we have a big hole under our kitchen sink with feces and a pipe with cold air sticking out we have called them 2months ago to come out and fix it and all they are doing is sending our contractors with nobody doing the job it is in our lease that they fix the repairs within 30days and has not happened as of yet they are giving us the run around and I have an month old and it is very unsafe

Aspect Properties manage my property for more than six years. According to our contract they should transfer the end balance to me every quarter. For a year and a quarter they do not send funds to me although the end balance is over 10,000$ now. For over three month I'm writing to every relevant person in the company and most of my mails are being ignored. On the 30th of June, my property manager [redacted] wrote to me (after a few weeks of mailing each other) "I spoke with accounting and they should be releasing funds for you within a few days". On the 7th and the 10th she wrote that accounting in not available today. On the 17th she wrote that they are not available this week. On the second of August she wrote that "Accounting has processed everything, you need to give it a few days" again! Since that failed to materialize I wrote to the company's president [redacted] ***, the Chief Financial Officer and co-owner Valerie [redacted] and Chief Executive Officer and co-owner [redacted]

Am a tenant with aspect properties also known as Cherry Hill management or companies or real estate I live at crescentwood in Eastpointe, mi and I would like to say that their response to cleaning the basement is horrible I have mildew and feces in the basement as we speak from June to now July 27th and is on goingno one has come out to even clean the basement to snake the basement this make the six call I've made and no one has come out all I keep getting is there looking for a contractor or they're calling a contractor they can't get ahold of a contractor but no one has come out to fix the pipes in the basement that causes the basement to flood I pay $of my rent and I cannot use my washer and dryer because the basement pipe or the sewage drain is right by the washer and dryer that overflows I cannot get into my deep freezer because the other sewer drainage is full of water the whole side is full of water that is not even going down I had to put my deep freezer on bricks so that no damage will be done as far as water getting into the circuit of my deep freezer my first year here my very first year here I would say I wasn't here a week and the basement was full of water they sent someone out to snake the basement and everything was fine I have had this issue with the basement overflowing from December when I moved here or I should say the December of and now I'm a year-and-a-half of me being here I'm still having the same basement issue i've been having it from the time I moved in this house my first yearIn my first year I had no problem when called about the water in the basement they came out they did what they was needed but now they're hesitant spoke with Brett July 27th about the situation he told me that the landlord had moved and had a new number that they just now getting hold of him and he would personally call to see what's us going on no call back in fact no has called back one conversion was I should be hearing from the contractor some time next week I made that call at the beginning of July never happenprior to that phone call I've got numerous people at Cherry Hill real estate Amy, Kirsten Brett and two other ladies saying "we approve or have the approval to do the job we're just waiting on the contractor to come out" "you should have a contractor contacting you some time next week" we have been calling a contractor every day buy they are busy" but its always "we gave the approval from the landlord just wait for the contractor " and I don't want to jump the gun but at least they could send a plumber or somebody out to clean the feces and snake the basement that's all I ask I have still not yet received any help from them about thatThe basement is overflowing now with water, me and my fiance are going in the basement again not tge firt time and clean up the mess from the pipes not working properly aspect or AKA Cherry Hill Real Estate are not good business people and I will not patronize with them again

We leased property for more than yearsWe paid an additional deposit and additional monthly installments for pet feesThe last three years we paid month to month without a signed leaseWe moved out November Aspect sent a final bill in December that included new carpeting, spots in the drive way, cleaning the stove and cleaning the dishwasher fees and other preposterous charges we do not agree withAspect Properties said the owner was not willing to remove cost that we'd already paid for more than years(during this time we've paid more than $130,000)Aspect said they would take it to court but instead sent the disputed charges to collectionsThe items listed on the final bill were not apart of any agreement

