To Whom It May Concern:[redacted] signed a one year contract at [redacted] in May of 2014. Her contract would run from August of 2014 until July of 2015. Upon move in to [redacted] she decided that she was not happy with the size of the apartment. All the...

units in [redacted] are identical in size. She was offered other units but decided she would not move it. [redacted] at this time requested an apartment at another property in Philadelphia that our company also manages, Oxford Village apartments. It was explained to [redacted] and her parents that she would be under contract for two separate apartment complexes and would need to find a sublease for [redacted] in order to be released from that contract. And only then would she be eligible to move in to the other property across town. [redacted] agreed and paid rent for two months at [redacted] until a lease takeover was found for her by the Property Manager. [redacted] was then released from her contract at [redacted] International.Once she moved in to Oxford Village, from November of 2014 until May of 2015 [redacted] has voiced several concerns that four levels of management have tried to resolve for her, primarily that someone in her apartment building is smoking inside. Oxford Village has enforced the no smoking policy in [redacted]’s building, hired professional cleaning of the common areas of the building, contacted UPS because of a parcel delivery she complained she said she missed on a Sunday (and holiday), visited the building within 20 minutes of every complaint to try to locate any person that might be smoking, contracted professional pest control to inspect and treat her building. Management has not been able to verify the presence of smoke odor and has not seen any resident smoking in the building and we do have 5 employees who live in the community. We offered to move [redacted] and her belongings to another building, and even offered to release [redacted] from her contract due to her overall unhappiness. It should be noted that [redacted] has renewed her contract at Oxford Village for another year starting in August 2015 and has declined our multiple offer to terminate that future contract as we have been unable to appease her. If we catch someone Smoking in the building we will address it, but we have not witnessed any such violations.[redacted] has received a response from three separate representatives from Ambling Management stating that she is not eligible for a refund of the rent she paid to [redacted] while she was under contract for a room at that community. She is simply dissatisfied with the responses and keeps contacting our corporate office in hopes of getting a different response.
