Onyx Realty took over as the management company for Longwood Homeowners Association, from Associa Real Property Management. On April 25, Mr*** *** *** *** owed Longwood $200.00, for HOA violations, annual dues, delinquencies and late fees By order of the Board of
Trustees of Longwood, Onyx was instructed to waive back penalties if Mr*** *** *** *** would bring the fees for his account current. Onyx Realty and the Longwood Homeowner Association waived all penalties incurred before July 1, 2014, and he paid the annual dues, prorated for the remainder of the yearIn January of 2015, Mr*** *** *** *** along with the other homeowners of the Longwood Homeowners Association were mailed an invoice for the annual Homeowners Association duesMr*** *** *** *** did not pay the January invoice and was mailed a notice for non-payment on February 16, 2015, which went unpaidAdditional notices for dues and penalties were mailed in April, June, July and August of No payment was collected and Onyx Realty and the Longwood Homeowner Association turned him over to the collections agency, *** * *** Co., in August of At the time he was turned over to the collection agency, Mr*** *** *** *** had non-payments of annual dues, late fees, and legal costs applied to his accountPartial payment was collected from him once he was turned over to the collection agency, but he continued to have a balance on his account because he refused to pay any fees associated with his delinquent paymentIn another annual fee was mailed to Longwood Homeowners Association homeownersMr*** *** *** *** submitted a partial payment in February and continued to have a balance on his account He remains at the collections agency due to his account balance and fails to continue to pay the dues owed to the Longwood Homeowners Association This is egregious especially since Mr*** *** *** *** works for a collections firm and knows the laws rather wellMr*** *** *** *** has threatened multiple trustees and homeowners inside of the Longwood community personally, and via e-mail, and has caused three board members to resign from their volunteered position due to safety concernsThe Longwood Homeowners Association and Onyx have been forced to file a police report against Mr*** *** *** *** due to his inappropriate and threatening behavior. Longwood Homeowners Associations and Onyx Realty have held hearings with Mr*** *** *** *** in efforts to find a solution, but with no successSince Onyx Realty has managed the Association, Onyx has been able to work with the homeowners of the community to reduce the homeowners with past due balances by 66%We have had social events with increased participation of over 50% participation from Longwood resident attendeesOnyx Realty has over 6,customers and we mail statements and notices to each and every homeowner and residentThe Longwood Homeowners Association and Onyx Realty have provided repeated notifications, hearings, and continue to go the extra mile for Mr*** *** *** ***. His treatment has been consistent and fair. We have waived hundreds of dollars in fees and penalties and Mr*** *** *** *** continues to ignore payment due dates and other rules and currently has no mailbox

Attached, please find the front page of the HOA newsletter thanking me for doing helpful work in very specific terms in my community.in addition I have submitted as evidence the email conversation in extenso that ONYX REALTY and Doug d*** have redacted and submitted under "nasty email".I have also submitted additional emails from homeowners to unvail the character of DOUG D***, and the poor, unsatisfactory quality of service and incompetence of ONYX REALTY.As per the INITIAL complaint, Doug D*** and Onyx Realty are still trying to use subterfuges and schemes to avoid addressing the issues raised or take responsability for their incompetence., by trying to Hide behind fabricated facts and confusion.the issue at hand is their responsability in processing a simple administrative task, as easy as sending the mail.MrDoug D*** and Onyx realty stated that I worked right out of college for a financial company with a collection departmentWell requirements from the law put some responsibilities squarely on Doug d*** and Onyx realtyHe needs to look into that and address the underlaying issue.onyx realty has failed in this case to prove that they are not responsible for situation