I am a landlord for *** *** in Sterling Heights I have employed Aspect Properties and more recently Cherry Hill Real Estate (they reorganized and renamed their company in 2017) for close to years now Since our most recent renter has been begun their lease I have yet to receive my rental deposit from Cherry Hill on time In fact, I have never received my rent deposited in my account without first having to call and ask for it early in the year I did't notice that I hadn;t gotten my rent and the held it for over a month finally depositing two months rent after I called and asked for my money This past May and in June I have called repeatedly without any action In May it took more than five phone calls over the course of a week for them to deposit my money Currently they are hold rental fees that were paid to them more than two weeks ago and the response I often get is a vague and "it has been referred to accounting" They don't let me talk to accounting I have also

My husband and I entered in an agreement with Aspect Properties (now merged with Cherry Hill Real Estate) to rent our home in Ortonville, MI After signing, we asked salesperson to send us a copy of the agreement This was never received We're trusting kind of people, so we counted on a straightforward experience This was not to be Their first error was charging us 9% of our rental amount for their services The agreement was 8% and I had to bring it to their attention to have it adjusted I also brought it to their attention that there were two dogs living in the home when renters indicated zero pets on their application But, tenants will try to slide by with having pets, so we understood how that happened Our strongest dissatisfaction comes from the fact that we were not aware that "owner draws" do not occur if your renter is lateTough luck! You wait another whole month to get your money That's right, Aspect/Cherry Hill holds on to your money (& earn interest...not much on one house, but combined-I'd bet they earn some money.) I appreciate that a company cannot pay out various owner draws daily, but that was NOT made clear to us Oh, we were told we'd get the late fees, but NEVER were told that we could go WITHOUT ANY MONEY for any month tenants are late Don't pay us if they haven't paid, but release OUR money as soon as it clears the bank! Aspect/Cherry HIll get their % fee as soon as tenant pays, we should get our money as soon as it clears the bank When we made it clear, through calm phone calls, emails and yes, heated discussions, that we need the money to pay for the house that is being rented, Aspect/Cherry Hill couldn't care less I don't expect a Hallmark card, but I DO expect MY MONEY, especially when it was NEVER explained to us when we signed up (couldn't check the agreement...we never received a copy despite asking more than once) Transparency and clarity are not NOT part of Aspect Properties/Cherry Hill Real Estate business practice (One month we're told that if renter pays on or after the 15th of any month, we'd get the money the next MONTH The following month the renter paid on the 11th Guess what? If a renter pays on or after the 11th, we get paid the following MONTH Which is it? The 11th or 15th? The agreement does explain that the renter pays a late fee, but I just reread it on the customer portal they set up (Oh, now we are considering providing clarity?) and I can not find, anywhere, that late payments will result in no money for the owner for a month! Had this been made clear when we met with the salesperson, it would have influenced our decision to sign or not sign (Yes, there are risks with tenants--but we thought Aspect Properties was a professional company that was being clear That's what we get for being trusting people.) I will NEVER recommend Aspect Properties/Cherry Hill Real Estate to anyone, friend or foe! (I hope there is a way for potential clients to discover that Aspect Properties is now part of Cherry Hill Real Estate Otherwise, people renting out their HOME will find themselves finding themselves in a similar unsatisfactory experience with this business

in the last 3-years *** *** have been managing my properties in Michigan
at 6/21/I moved all my properties to a new management company (*** Property Management) due to on going dissatisfaction from *** ***
According to our management agreement (standard one) whiten days I should have got all remaining balances from all my accounts at *** ***
We are more then months (!) a way from my termination letter and yet they owe me $17,(!) from rent incomes (spreadsheet attached)
By the way, It took them over months to t***sfer the security deposits to the new management company
I have all statements showing the numbers and I can send it to you if needed
Please let me know what else should I do

Cherry Hill has been collecting rent on houses my wife and I own in Michigan but have not been depositing monies into our IRA's as agreed upon I have not received a payment since June and my wife has never received any monies Have contacted them repeatedly over the last months and have been told they made a mistake and stated that monies were sent When we checked and found they hadn't been received we called again and were told some mix up had occurred and a new checks were being issued This was in February of and we have made several more calls and have yet to receive and monies from them Have been told the money is still with them
