in my apartment for over two weeks. I’ve contacted the maintenance hotline for emergencies which is a joke! Went to the office and put in a work order for the problems in my apartment over a month ago, still didn’t hear from anyone. No one responds to your issues. The Property Manager Courtney doesn’t call you or answer her phone. I also emailed corporate and didn’t receive any response. Never will recommend Onewall to anyone, Stay Away! Moving forward I’m now complaining to the city about how they treat their tenants with borderline uninhabitable living conditions. Kurtis

We did see that you did not receive the level of customer service you deserve; I'm so sorry you had that experience with your Property Manager. We generally strive to deliver value to our residents every day, but sometimes we miss the mark.
While we do appreciate your feedback, the Residents Relations Team did receive your email on August 26th and responded within 10 minutes of receipt. We also forwarded your information over to the Service Team and the Regional Manager. But, there has been no communication on your end since then.

This management company is literally one of the worst mananagement companies that I have ever done business with. I spent months begging people in the office to send an exterminator out to my apartment because of the mice infestation. There never sent anyone so I used an old fish tank and caught about 12 mice and took them down to the office and asked them if they wanted their mice back. After I had done that then they finally decided to send an exterminator out to help with the situation. The infestation had gotten so bad that they had to replace my stove and fridge because they mice began to live and mate inside of both. It was absolutely disgusting and no one that pays their rent should ever have to live in those conditions under any circumstances. After they replaced my fridge , the fridge began to not work , it would constantly shut off , over freeze or under cool items , ive literally lost nearly two hundred dollars due to the is fridge in groceries. I submitted multiple service requested and no one did anything about the issue. I finally went up to the office after months of no help , only for the manager to tell me that she couldn't do anything and they should would just send someone when she could. I proceeded to ask to speak with someone else aside from her and she declined and asked me to leave , I told her again that I wanted to speak with someone else and she then proceeded to call the police on because I did not want to leave until I was sure that the issues that I was having would be rectified. I have never in my life been so embarrassed as to have the policed called on me when the only thing that I wanted to do was to make sure that I would not waste any more food in the broken appliance that they provided to me as apart of my lease agreement. I have contacted corporate whom still hasn't returned any of my emails. I called the office to speak with someone else in management and have yet to have any of my calls or voicemails answered.

They DO NOT DESERVE ANY STARS!!!!!!!!!!!
I moved in to this building in Feb and the woman across the hallway from me has several cats that stink up the hallway!!!!! It creates FLIES and they are in apartment!!!! I FIGHT flies to get into my HOME. Management has told me she would be gone several times but she is still there!!!!! HOW IS THIS POSSIBLE????? Management says an exterminator will come out but they lie. Especially my property manager COURTNEY R, she never answers until you email or call several times. She does not care because she does not have to live here. Courtney informed me that maintenance hours are from Monday to Friday from 9 to 5pm. I work those hours and I must go to work to pay bills. I am not sure what ONE WALL MANAGEMENT wants me to do. Take a day off of work to fix their crappy apartment.
The building stinks and there is always trash in the hallways and elevators. One elevator is always broken. They do not want you to have your own washer and dryer but only provide four washers and two dryers for the whole building.
I beg you PLEASE DO NOT MOVE HERE!!!!!!!!!! DO NOT CONSIDER THIS PLACE!!!!!!!THEY WILL LIE just to get your MONEY!!!!!!!!

Dear One Wall Management,
It is not a feeling, it is a statement. ALL YOUR COMPANY IS WORRIED ABOUT IS THE MONEY. I am currently withholding rent. I want you to take me to court so I can expose your business and YOU BEING A SLUMLORD.
Courtney Randolph has mis-managed 157 S Harrison Street since I have moved in February. I have asked on several occasions to speak with the owner of the building and no one has contacted me. I went as far reaching out to the City of East Orange.
The condition of your building is beyond unsatisfactory and they want you to pay rent. I do not pay rent to live like I am outside. I have flies and other insects in my apartment and the building. The trash is always a mess.
Courtney is a LIAR!!!! Nothing gets done in the building ever!!!!

Less than a one star service. Property Manager for 103 Chancellor Ave in Newark cares less about tenants rights and safety

Unbelievable.... they are all about money. The property manager is a problem. He lies, the staff working there seem like they are working under duress. The property manager talks over you. Refuse rent that is applicable to cover for 2 months rent. Now trying to lock out tenants for non payment of rent. They quick to take you too court. Refuse to look at the service that is provided thru the state to help pay for back rent. Every thing is we have to speak to the lawyer. They are CROOKS AND LOOKING TO GET RID OF PEOPLE IN THE BUILDING!! Bathroom has Mildew growing. A minor child lives in the apt as well. If the tenant continues to ask for repairs what the problem? Wouldnt be surprised if this company winds up on American Greed. . . Harassment.... Extortion. ... property manager tries to use his authority because he has a title. He isnt to be trusted, lies lies lies lies lies.... tenants have rights and trust and believe the courts will be seeing a lot of cases with one wall Management, because this company is disgraceful. Safety isnt something they pride themselves on. They taking people to court for back rent that was paid previously from the PREVIOUS owners and having depleted all funds from savings the property manager wants tenant out. Warrant of removal and lockout?!! When there is proof everything is up to date? But property refuse rent for 2 month because it wasn't what you requested and having to go too court to sign a stipulation paper 2/3 of the rent was manageable to provide and it was refused? Now looking to get 3500 from tenant and tenant is seeking assistance from the state and now all of a sudden property manager doesn't want to sign anything to expedite the paperwork so the government can write the check and the property manager wants to consult the lawyer? REALLY IF THE STATE IS WILLING TO HELP PAY WHY ARE YOU REFUSING AND YOU TRYING TO GET RID OF THE TENANT. NOW THIS IS PERSONAL!! Will be getting a attorney to sue the company SIMPLE....

If you are a renter and are doing your homework on building management companies, please, please, please stay away from any building managed by One Wall Management, LLC. Please do not be swayed by their "canned" responses to other reviews on this website. They are unresponsive and do not care about their residents or the buildings they manage. As a current resident in one of their buildings I can attest that they are negligent, irresponsible, and take advantage of renters, irregardless of their status as a renter in good standing or with a family with children. I will be taking my complaints to local officials, but in the interim, please stay away from renting an apartment in one of their buildings. You have been warned!
