I am very sorry that you feel this way.  I am in the service industry and when a client doesn't pay there is nothing I can take back.  For example, if you hired me to install an a/c unit and didn't pay I could remove it and take it back.  Or, if you tenant hired someone to replace a roof and then didn't pay there are 2 options they can put a lien on the property and the homeowner will need to take care of the bill given that it is an improvement to the home OR the roofer can take out what was installed and that would leave the homeowner without a roof or an a/c unit from the first example.  Landscapers on the other hand can not take back anything when they maintain a property.  We not only maintained your property for a lot cheaper then we should have but I replaced sprinkler heads and fertilized your grass at NO charge in order to keep it looking good.  When you chose to sell the property it looked good.  Your realtor told you to get a clean up because the grass was too long.....those words right there says that it is a clean up and not regular maintenance.  This clean up could have cost you $80-150, but I chose to do it for $60 in order to help you out.  I was trying to be nice.  But, apparently that was the wrong choice on my part.  I agree you are not a collection agency, but when you decide to be a landlord you take on the responsibility of not just a homeowner.  As a landlord you have to choose the right tenant for your property, someone you can trust and hope will maintain the property as if it was their own.  You hope to pick the right person to keep it up to standards so that you can one day sell it and make a profit.  Most landlords will have landscaping maintenance in their contract so that they KNOW that it is being taken care of.  I believe that $80 a month is a sweet deal to keep your property well maintained and free of HOA fines and not the sore thumb in the neighborhood.  Would you have preferred that she didn't maintain the property and you would have had to bring in a company to do an overhaul on your property that could have potentially cost in the thousands in order to make it presentable?  Or be a gentleman and pay $500 for the time and effort that we have put in to keeping your yard looking good for YOU.  I do NOT do this for the money, I do this because I love helping others and helping them make their environment look good, which in turn makes people happy.  If I wanted to be rich I would have been charging double and charging you for every little thing we did.  But, I don't do that, I try to help everyone out and keep everyone under budget....BUT, in return I expect to be paid for the services that I render.  [redacted] - you sold your house and made a profit.  I am ok with you never wanting to hire me again.  But, I hope that in the future you are more aware of what is happening in your rental properties.  You are very lucky.  I just did a bid for a lady today that had a renter for 4 years and they never paid for a landscaper to maintain her property and most of her plants and trees are dead, the grass looks like crap and its a weedfest.  She is going to spend close to $5k trying to get it back to manageable so that she can either sell it or try to rent it out again.  When I first visited your home it was deplorable.  There were 6ft tall weeds coming out of the bushes in the front.  The bushes were all so overgrown you couldn't tell where one ended and the next began.  Your grass in the back was almost non-existent.  Not to mention the timer was set so often that it was enough water for all of the lawns in that cul-de-sac.  It took us about 3 months to get it looking presentable.  Your welcome.  I put pride in the work that I do and I deserve to get paid for it.  Please see the pics attached....this is the dead grass that I brought back to life and the bushes that were so overgrown.  Not to mention that lantana that was 1/2 dead.  So, please tell me again...what did I do wrong?

On 4/14 [redacted], the tenant at the the time. Hired us for landscaping maintenance at $40 per visit for service every 2 weeks. We continued to maintain the property until she moved out at the end of the year. At which time she had a balance of $160. When the owner, [redacted], decided to continue service...

we kept the price and frequency the same. In February [redacted] asked that the 2/18 visit be his last. We removed him from the schedule and asked him to help us collect from [redacted].
