Per the staff at the on-site management office at Cottonwood Canyon, the last correspondence we have on file from Mr*** is August related to a non-compliance letter that he received on his property that ended up getting resolved. We are not aware of any issues with clerical fees
billed in error therefore would need specifics if there is still an outstanding issue The last fee we see is that a late fee was charged to his account in 9/and subsequently waived by the Board of Directors in 10/2014. With respect to the neighbor’s RV, according to the Association’s rules, RVs may be parked in the community for up to days in any day period Mr***’s statement of the 48-hour rule for RVs is somewhat correct; RVs are allowed hours for loading and another hours for unloading, in a 7-day period The Association’s patrol company logs RVs daily; if the vehicle is parked in the same place for more than of days each week, a non-compliance letter will be sent to the property owner.A review of the patrol logs for the month of June indicate that the RV was noted 6/5, 6/6, and 6/7, then again on 6/16, which is not a violation of the rules. On 7/14, our office received an email from the owner of the RV acknowledging that he has had the RV on the property more than he intended in the last month and letting us know that he is working to get it back in storage. On 7/29, an increased frequency of the RV parking was noted to increase to constitute the point of constituting a violation; a violation was opened and a courtesy letter was sent in accordance with the Association’s enforcement policy.On 8/9, the homeowner emailed the management office to report that the RV has been put away in storageNo additional observations have been logged since that time. *** ***, the on-site General Manager of the homeowners association will send a letter to Mr*** explaining this, as he requested Unfortunately, Action Property Management does not have the authority to refund Mr***’s assessments as those are paid directly to the homeowners association, not Action, and cover many expenses such as maintenance, repairs, patrol service, utilities, insurance, administrative costs, etc Should Mr*** wish to pursue a refund of assessments, he would have to submit a written request which will be presented to the homeowners association Board of Directors.I hope this addresses the concerns raised in Mr***’s complaint Please contact me if any further information is required
