Orange Lake/Holiday Inn Club both the same and are rip off artist hiding time shares sales under the pretense of giving away a day/night vacationCalled me saying I won a vacation and I had months to take it all I had to pay was $.I told the salesman I was not interested in NO Timeshare been there did that to many times.He told me he was not trying to sale a timeshare but wanted to introduce me to The Holiday Inn Club because they were remodeling and building Holiday Inns all over US trying to get the business.Told me there was a brand new Holiday Inn in Branson,MO that was opening there doors the day after he was talking to me.I visit Branson about ever other weekend don't live far from thereI knew there was no new one there that I knew of so I went there to look and turns out there wasn't.I called the next day and tried to cancel the vacation package.WAS TOLD would not be a problem but had to do it in a letter or e-mail .I created the letter e-mail .About a week or two later got a letter from them saying I could not cancel and wouldn't get a refund of my money because of the time lapse and the state I live in statute which is ArkansasDon't do any business with these LIARS they are out to get your money .I called the Attorney General of the state of Arkansas after talking to my lawyer under his advise and will do everything I can to get my $refunded to me and do my part to put a stop to these Rip Off Artist cheating people out of money

I did attend a timeshare presentation - which was excellent, by the way, and I did purchase After I made the purchase and looked over my contract and finances, I determined I needed to cancel I contacted Orange Lake as I was required to do on my Contract (WITHIN the DAYS) and I received a prompt refund of my deposit minus the $fee which is exactly what is stated in the Contract I was impressed at their professionalism and their respect for Florida law and really appreciated not having to fight the system If someone wanted to do a timeshare - this is the one I would recommend because how a company handles a loss of a sale is so much more informative than how they handle a sale to begin with

I hear the word "liars" used to describe the people who work for this company It's a perfect description I am astounded that a company like this is allowed to continue doing business using such manipulative practices My husband and I were also told we could sell our timeshare back if we didn't like it When we at first declined buying a time share the sales person even offered to sell us one of their "repurchased" time shares at a lower price In addition I noticed the "maintenance fee" of around $ I didn't feel the timeshare would be a good investment if we had to spend that much a year plus pay well over $20,for the property The sales man told three time that the $was split between all the owners So it was roughly 15$ a year Even before we signed I asked him again because the wording in the contract was misleading and he told me again it was split ways All lies When we wanted to sell our time share back we are now told there is no buy back, but we can give it back! So they can cheat somebody else out their hard earned money? We tried also to use our points at other resorts and hotels Only to find out nothing is ever available Doesn't seem to matter when or where Oh! Unless we want to go to an all inclusive resort and pay $a day per couple for mealsTo make matters even worse every year the maintenance fees go up We are over $now in just two years We have spent about $30,and have not stayed one night at a resort and are told we won't receive any money back on this worthless timeshare I don't know how these people sleep at nightIt would be nice also if somebody would put a stop to this and file a class action law suit I hear a lot of us telling the same story about these scam artist And now their high paid para legal can respond to my complaint with a bunch more lies about how fair and honest this company isPlease do me a favor and don't I've been insulted enough, no more lies

We went to orange lake a few years ago, and were tricked into buying a timeshareThe place is great, but the timeshare is horribleWe went to use our points and found it was only a good deal if we go back to Florida or one of their very few resortsWe can transfer points, but it costs extra money and doesn't get us as much timeWe paid it off, but are having to pay ridiculous maintenance fees for something we're not even usingWe paid way more than it's worth, and found out now that weAny even get out of it without paying even MORE moneyStay away from the timeshare at all costs!!

Orange Lake Resort was once a beautiful place to vacationIn the past few years I have experienced a lot of problems with the "resort"Two years ago I found a huge cockroach in the living room behind the sofa and another in the guest bathroom
Also when we arrived all the dirty towels from the previous people were left in the bathroomThe representatives at the front desk are very aggressive and always pushing us to buy into activities that we are not interested inAnd lastly I have been writing letters to management to upgrade the women's bathroom by the pool (in the main location at the big house) for the years I bought my timeshare, that change room is the same, nothing has changedThank youx

We went to Las Vegas to one of those high pressure salesA stay days nights and a 2-hour presentationTo make the story short we were promised the world not knowing they LIED, LIED and LIED some more Told them we were not interested in any of their condos just wanted to go on cruises and go over seasThen the big book came out of all the cruises they have and all the places to travel around the worldIn we paid $12,for a condo at Orange Lake that we had no interested to go to just wanted their travel package Asked many many times for the so called BIG BOOK , never got, there is NO such book We were told it is so easy to use any time any placeSince we have been not able to book anything , it is impossibleWe decided it is a huge PONZI scheme and wanted out so we paid another almost $to sell the share through (***) that is probably another scam They have been impossible to deal with for the past years, paying every year their fees Now I have Cancer and cant deal with this company too much negativity I just want my money back for ADVERTISING

