Overlook at Blue Ravine Reviews (2)

Review: I wish there was a way that I could select more of the "complaint type". I am a tenant at this property and it is currently under renovation and has been for over 2 months. My unit is, somewhat, uninhabitable due to constant construction and construction workers being able to peak into my windows and block my front door while they work on my siding. I have documented my experience with the construction workers and property management with pictures and emails, that have gone unanswered. They recently increased my rent due to my previous lease being up, I am paying more for much much less and my quality of life has really lowered throughout this construction. Management of the complex, and the staff, offer no answers towards timelines or issues that are brought to their attention, they simple deflect and say "it will be so much better when its done" or "you can always move out".Desired Settlement: I would like some form of compensation for the months of neglect they have shown us tenants but I am not doing this entirely for a reimbursement. I work from home at times and cannot take care of my day to day activities while the workers are banging on my walls and yelling. My utility bill has gone up due to them using my patio outlet and my AC and water have been shut off because of lack of care with the construction crew.

To Whom It May Concern,Overlook at Blue Ravine Apartments has an extensive exterior renovation project underway at our community. All residents were notified prior to our exterior renovations and made aware what the process will entail and how long we anticipate to finish the job. In this specific residents building, we started the demolition of the siding on June 20, 2016. We replace their windows and sliding glass doors on June 29, 2016 and currently installing new sidings and balconies. Sincerely,[redacted]Community Manager

Response:

I am rejecting this response because: The timeline was brought up in a brief meeting in May and so far it has been everything BUT what they said. From construction workers speeding and blasting their music down our private street to neglect on my units renovations. I have had to take multiple days off throughout this to ensure that my dogs and my property is safe and secure. During my window replacement the workers needed access to the inside of my unit and during our meeting in May property management told us that a foreman would be present and the workers would wear booties for their shoes, neither of these were present. They also stated during our meeting that it would take "about two hours" to finish the windows. It took the entire day and we had to call the office at 4:30 to have someone come out and complete the job, we were exposed throughout the entire day with no blinds and workers looking into our unit. We moved into this place because it was quiet and very dog friendly, now I have to take time off of work to make sure my dogs are ok due to the noise that is constantly being made on and around my unit. Management has offered no answers to any of my problems or concerns throughout this entire process. We have gotten flat tires from nails being left on the road and I have stepped on razor blades and saw blades while I have been walking my dogs, along with the constant mess the workers leave I am finding they have no regard for cleanliness, they leave their lunch trash everywhere:bottles and cups left in bushes and food wrappers and sandwich bags are littering where they work daily.

Review: We lease a 2Br apartment with a fenced in backyard. We also pay for our 2 small dogs. We specifically sought and rented an apartment with a fenced in yard so that our dogs could remain outside during the day. We also rented the apartment one month prior to actually moving to the area and into the apartment. Upon arrival to the complex, our apartment building and complex were in a state of reconstruction. Our backyard and fence were destroyed, completely enveloped in an active major construction site. Two fence walls and two gates of our fence were completely knocked over or filled with exposed nails. Our backyard's shrubbery were left cut only inches above the ground, leaving sharp spikes where bushes once were. Fence pickets are shattered and splintered.

The fence that we pay for is destroyed. We were understanding about the construction which the management stated would be complete in 4-6 weeks even though it was not disclosed to us when we signed the lease. At the time of this writing ( 2016-06-20 ), construction has lasted about 12 weeks on our building. The first buildings have been under construction for about 26 weeks.

We cannot keep our dogs in our apartment. Our dogs living with us is dependant solely on the fence to contain them. If we don't have a fence or backyard, we can't keep our pets with us.Desired Settlement: - We shouldn't have to pay pet rent until we actually have our pets with us.

- We should receive a credit of $50 ($25 x 2 months) for pet rent for months that we were not able to have pets.

- We should have reduced rent by $100 per month due to the fact that we:

- Unable to use our backyard in a reasonable way.

- Unable to have access to many of the open parking spots in the complex

- Live in an active major construction zone that is complete with broken glass on fire extinguishers
