As you can see attached to this response I've included just a sample of the pictures I have of the damage caused by maintenance issues at my apartmentI also am willing to furnish photos, already provided to Amy ***, of my apartment a week before I moved out in which there was no counter top damage, as well as additional video and picture documentation of the damages caused by water leaks, overflowing sinks, and the bug infestationsThe broken exterior window occurred while I was in Oakdale for the weekendI have witnesses who will tell you I was not home during the time the window was broken from the outsideI don't know who or how it was brokenMy neighbor in the building next to mine actually sent me a text message telling me that she thought my window was broken because she knew I had not been home all weekendIn February of this year I provided to Amy's administrative assistant a timeline of events from the very first water leak in August of until January of I also provided documentation of the disability paperwork, showing that due to an unstable living condition (the apartment with all the leaks and bug problems) I was experiencing high anxiety, depression and was unable to perform my job dutiesI was on short term disability from October 15th through February of this year during which time I suffered panic attacks, sleepless nights and other symptoms resulting from the many issues that occurred from August to January of In response to my being rude to the site manager and maintenance, I strongly object to this accusationI am an assertive person, when Sela did nothing about the cockroach infestation for weeks in October, I went into the main office and waited for Amy ***, the GM, to talk to meI am not rude however I will stand my ground and defend the home I provide for my children and myselfSharon, herself, even told me that she understood and would work with me the day I was moving out because my only vehicle at the time broken down and I still had things to move to my mother's garage that didn't fit into my storage podShe said not to worry she would check out all the other residents moving out and come backDuring that move-out morning, I not only had to wait for a tow truck to come get my broken down car, I also had to find a ride to Avis in Hopkins so that I could rent a vehicle within which I could move the rest of my belongings

Sela Investment does not agree with this statement. Sela has never refused to repair any issue. Unfortunately this resident called a leasing agent for assistance instead of the hour after hours emergency service. We received notification on the 7/11/and the thermostat
was repaired on 7/11/2016. If you have any further questions or concerns regarding this, please feel free to contact me. I am sorry, if this is *** ***? My assistant is Tina that is who received the voice mails. He did not want to move forward until the carpet determination was made, with the new Carpeting the apartment would rent for $for the 1BR. We are happy to refund the unit,
unfortunately Bobbi Jo is a new leasing agent with our company, we have refunded the apartment application fee for Mr***. I would like to clarify that I personally have not received a voicemail or any calls regarding Mr***'s dissatisfaction in this matter. Sela Investments billed *** *** for the following items, $Counter top damage replacement was necessary.$Is the charge for the Carpet Damage, not $2,that was a typo by the accountant.$Broken window damage, was charged to her, as Sela
feel's she is responsible for the damages. $Late fee We did update the cleaning charge to show zeroAdditionally, *** *** Moved out very late, she was to be out on 6/30/at noon. Sela Waived that Charge.The fee for that is $per hour. There were multiple complaints regarding *** ***'s tenancy, neighbor's were very concerned regarding the fighting that was going on and the late night noise from her unit! Total Owing to Sela from damages is $ 1,689.00. The interest and security deposit is cents, plus $for her deposit. Total owing less security deposit and interest is $is still owing. *** *** was very rude to the onsite leasing staff and maintenance. Amy *** did speak to ***, and clearly stated it was a business decision to non -renew. Sela has updated the move out to reflect the damages of the unit

I am rejecting this response because: I did call the hour emergency line (times) and was told it wont be fixed, so to now totally lie and say I didnt call that number is a flat out lieThe emergency line person was of no help and then I was given to a supervisor/manager and she was completely rude and pretty much told me that there was nothing to talk about and our conversation is overAfter talking to them times, then I did call the building manager because that was the only number I had

I am rejecting this response because:
I found someone to take over my lease starting 1st July. I was informed that the person did sign the lease and paid the rent for July by the leasing agent Marta. Even if it didn't happen, they should've at least informed me that the deal fell through but they didn't. So, I am in no way liable for July 2016 rent and I still expect my deposit refunded.

$350.00 for the replacement of the counter tops. I did leave multiple messages for the resident, and left a number of messages to his children. We feel the charges are substantiated with the Move-In and the Move-out Documentation for the property. We are available, and have met with the family. Several times, they do not agree with our determination. I am willing to compromise and split the amount of the charges. Our accountant did make a mistake with the amount of Interest calculated. Please understand that is an error and the correct amount of Interest is $24.00. The Security deposit with Interest is $324.00 not $306.00. We would agree to refund $86.50 and charge the resident $237.50 for the damages.

There was a concealed burner compartment that wasn't cleaned. There were no instructions or directions on how to access it. During the final walk through the woman said "we will subtract a little for not cleaning this." There was no mention of the countertop damage (that was there before I moved in) during the walk through.

Once again, it is difficult for us, the Move in Inspection report that we have in file does not show scratches on the countertops. This is the largest issue here. I am so sorry that you are this frustrated, and I did agree to split the charges with you, however it seems that this is not acceptable for you. The sublet did not move into your rental unit until August 1st 2016.  You are responsible for the July 2016 rent.  Please understand the Sela's leasing agent and Tina, went above and beyond for you.  Please review your lease which dictates Subletting is not allowed.  The balance on your account was not correct, the NSF check was not your NSF, it was applied to the improper account.  You are currently at a zero balance and the cash payment which was given to Marta is reflected, as well as your security deposit was applied to the remainder month rent of July, 2016.  I am unable to assist you further.  As I will provide a copy of your lease front and back to review for your records.  We apologize for your frustrations, Marta and Sela Investments made every effort to assist you with your lease breaking dilemma.  You did receive a check in the amount of $34.17 which is the balance of the interest from your security deposit.  Sincerely,   Sela Investments

Review: I have informed Overlook Medical Center billing dept. and also sent proof that I have no liability for this claim. They are balance billing me for the portion that was discounted by the insurance company, as per their agreement with the insurance company, I am not liable for the adjustment. My insurance company, Horizon Insurance has contacted them regarding this bill and also confirmed that I have no liability for this claim. Overlook told the insurance company they need to put the bill in review for three weeks. At the lapse of the three weeks, they requested more time from the insurance company, they stated that due a new computer system they cannot correct the account at the present time. I received notice from Accurate Collection Services that my account is now in collections. My wife contacted the insurance company and had a conference call with the insurance company and the collection agency. It is unknown if this will get resolved. Regardless, I don't owe anything to Overlook Hospital and what they are doing is called "balance billing" which is illegal in the state of New Jersey. My account needs to be corrected and any damages from being falsely referred to collections needs to also be corrected.Desired Settlement: Billing adjustment with a letter of apology showing that the account should never have been sent to collections.

I apologize for the time and effort Mr. [redacted] had to utilize in an attempt to resolve this matter. it is the goal of Atlantic Health System to handle all affairs pertaining to our patients in a professional and timely [redacted]er.

After a thorough review of Mr. [redacted]’s account, it has been determined that there is no patient responsibility. The account in question was sent to our collection agency, Accurate Collections on May 1, 2014 in error. Accurate Collections were notified on May 13, 2014 to close and return the account.

Furthermore, please be advised that Atlantic Health Systems do not report to any credit bureaus.

Again, I apologize for any inconvenience this billing matter may have caused.
