I am rejecting this response because: We are being forced out of apartment via 60 day notice with no responses to multiple emails to: [redacted], president.

company in a current competitive market our rents fluctuate daily.  Rent fluctuation is very common for apartment rentals and online marketing isn't necessarily at "real time."  When the client called to inquire about a rental, we explained the current rental rate and informed the client that rents change regularly.   When speaking to a representative the client was never quoted the $925 rate.

took over management and ownership of this community in December 2014.  I can assure you that the staff at Pacific Capital Management take pride in their work and our resident satisfaction.  We have responded to your emails and phone calls in a timely manner. We apologize if the answers we gave are not what you were hoping to hear.  We have no record of you being overcharged per your resident ledger all charges have been in accordance with your lease agreement. In regards to the noise complaints of your neighbor slamming their door, to our knowledge this issue has been addressed and resolved. Our records indicate that you had called in a work order on 12/14/14 for a warped patio door. Per your request an appointment was scheduled on 12/24/14 so that maintenance could inspect the door. At that time a new door was ordered. The new door was picked up and installed on 1/21/15. Our policy is that all service requests are addressed immediately. If we have to order a new part, or in this case, a new door that due to its specific size had to be special ordered, it can take a couple of weeks. Regarding your concern of the marijuana smell, a drug free housing letter was sent to the entire building. We also took your concern very seriously and inspected the units of concern at which point, no such activity could be proven. Lastly, we recommended that you contact local Law Enforcement regarding any illegal drug activity as the documentation is imperative in order for us to determine the source and final resolution in the situation. In regards to transferring apartments, as we informed you previously the same policy holds true for everyone, all applicant as well as transfers must requalify and meet the rental criteria set by Pacific Capital Management.

Review: Living in an apartment complex under this company has been a total nightmare. We have several issues that have been brushed off. There have been emails and phone calls that have gone unanswered or unsatisfactorily dealt with. We have several issues with being overcharged, trying to charge us for things that were not in our lease, noise complaints, a problem with our patio door and taking weeks to replace with no communication, problems with cigarette and pot smoke, etc. They charge an insane amount of rent, and "improve" the outside by installing river rocks. No one gives a hoot about complaints, and says things like "due to your frequent complaints in regards to all sorts of issues" which is COMPLETELY unprofessional. Yes, we have problems. It's in your job description to handle problems as they arise. All I want is peace and quiet, a safe apartment, and a pot smoke free environment. I didn't realize these were substantial requests.Desired Settlement: To switch apartments without being cross examined, and paying yet another security deposit on top of the one we already paid before. We want the same layout for the same price we are paying now. Not unreasonable.

Review: I lived in Summer Hills Apartments, located at [redacted] Dr. Apt [redacted] Ca. XXXXX since 09/03/2005 until 10/31/2013. While I was living there I kept the apartment very clean and a good condition. When I moved out the assistant manager checked the apartment with me and she got really impressed how I kept the apartment but she told me that it will be a charge for cleaning Master bedroom blinds??? I supposed to get my full deposit because of the way that I kept the apartment well maintened after 8 years. I lived in another complex apartment for 8 years and I didn't have to pay anything and I got my full refund. The deposit was $400 and for blind cleaning and carpet cleaning for 2 bedrooms $55?? and for traffic stain $50??. The master bedroom was a little darker where the bed was, the other bedroom was complety clean.Living for 8 years I don't supposed to pay for carpet cleaning o painting. I send a letter, pictures, copy of the move in-move out form to the property manager [redacted] but I just got $265. She called me today explaining me about the charges but I'm not agree. She said I will get back just $25 more for the cleaning blinds. I want my balance of my refund of $100. ThanksDesired Settlement: DesiredSettlementID: Refund

I am the assistant manager at summer hills apartments and I would like to respond to this complaint. During are final inspection walk thru I did inform the resident that the apartment was clean but the blinds were dirty so it would be a half hour cleaning charge of $20 and which later we did agree to refund her the $20. As for the carpet, it was new upon move in and during the move out inspection the resident was told that there would be a carpet cleaning charge because all carpets need to be professionally cleaned and sanitized for the next occupant. All residents have the option to get their carpets professionally cleaned at move out and supply the receipt to the office so it would not be deducted from their deposit. We value our reputation with our residents and feel we were more then fair with these move out charges. We hope you will reevaluate this complaint

Review: I have been looking for an apartment for several weeks. I new unit was posted on the Pacfic Capital Management -[redacted] The cost as of 3/30, and publicly posted on their website, is $925 for a two bedroom apartment.[redacted] Print Two Bedroom Bedrooms: 2 Baths: 1.0 Price: $925 Sq. Ft.: 740 When I called the person on the phone told me the price had increased to $995. Bait and SwitchDesired Settlement: Provide the apartment at 925 AS ADVERTISED
