Yes, there was an owner that we did property management for When the tenant moved in she asked for work to be completed, we did the work, tenant signed off on the work order and owner was billed $ That was in Mar, Now, in July, 2016, he asked for some roof flashing to be done and our Maintenance Manager was released due to issues we were having with himWe were making changes within the company to correct the issues we had left from the released Manager Never once did the owner, in months, say anything about the work not being done I reached out to the owner weeks ago and he asked for all the maintenance money to be refunded to him He claimed that would make things right with him I doubt there is a contractor that would refund money for work done because we couldn't find someone to do another job.There will not be a refund of the monies We allowed the owner to leave without a day notice or compensation for him leaving without a notice ORANGE AVE REALTORS, LLC276RENT.COM [redacted] ** [redacted] [redacted] [redacted] *** [redacted]

It is the sole responsibility of Orange Avenue Realty to keep an accurate accounting of all payments that are madeThe purpose of my complaint is to bring to Orange Avenue Realty's attention my concerns regarding their bookkeeping practices and their failure to account for payments that staff received and deposited into their bank accountLast year, Orange Avenue Realty sent out copies of accounting statements on a monthly basisOn more than one occasion discrepancies were noted, which were brought to the attention of Orange Avenue Realty StaffI have not received an accounting statement since November of When I called Orange Avenue Realty to inquire as to why I had not received a statement, I was told that one would be prepared and sent out by the end of the monthIt is now February and I have not received oneI am not asking Orange Avenue Realty to do anything outside of the scope of their duties, as I have confirmed with members of the association that Orange Avenue Realty is expected to provide monthly account statements.Therefore, my expectations are reasonable and my concerns are validOrange Avenue Realty referenced missing payments for in their last response letterThese payments were made and I provided copies of the front and back of the checks that show that Orange Avenue Realty deposited themIt is unclear why Orange Avenue Realty would be unable to locate checks that were clearly deposited into their bank accountThese checks were deposited less than days ago and can easily be located by contacting their bank or looking up the check numbersI have a right to be concerned when a business states that they are unable locate checks that were deposited into their account less than days agoI know that these checks were deposited because my financial institution shows that the checks cleared, the checks have "deposit only" written or stamped on the back, and there is stamp on the back of the check showing that they were deposited into a US Bank bank accountIt is bizarre that Orange Avenue Realty staff, or anyone else for that matter, would question whether the checks were received when there is indisputable evidence that the checks were not only received, but they were deposited into a US Bank accountAdditionally, Orange Avenue Realty's assertion that I am behind in payments and that I have expressed anger towards the staff is completely falseThese responses evidence that Orange Avenue Realty staff continue to make accusations and they continue to resort to attacking my character instead of addressing my concernsI hope that this matter can be resolved without further delay.

We sent the eviction to the Attorney in July and three weeks laterwe found out they never received it.  We had to then reissue the 5 day and once that time was complete, we filed the eviction again.  In August we filed the eviction a second time and it got held up at the attorney's...

office (not sure how or why - we did have some problems with them for awhile where he was just too busy and things fell through the cracks).  The attorney then notified us that he didn't file the paperwork and we needed to resent the 5 day because the original had expired.In September the 5 day was sent again and we hired a different attorney to handle the eviction.  Unfortunately, the attorney left the company and the eviction was returned to us.  That took us into October.I did let it fall after receiving it back as we have been going through a transition at the office.The paperwork was started over again in December and the eviction is going to the process server today.I can't apologize enough to this owner.  I know she is very upset and I don't blame her.  The tenant has since started paying however we are moving forward with the eviction.Please let me know if you have any questions.ORANGE AVE REALTORS, LLC276RENT.COM[redacted] [redacted]

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.Copy of emailTO: [redacted] email dated 21Jun2016---I am providing 30-day notice to terminate my Property Management Agreement with Orange Ave. Agreement is terminated on 21July2016--you will be contacted where security deposits/keys etc are to be disposed [redacted]  Again, signed off or not, the tenant ( who English is a 2nd language) tells me that the easiest part of the Work Order was not done--she still has an old remote control not the new one supposedly purchased in Mar2016.  It is also inaccurate that I did not provide them a 30 day notice of leaving the company.  When I found out in Jun2016 that [redacted] had not kept up with the property requirements and kept inquiring with [redacted] and found out his mistakes and inattention to detail, I wrote them an email that I am providing the 30 day notice ending 20Jul.  I am an owner who lives out of state and took their word that the items of the work order were performed as charged and is why they did not hear from me over the 4 mos they were in control of the property. In addition, their turnover report to the new property manager was woefully inadequate such as keys were missing, no property condition report, etc--consistent with their care of the property.

Review: I hired Orange Ave as my property management company for the past 2 years. My service with them in the beginning was acceptional. Once my tenant stopped paying in June we decided to move forward with an eviction and that's when my service from Orange Ave started to become an issue. I paid the $400 for eviction in July 21st but there was some miscommunication in the office and they didn't start the eviction until August 3rd. On August 25th I was notified that they were getting ready to file in court. On September 18th I was told by the company that "We're waiting on a court date". On October 13th I was notified that the court eviction will take another 2 weeks. On November 5th I was told the attorney can't find the paperwork and we will be using a new attorney and we would have a court date by November 10th. On November 23rd I received the same excuse about the attorney and was told by the rep "I'm going to a different attorney" and that we would file in court the following day. Now we're in December (almost 6 months later) and have been advised by many other property management companies in Milwaukee that an eviction should only take 30 days on average. I wasted time and money with this property management company and I am displeased by the lack of professionalism.Desired Settlement: I have been paying for the mortgage and HOA for a property that have been occupied by a tenant who hasn't been paying anything for months. I also paid $400 for an eviction that hasn't happened. I have accrued a total loss of $3,100 in the past 6 months due to the lack of service from this company.

Review: There is a billing/collection issue that I have been trying to resolve with the company. I was told by two employees [redacted] that if I provided a copy of my bank statements and a ledger showing the dates, check numbers, and amounts of payments that the proper adjustments would be made to my account. This has not happened. I have tried to discuss this matter, however, the individuals who are in charge of the accounts either have failed to resolve the matter or refuse to return my phone calls. It is frustrating to be accused of owing a balance that I do not owe and it is unclear why the company appears to be reluctant to resolve the matter.Desired Settlement: Make the proper adjustments in my account that match the proof of payment that was provided.