Orange Lake Resort is very nice It has a number of pools, four golf courses at least one of which is lighted until 11:p.m Room was good but it did not contain a binder or booklet of some type that provided a list of what was on site, where it was located, how much to play golf, etc They stated that we could have food delivered but they did not provide any menus to any restaurants on or off the resort
As for the "tour" they ask you to sign up to attend It is a sales pitch which we suspected They said it would last an hour but ours lasted hours We had to say no at least a dozen times to buying a time-share to four different persons Was not worth the $gift certificate to spend on the premises to attend this session

Orange Lake is one of the most beautiful continental US resorts aroundLocated next to Disney World it offers access to some of the greatest attractions Orlando has to offerI stay at Orange Lake every four months or so and have enjoyed my vacations every time for the past yearsAs in all resorts there are pros and consBut I must say staying there is all pro
Being both an owner and club member I see the advantages for bothBeing an owner offers me a great discount on the premise such as golf, food, beverages and purchases at the marketBeing a club member gives me the choice of when and where I stay along with the ability to cancel vacations without losing my week
In all it is very valuable to be an owner and club member and would recommend it for the serious traveler or one who just wants a second vacation home
The con is the sales pitchI have been to over of these and pretty much know the sale persons by first nameThey hate to see me come because though the offer me a chance to upgrade my account I ask a lot of questions regarding the resort and its futureMost sale persons eagerly engage me in this conversationThen the offer the crazy amount for an upgrade and I look at them as say no Some get pushy and yes I meet the sales manager again and the offer magically dwindles down 90%This really is a red flag for meI usually say no again because quite frankly no one can survive a cut like that so either ey were going to rip me off the first time or they will hate and switch me now
One sales person who I would love to mention was upfront, honest and answered everything I askedPlus took out the guide and showed me in black and white Once I agreed to the sale he taught me how to reap all the benefits of the club and didn't disappearHe spend another hour with me and gave me his personal cell phone number and told me to call him anytime if I had a questionWhich I did over the course of the year at least 2-timesHe was for lack of a better term simply a "good dude"Yes I anticipate them making money on me but that's a businessI just don't like being taken to the cleaners
Best way to handle the sales prison is to be educated on the topicThis will save you a lot of time and aggrivation as the sales person can gest to the meat and potatoesFinally when your tired of the gab ask "how much?" This triggers the sales mode in them and they break out a crazy amount which costs as much as a condo in CelebrationWhen you say no they will come back with crazy offersIn the end like I say to my kids I say to them, "no means no"
In reality what they are offering is great but it comes down to costWhen I tell them that they break out the calculator and estimate what I could pay over the next ten yearsAnd yes they are right but I always co,e back with I have the power to purchase not get billed monthly
Realistically the club is a good deal if you get it very low for the costMaybe it's the New Yorker in me but I seldom have an issue when I tell them noMy advice is ask for the member guide and glance it overIt's simple and will save you timeSome sales prisons are dishonest but I call them out on itMakes me feel good

I was impressed at their professionalism and their respect for Florida law and really appreciated not having to fight the system.

The only thing I can say about the resort itself, since I was put up in a regular holiday inn - not the resort, is that the parts they showed me were lovely. We were required to attend the sales pitch as part of our package deal, so here is a quick rundown of how that went:

- The resort was 35 minutes away from the hotel, so over an hour of the day gone right there.

- The "2 hour" presentation turned out to be more like 3.5 hours, and that's before waiting 30 minutes for the shuttle back to your car since they leave you on the other end of the resort. So that's 5 hours of the day gone total - it totally shot the last full day of our vacation.

- They act upset if you don't want to leave your kids in their "daycare". Who leaves their children with perfect strangers in another state?

- Make no mistake, THIS IS A HIGH PRESSURE SALES PITCH!

- Our salesman was super nice until the first time we said we weren't interested. He then became hostile and rude.

- After you finally get through to the salesman, you will wait 10-20 minutes for the manger who will pitch it to you again. He will also get ugly after you say no to him.

-Then you will get an "account closer" (read: another salesman). He will hard sell you again! On top of all that, he will try to sell you another package just like the one you are currently regretting signing up for.

- In conclusion, they say it's not a sales pitch: that's a lie, they say it will only take 2hrs: that's a lie, and I'm pretty sure most everything else they said is a lie also.

STAY AWAY, FAR, FAR AWAY!

Lies and unethical sales tactics. The salesperson at Piney Shores (Silver Leaf Resort) (Collette) told me whatever she felt would close the timeshare deal. I was told by saving points, I'd be able to pay off my maintenance fees at the end of the year (not true). This is only one of many experienced bamboozals. After the contract was signed, the contract agent failed to have all the proper paperwork. After informing me of the error, Holiday Inn Club Resorts took a electronic monthly payment from my bank. (although the contract was not complete) Not only did they take over 700 dollars from my bank, I was told by the Sales agent and contract agent that I was responsible to pay the Silverleaf Resorts payment (which was not explained in the contract) which tallied close to 2000 dollars ( which effected my credit history).I was also told by the Contract Agent that if I did not sign the contract that I would be responsible for paying both Silverleaf Resorts and Holiday Inn Club Vacations. Please reply! If interested in buying a timeshare: Beware! Stay away! Don't be fooled.

