Dear Sirs,RE: In response to the letter you received from our resident [redacted] concerning bed bugs in his apartment.I have attached a copy of the letter we have written to Mr [redacted] and also a copy of the work done by Terminix Pest Control.As you may know, there has been for the last few years, a huge reemergence of bedbugs nationwide, and it has been a frustrating and costly battle by everyone it has affectedOur staff works very hard to rid our studio apartments of these pests and do it as quickly and safely as possible along with our subcontractors.Mr [redacted] gave the indication that his home was infested with bedbugs, but in reality, the Terminix Pest Control technician found one adult and some eggsThat being said, and by law, any number of pests are treated as if it has a major infestationBecause we know that where there is one, there might be more hiding away.After the follow up treatment today, we will have an encasement placed on his mattressThis treatment will cost our complex approximately $including the mattress encasement.Apartment communities of our size are heavily regulated by Federal Fair Housing LawsRequiring us to treat every resident in the same mannerMr [redacted] is not the first resident that has brought these pests into our property and sadly he will probably not be the lastFrom a business standpoint we are doing everything by the book, and as quickly as we can.Most of our residents are actually amazed at how quickly we usually get their issues resolved!However, we do not refund or waive lease termination fees and simply allow residents to move out because they have discovered bedbugs in their studiosIf they have chosen to move out early, they are breaking their lease and they will incur a termination fee as stated in our rental agreements.We have been doing business in Albuquerque since March of We have taken care of a large number of residents since that timeWe have always worked hard to serve our residents and strive to give them an affordable residence which is clean and safe.In an effort to further allow us to treat this issue, we recently purchased an Elite Convector Bed Bug Heat Package by [redacted] This is a thermal based insect remediation tool that may be more successful than the current freeze treatments that Terminix Pest Control usesThis new equipment (at a cost of $3500.00) will allow us to do these treatments in house so that we will have more control over the treatmentsCurrently, our staff is being trained in the use of this equipment.Lastly, we do not hide this issue from our residents, we keep them continuously informed verbally and in our newsletters as to how they can keep from bringing bed bugs into their apartmentsInstructions such as not bringing in used furniture or mattresses, checking their shoes when they come into the building and vacuuming their apartments often among other procedures.Given the severity of this issue on a nationwide level, we truly believe that we doing the best we can and give every bit of support possible, to not only to the property owner, but also to all of the residents of Uptown Park Apartments by utilizing professional extermination, the latest bed bug remediation techniques and giving an ongoing flow of educational information to our residents and employees.Should you have any further questions concerning this matter, please feel free to contact us at [redacted] *Thank you for your time and considerationSincerely,April Y***Property ManagerUptown Park Apartments [redacted] ** [redacted] ***

I am rejecting this response because: The apartment management is implying that these bed bugs were brought into the apartment by me, which is completely untrue (all furniture, including the mattress, brought into the apartment was brand new). Also, looking through existing reviews and complaints, bed bugs appear to be a common problem at this complex. Again, the fact that it took 6 days after reporting the issue, for an exterminator to come, shows that the management does NOT quickly and efficiently take care of this problem. Neighboring apartments were not notified, which makes me think that my infestation came from a neighboring apartment not exterminated completely.  I am very concerned for current and future residents of this complex as bed bugs seem to be a common problem here. Bed bugs may be a nationwide problem, but the fact that this complex cannot get rid of them shows that they are not addressing the problem correctly.
