Everyone pays a lot of attention to details while buying their house and every small detail in this process is very important. If you are looking out for commercially built spaces and good builders, I would suggest you to research up on Sheth Group. One of a very close friend of mine got a residential space for himself and his family at one of a project by Sheth Group. Every detail was carefully looked after by the management which was appreciable.

I bought a flat in the project of Pacifica which I am feeling happy. I would like to give my review on the quality work which I am feel in our home.

I would like to recommend Pacifica projects. I personally own a apartment which I have purchased last year. This flat will easily attract a rental income of around 35,000 per month.

Review: I provided the amount of $[redacted] to Pacifica SD Management for the pupose of a deposit for a rental property loacted at [redacted]. After I was to go for the approval process for the association I was informed by my realtor that that the property is a ** and older community. The property management knew this and never informed me after going there twice to their office to drop off the $[redacted] money order payment and also to sign the documents. The payment was made to them on or around 10/15/14. I have called their ofice several times and kept being told the money will need to be refunded by their corporate office in California,I have asked for the number the the corporate office in california and was not given that information...Bottom line is I'm still in the process of looking for another place and need the $[redacted] for my down payment.They did inform me that it can take 30 days to get my money back! I told them there should be an exception made in this case as this was money was taken in my opinion under false pretences and they are aware the property I intended to rent was and always is a ** and older community and My date of birth was on the application neither myself or my husband are **.Desired Settlement: DesiredSettlementID: Refund

The property management is very unprofessional and unethical. They have no problem with violating California Civil Codes that regulate landlord/tenant relations. They do illegal and inappropriate things frequently with no concern about how many tenants are negatively impacted by their negligent behavior. There was a horrible flood here on 12/3/2014 that damaged more than 20 apartments. There was 2 to 4 feet of water that completely saturated every square inch of flooring in my apartment. I have been unable to live in my apartment since that night of December 3, 2014. The place was totally uninhabitable, with significant damage to the flooring, walls and my personal property. There was black mold growing on the walls that smells terrible and is a serious health hazard. It has caused major hardship for me and the other tenants that have had to move out very suddenly and pay for a new place to live, hiring movers and storage. THE WORST PART IS THE PROPERTY MANAGERS REFUSE TO DISCUSS THE SITUATION WITH ME OR THE OTHER TENANTS!! They would NOT return phone calls at the local property management office and the corporate office refuses to return calls. I have spoken with many of the tenants and they have all told me that no one in property management will talk to them or offer any assistance or explanation of what they plan to do about it. Some people are trying to live in a gutted out, uninhabitable apartment with mold on the walls, flooring stripped to the concrete, all cabinets and appliances ripped out away from the walls so that damaged drywall could be cut out; because they cannot afford to pay for another place to live. The property managers are NOT offering to relocate tenants to a livable apartment and have not offered help to pay for housing tenants in temporary housing.

It wasn’t until I sent a legal demand letter citing which civil codes they were violating, did they contact me. They were very aggressive in their tone in bullying with a “this is all we are willing to do; so take it or leave it “. Martin Estrada the regional manager of Pacifica SD Management (the property management firm for Rollingwood Commons apartment rentals) called only after I sent a demand letter. Martin Estrada the property manager said that either I sign a 3 page legal release of liability form signing away all my rights within 2 hours to possibly get some of the money they owe me or I would have to contact an attorney and sue them for the money they owe me! The regional manager takes pride in being a mean bully and agrees that he is mean when this is pointed out. He took a package that was shipped to me as a Christmas gift that I had been looking for and he threatened to ship it back to sender, while trying to bully me into signing away my legal rights to sue them for their liability in how they handled the flood damage. I now have to consider taking time off work to take them to court to get the money they owe me.