Orange Lake or Holiday Inn Club - one in the same ? They now own/run Ascutney Mountain Resort in VT. I have been an owner of a time share there for 10+ years. I forgave the "bait and switch" of promising to build a gulf course as part of the sale. I even forgave the fact that Ascutney Mtn. closed their skiing several years ago. I have ALWAYS paid my taxes - always paid my assessments when the roof of a 8 year old building and heating system failed

NOW with Ascutney part of the Holiday Inn Club network here is the issue. In addition to the items I pay above.....here is a new fee. I am REQUIRED to pay an annual $126 fee to join the Holiday Inn Club. WHY you ask. I need to join the club for $126 annually JUST to be able to reserve my time share.

Calling Holiday Inn - Orange Lake - I was told I had no option. If I wanted to reserve my time share - that I own outright - I needed to be a member of the club and pay the $126 fee.

I was told by 2 customer service reps and a supervisor I had no option.

I was even told that if I did not pay the $126 fee that in addition to not being able to reserve my time share - I would be reported to a credit reporting agency as delinquent.

This is totally outrageous !!

Silverleaf which is now owned by Orange Lake is not a very reputable company. Granted our timeshare has been anything but a honest business deal, I was contacted by the [redacted] because we thought out purchase was going to be in Texas, where we reside, unfortunately due to a huge error on the part of the "loan officer" putting my 18 year old niece as the primary (I made it clear that I wanted her and my sister to have access to the resort/timeshare), it is not legal for a 18 year old to own property in the State of Missouri when applying for residency in the State of Kansas to attend college....simple error.....no...After numerous telephone calls to the Developer/Owner in Dallas, Texas as well as Customer Service Department, I thought it was resolved, they was going to dissolve the loan, refund my deposit monies.( I never asked for reimbursement of the horrible hotel, the 5 1/2 "meeting" and dealing with a second sales rep that had just flown in from New Orleans and was still hung over", in addition, the promises and sales pitches was not true and worse yet...the entire "great experience of Silverleaf timeshare ownership-is false advertising. I have the paperwork to show it. Now this company is going to foreclose on this property in the State of MIssouri, I still have not received my refund and the company was sold to another business...Horrible experience. NOT to mention violation of Fair Debt Collection Practices Act, Real Estate laws in both Texas and Missouri. I was misled.

I spent a week (June 8 - 15, 2016) at this resort as a guest as an owner. The customer service was phenomenal. I had 1 complaint and it was handled immediately. The staff was attentive the our needs the entire time we were there.

Silverleaf Resorts brand is bought by Holiday Inns Vacation Club, but current Silverleaf owners are left out of any perks of their so-call point system. In order for Silverleaf owners to benefit from the Holiday Inn Vacation Club brand, they will need to buy into the points system. The cost presented to me as the "anytime offer" was over $142.000. Of course if you agree to their high sales pitch and commit within the presentation hours, your price can be $30,000 to $40,000. OMG what a deal...NOT. I could go on and on about how true other reviews are as far as severe misrepresentation. They get you to sign 30 pages of legal contracts that is almost impossible to get out of even if they lie or severely misrepresent their offers. BUT...Holiday Inn Vacation Club will maintain its A+ rating because a representative will always respond with a dispute on this Revdex.com site and that will satisfy the Revdex.com rating criteria. I am beyond disappointed with my recent experience with the Holiday Inns Vacation Club sales seminar. They tricked me. I thought I was buying into the point system permanently. Instead they tricked me into buying a discarded week of the old Silverleaf resort timeshare system w/o perks. The contract sneaks in there that I am only signing up for three years of Holiday Inn Club perks. No where in writing says anything about where my position stands after 3 years. I guess I will be left holding another unwanted old, inflexible, Silverleaf resort timeshare. My contract is only 1 day old. I will submit in writing (if the so-call) time share staff will actually provide me with a straight forwar address to submit my cancelation. In small print on the contract it also states that Texas law permit a cancelation within 5 days and they will be required to give me a full refund. Let's hope that I will meet an honest person to process this cancelation. Not more high pressure misrepresentation. I use to have faith and really trust the Holidays Inn brand. Now they will be forever tainted. I will probably avoid all Holidays Inns (hotels and Ihg) due to this unfortunate experience.

New annual membership fee?? I don't think so...we give this place enough money every year...also our last trip the room assigned had bed bugs!!! Also this resort is very fraudulent when selling time shares...they tell u during their high pressure sales that if at any time you want to sell back your timeshare they should have the first opportunity to take it back. YEAH RIGHT!! When I called them they said...Oh we don't buy the time shares back...** company... anybody reading this ...DON'T BUY A TIMESHARE ANYWHERE. .ESPECIALLY WITH THESE LIARS
