In my many years of life, I found that negative experiences will spread like wildfire; But a good experience will be kept quiet; I'm sure Opendoor has had more than transactions; I spoke to a dear friend of mine who told me of her neighbors experience with Opendoor; their experience was awesome; they still talk of the positive experience they had with Opendoor; I just requested a quote & I was very satisfied; yes the fees may be higher, BUT I won't have to deal with Open houses, strange people walking thru my house, always having to be "Show" ready; I haven't accepted the offer as of yet because I need to make sure that I have a place to move to because this process can go quickly; Please take all the negative comments with a grain of salt;

Very deceptive realty practice to the point if you are very desperate you might fall for the scamThe contract they send on its face is great offer, but then you read the fine print they hit you with a to per cent service feeIn my case the service fee would have been 36,dollars The prompts lead you into getting to sign contract I did not get into the contract itself The person who sent me the contract was a [redacted] All I say is be careful

Opendoor.com sent me a flier indicating that they made cash offers for homes. What that flier does not say is that their fees are double that of a Realitor's. The offer they made was about $15-20k below the comps. What surprised me is they wanted over $40k in fees which would have created a loss if around $50k compared to a traditional sale.

The value of my home is $290,000 without renovation we put $25,000 in upgrades and reno, Open door offer $294,000 and here's the kicker there service charge $30,000 so estimated pocket was $261,000, a freaking joke was there offer.

Opendoor placed a offer on my home and a contract was executed. Within 48 hours we received an amendment to the contract, lowering the offer by almost $15,000. A "miscommunication" was blamed...no one answers their phone or their realtor's phone, they only seem to communicate through text message or email...so there is ample written communication that the sale price was very clear and accepted by both parties. Very poor ethical standards.
